Our clients purchased this 1950 ranch style cottage knowing it needed to be updated. They fell in love with the location, being within walking distance to White Rock Lake. They wanted to redesign the layout of the house to improve the flow and function of the spaces while maintaining a cozy feel. They wanted to explore the idea of opening up the kitchen and possibly even relocating it. A laundry room and mudroom space needed to be added to that space, as well. Both bathrooms needed a complete update and they wanted to enlarge the master bath if possible, to have a double vanity and more efficient storage. With two small boys and one on the way, they ideally wanted to add a 3rd bedroom to the house within the existing footprint but were open to possibly designing an addition, if that wasn’t possible.
In the end, we gave them everything they wanted, without having to put an addition on to the home. They absolutely love the openness of their new kitchen and living spaces and we even added a small bar! They have their much-needed laundry room and mudroom off the back patio, so their “drop zone” is out of the way. We were able to add storage and double vanity to the master bathroom by enclosing what used to be a coat closet near the entryway and using that sq. ft. in the bathroom. The functionality of this house has completely changed and has definitely changed the lives of our clients for the better!

APLD 2021 Silver Award Winning Landscape Design. Galvanized troughs used for vegetables in the side yard. An expansive back yard landscape with several mature oak trees and a stunning Golden Locust tree has been transformed into a welcoming outdoor retreat. The renovations include a wraparound deck, an expansive travertine natural stone patio, stairways and pathways along with concrete retaining walls and column accents with dramatic planters. The pathways meander throughout the landscape... some with travertine stepping stones and gravel and those below the majestic oaks left natural with fallen leaves. Raised vegetable beds and fruit trees occupy some of the sunniest areas of the landscape. A variety of low-water and low-maintenance plants for both sunny and shady areas include several succulents, grasses, CA natives and other site-appropriate Mediterranean plants complimented by a variety of boulders. While this new home had an architecturally striking exterior, the home’s interior fell short in terms of true functionality and overall style. The most critical element in this renovation was the kitchen and dining area, which needed careful attention to bring it to the level that suited the home and the homeowners.
As a graduate of Culinary Institute of America, our client wanted a kitchen that “feels like a restaurant, with the warmth of a home kitchen,” where guests can gather over great food, great wine, and truly feel comfortable in the open concept home. Although it follows a typical chef’s galley layout, the unique design solutions and unusual materials set it apart from the typical kitchen design.
Polished countertops, laminated and stainless cabinets fronts, and professional appliances are complemented by the introduction of wood, glass, and blackened metal – materials introduced in the overall design of the house. Unique features include a wall clad in walnut for dangling heavy pots and utensils; a floating, sculptural walnut countertop piece housing an herb garden; an open pantry that serves as a coffee bar and wine station; and a hanging chalkboard that hides a water heater closet and features different coffee offerings available to guests.
The dining area addition, enclosed by windows, continues to vivify the organic elements and brings in ample natural light, enhancing the darker finishes and creating additional warmth.

Down-to-studs remodel and second floor addition. The original house was a simple plain ranch house with a layout that didn’t function well for the family. We changed the house to a contemporary Mediterranean with an eclectic mix of details. Space was limited by City Planning requirements so an important aspect of the design was to optimize every bit of space, both inside and outside. The living space extends out to functional places in the back and front yards: a private shaded back yard and a sunny seating area in the front yard off the kitchen where neighbors can easily mingle with the family. A Japanese bath off the master bedroom upstairs overlooks a private roof deck which is screened from neighbors’ views by a trellis with plants growing from planter boxes and with lanterns hanging from a trellis above.
