Wow! Curb Appeal! Many clients come to me to express how their front yard landscape lacks curb appeal, color, interest, and is just not welcoming. The first recommendation I make is to add a more inviting and functional walkway to their front door. Most sidewalks are off the driveway and difficult to navigate when cars are parked there. The next is to add colorful, albeit low maintenance, and flowering plant material. This 5,200-square foot modern farmhouse is located on Manhattan Beach’s Fourth Street, which leads directly to the ocean. A raw stone facade and custom-built Dutch front-door greets guests, and customized millwork can be found throughout the home. The exposed beams, wooden furnishings, rustic-chic lighting, and soothing palette are inspired by Scandinavian farmhouses and breezy coastal living. The home’s understated elegance privileges comfort and vertical space. To this end, the 5-bed, 7-bath (counting halves) home has a 4-stop elevator and a basement theater with tiered seating and 13-foot ceilings. A third story porch is separated from the upstairs living area by a glass wall that disappears as desired, and its stone fireplace ensures that this panoramic ocean view can be enjoyed year-round. This house is full of gorgeous materials, including a kitchen backsplash of Calacatta marble, mined from the Apuan mountains of Italy, and countertops of polished porcelain. The curved antique French limestone fireplace in the living room is a true statement piece, and the basement includes a temperature-controlled glass room-within-a-room for an aesthetic but functional take on wine storage. The takeaway? Efficiency and beauty are two sides of the same coin.

Your front yard is the first experience guests have with your home. By adding tall, visually interesting trees, clean, modern shrubbery, and a seating area, we made this space comforting and inviting while matching the stunning architecture of the home.

This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place. HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde. YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage. OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet. Karen transformed her front yard with 100% drought-tolerant landscaping, using water-wise plants and a wide variety of natural stone materials. Cobble, rubble, pebble, flagstone and crushed rock were combined to create a dry streambed that adds a fluid movement to the yard. A basalt fountain water feature was positioned near the entry. Since Karen’s home is part of a Homeowner’s Association, speed was essential to the project. She hired Laura Eubanks of Design for Serenity to facilitate the quick turnaround, completing the project in just 5 days. Design for Serenity designed and installed the beautiful landscaping and succulent tapestries, while Karen herself selected the stone. Karen thinks of landscape rock as a form of art, considering it to be one of the most important elements in her project. She spent several hours with Laura’s team selecting the perfect boulders and materials from our Fallbrook yard. Her hard work paid off: Karen’s guests and HOA neighbors all raved about the impact of natural stone in this total yard transformation.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home. It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard. All exterior walls of the home were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area. Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight. The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look. Inside, custom woodwork, crown molding, custom glass cabinets and interior pillars carry the design. Upon entering the space, visitors face a large partition that separates the living area from a gourmet Arts & Crafts kitchen and dining room. The home’s signature space, the kitchen offers contrasting dark and light cherry cabinets. Wide plank hard wood floors, exotic granite counters and stainless steel professional-grade appliances make this a kitchen fit for any chef.

Seamless Construction Inc has recently completed this remodeling project in Mission Viejo, where we renovated the backyard, front yard, driveway, and sides of the property. We used the Melville Plank Pavers by Belgard, specifically choosing the elegant Victorian color and we installed 3,000 sqft of Sod, creating a vibrant and fresh landscape. We also installed around 750 sqft of pavers in the driveway, 1,800 sqft of pavers in the side yard and backyard areas. To maintain a cohesive look for the surrounding planter wall, we used the Diamond 9D stone in the Victorian color, the same color we used for the Melville Plank Pavers, from @belgardoutdoorliving and we incorporated a Charcoal bullnose cap on the top, providing a striking contrast. Additionally, we designed and constructed a beautiful walkway, seamlessly connecting the driveway, front yard, and backyard. We also built a wooden balcony where the team chose pressure-treated wood renowned for its resilience against outdoor elements. A high-quality primer and paint was applied, resulting in a visually appealing and inviting space. In regard to the outdoor kitchen, we ensured that it seamlessly blended with the existing house by finishing it with Stucco. For the countertop of the outdoor kitchen, we selected Dekton, a superior material for outdoor applications. Dekton offers the beauty of quartz or porcelain while providing exceptional durability and resilience. It combines the best features of both materials, resulting in a countertop that not only exudes elegance but is also highly practical for outdoor use. As the focal point, our team designed and built a stunning fire pit from Angelus Gray stonewall with a Charcoal bullnose cap, accompanied by a comfortable seating area behind it. This residence is a renovation of a traditional landscape into a contemporary garden. Custom contemporary steel planters complement the steel detailing on the home and offer an opportunity to highlight unique native plant species. A large front yard living space offers easy socialization with this active neighborhood. The spectacular salvaged 15ft Organ Pipe Cactus grabs your eye as you enter the residence and anchors the contemporary garden. The back terrace has been designed to create inviting entertainment areas that overlook the golf course as well as protected private dining areas. A large family gathering spot is nestled between the pool and centered around the concrete fire pit. The relaxing spa has a negative edge that falls as a focal point towards the master bedroom. A secluded private dining area off of the kitchen incorporates a steel louver wall that can be opened and closed providing both privacy from adjacent neighbors and protection from the wind.
