Since moving into her Dublin home two and a half years ago, Nancy Sanford has been peeling off the decades—quite literally. Built in the 1980s, the home was “very well-maintained, but very little had been done to it” in terms of updating the finishes or style, Sanford says. Plush white carpet ran from wall-to-wall-to-wall, almond-colored laminate coated the kitchen cabinets and wallpaper ran rampant—even covering some ceilings. Despite her efforts, Sanford knew it was going to take more than cosmetic editing to shake the ‘80s and make the home her own. Although she lives in the traditional-leaning Muirfield community, Sanford adores a minimalist, contemporary style—and admits to devouring design magazines “ad nauseam.” To implement her thoroughly modern vision, Sanford turned to Brigid Norton, an interior designer and family friend, and Kristi Youles, a kitchen designer with The JAE Company. Working together, the trio created a carefully considered contemporary design that’s easy on the eyes, and the body. In addition to improving the flow of the kitchen—by removing a V-shaped peninsula that angled out into the room—and adding appliances like a stainless steel refrigerator, Sanford’s short list of must-haves included clean, uncluttered lines and no wall cabinets over the countertops. “I’ve found as I’ve aged, I’ve gotten shorter and just don’t use the upper cabinets,” Sanford explains. Easy-access, smooth-slide drawers with clean slab fronts were the answer—resulting in strong visual lines, an open, airy feel and enhanced ergonomics. Starting with a “needs assessment,” Youles and Norton designed the space quite literally around Nancy. By looking at factors such as her height and which items she uses most frequently, they were able to determine the optimum placement for everything from canned goods in the pantry to cutlery, pans and plates in the customized drawers, all of which helped to achieve the ultimate kitchen organization. But there’s more to the kitchen cabinets smooth façade than clean-lined storage. Walnut drawer fronts—found on the oven and the base of the island—are book-matched, allowing the grain to continue from drawer to drawer. And even in spaces where drawers weren’t feasible, beneath the sink and in a desk area, the designers continued the look with cabinet doors crafted to resemble drawers. The visual continuity of these lines might not be as impactful if it weren’t for the careful selection of contrasting finishes. The designers filled the space with pure, glossy white—using a specific type of quartz, White Cliff by Cambria, to accent the bold rectangular design of the island. Then, to break up the expanse of accompanying white painted drawers, walnut was selected to bring the contrasting warmth and grain of wood without red undertones. It is commonly found in modern furniture design, as well as current productions of mid-century designs like the iconic Eames Lounge Chair from Herman Miller, Youles says.

The client’s request was quite common - a typical 2800 sf builder home with 3 bedrooms, 2 baths, living space, and den. However, their desire was for this to be “anything but common.” The result is an innovative update on the production home for the modern era, and serves as a direct counterpoint to the neighborhood and its more conventional suburban housing stock, which focus views to the backyard and seeks to nullify the unique qualities and challenges of topography and the natural environment. The Terraced House cautiously steps down the site’s steep topography, resulting in a more nuanced approach to site development than cutting and filling that is so common in the builder homes of the area. The compact house opens up in very focused views that capture the natural wooded setting, while masking the sounds and views of the directly adjacent roadway. The main living spaces face this major roadway, effectively flipping the typical orientation of a suburban home, and the main entrance pulls visitors up to the second floor and halfway through the site, providing a sense of procession and privacy absent in the typical suburban home. Clad in a custom rain screen that reflects the wood of the surrounding landscape - while providing a glimpse into the interior tones that are used. The stepping “wood boxes” rest on a series of concrete walls that organize the site, retain the earth, and - in conjunction with the wood veneer panels - provide a subtle organic texture to the composition. The interior spaces wrap around an interior knuckle that houses public zones and vertical circulation - allowing more private spaces to exist at the edges of the building. The windows get larger and more frequent as they ascend the building, culminating in the upstairs bedrooms that occupy the site like a tree house - giving views in all directions. The Terraced House imports urban qualities to the suburban neighborhood and seeks to elevate the typical approach to production home construction, while being more in tune with modern family living patterns. This backyard for a townhouse in Manhattan’s West Village is made for entertaining and relaxation! Our re-design of the space included artificial turf to replace a failing lawn, updated plantings, overhead string lighting, and new lawn furniture. The existing plantings of boxwoods and birch trees, while healthy, were a little bland and boring looking, so we spiced up the plantings by adding more color, texture, and variety to the space. Our design plans included purple heuchera, gold hakone grass, creeping Jenny, rhododendrons, and a coral-bark maple tree. We picked a high-end, eco-friendly (petroleum free) artificial turf that looks exactly like real grass and is maintenance-free. To accomplish this, the dining room was relocated to the old living room, where a load-bearing wall adjacent to the kitchen was moved and a large breathtaking entryway was created. To deliver this wish list, we removed most of the interior walls on the main floor, upgraded the kitchen, and added a large sliding glass door across the back wall. We also built a new wall separating the entrance and living room, and built in a custom bench seat and storage area. Upstairs, we expanded one room to create a dedicated laundry room and created a larger 2nd floor bathroom. In the master bedroom we installed a wall of closets. Finally we updated all electrical and plumbing, painted and installed new flooring throughout the house.

They also requested relocating the pantry from under the stairs and longed for a ventilation system that would vent the cooking smells outdoors rather than throughout the inside of the house. Our design involved removing a portion of wall between the kitchen and living room. This one change made it feel larger, more open and bright. It also connected the kitchen to the living room and allowed the two spaces to flow freely into one another. This new open area allowed us to extend the granite countertop to create a peninsula/bar that provides additional seating. To improve the existing lighting plan, we added new LED recessed lights, under-cabinet lighting, and pendant lighting over the peninsula. The selections were integral in making the kitchen feel lighter and larger. Our clients chose maple cabinetry with an oak stained tumbleweed finish paired with creamy granite countertops, and a pearl tumbled travertine backsplash. A few standout features include a set of floating shelves, concrete farmhouse sink, and mercury glass pendant lights. These homeowners came to us seeking a kitchen remodel that would deliver an updated look and increase the kitchen’s overall functionality. They had a clear vision of what they wanted, and we loved working with them to make the transformation a reality. A change that instantly made the kitchen feel more contemporary was bringing the cabinets up to the ceiling. We chose a tranquil gray for the island cabinetry to add depth to the overall white aesthetic and classic shaker cabinets. A white backsplash tile and some glass front cabinets make the space feel even lighter and brighter. The countertop is a sophisticated white quartz with gray veining. One complaint the owner had about their original kitchen was the lack of storage space for pots and pans. To address this, we incorporated large, heavy-duty drawers on either side of the cooktop. This is the optimal placement for usage and easily brings all the cookware into view, rather than being lost in a deep cabinet. One handy feature they now enjoy is a custom charging drawer at the end of the island which provides easy access to frequently used electronics without cluttering the countertop. Below the drawer is open shelving that adds charming visual interest and provides the ideal spot to store cookbooks. Even without drastic layout changes, the transformation is stunning! The contrast between the light cabinets and the hardwood floor is eye-catching without being overly dramatic and the simple hardware and fixtures give it a fresh look. The homeowners, residing in a 1990s home, sought to update their primary bathroom to create a fresh, open space that still felt warm and cozy. The existing layout presented several challenges, including an undesirable first view of the toilet as you entered the room. They also wanted to reconfigure the tub and enlarge the shower for a more functional and luxurious experience. Additionally, the current vanity placement caused problems, as the door would frequently collide with someone using the sink. We rotated the tub 90 degrees to allow for more openness and room for the new toilet location. We changed the built in standard size tub to a deep freestanding tub with waterfall filler. The vanity was moved away from the entrance, helping with the flow in and out of the room. We also built a dedicated space for seating, along with convenient niches for shampoo and soap.
