This outdoor media room and kitchen had to meet the needs of a Houston family needing kid space and adult space. The kids wanted an outdoor audio visual area watch TV and movies. The grownups wanted an outdoor kitchen, bar and grilling area where they could enjoy themselves while watching the kids. And they all wanted a covered patio with places to sit between dips in the pool. However, the family had very limited space between the back of their house and their pool, and no room for anything in either of the side yards: Stringent homeowner association rules also required that any home modifications match the existing home's architecture, color and finishing materials. The pitch of the roof also had to be such that it didn't overlap the bottom of the second-story windows above. So here's what we came up with: A 40-foot-long by 11-foot- deep roof extension off the back of the house (longer than most, but with good engineering specs and design work, we were able to preserve the structural integrity): At one end of the covered patio below is a 12-foot by 8-foot outdoor living room with a custom audio-visual cabinet. At the other is an L-shaped, 8-foot-square outdoor kitchen island with a built-in commercial-grade RCS grill, a 4-by-8-foot outdoor refrigerator and a outdoor icemaker. Keeping in line with the existing home's beige siding, white trim and brown accent façade, we helped the homeowner choose appropriate finishing materials: Austin Western limestone (mostly white with beige accents) for the TV cabinet, kitchen island and column supports; Old English travertine (beige) for the countertops) and white, fluted columns. The Old English travertine countertop has a raised back for a bar with counter seating. The diamond-pattern tile backsplash also features inset fleur de lis accents. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation. This outdoor media room and kitchen had to meet the needs of a Houston family needing kid space and adult space. The kids wanted an outdoor audio visual area watch TV and movies. The grownups wanted an outdoor kitchen, bar and grilling area where they could enjoy themselves while watching the kids. And they all wanted a covered patio with places to sit between dips in the pool. However, the family had very limited space between the back of their house and their pool, and no room for anything in either of the side yards: Stringent homeowner association rules also required that any home modifications match the existing home's architecture, color and finishing materials. The pitch of the roof also had to be such that it didn't overlap the bottom of the second-story windows above. So here's what we came up with: A 40-foot-long by 11-foot- deep roof extension off the back of the house (longer than most, but with good engineering specs and design work, we were able to preserve the structural integrity): At one end of the covered patio below is a 12-foot by 8-foot outdoor living room with a custom audio-visual cabinet. At the other is an L-shaped, 8-foot-square outdoor kitchen island with a built-in commercial-grade RCS grill, a 4-by-8-foot outdoor refrigerator and a outdoor icemaker. Keeping in line with the existing home's beige siding, white trim and brown accent façade, we helped the homeowner choose appropriate finishing materials: Austin Western limestone (mostly white with beige accents) for the TV cabinet, kitchen island and column supports; Old English travertine (beige) for the countertops) and white, fluted columns. The Old English travertine countertop has a raised back for a bar with counter seating. The diamond-pattern tile backsplash also features inset fleur de lis accents. The family is more than pleased with the results - two outdoor rooms with two different functions - all within the same covered outdoor living space!

A classic Seattle craftsman home is reimagined and restored. We cherished the opportunity to help a young couple in Seattle develop a materials, fixtures and lighting package for their beloved home remodel. The master bathroom is layered with a mix of white and black marble hex mosaic floor tile, classic white offset brick pattern subway wall tile, and beautifully crafted wood wainscoting. Kohler's Artifacts plumbing trim collection brings fresh vintage style to the vanity and shower. An easy to care for quartz counter and backsplash adds a bright contrast to the a gorgeous providence blue custom vanity. The powder room which doubles as a guest bathroom is dressed in Pratt and Larson's ceramic mosaic floor tile and paired with a space saving pedestal sink by American Standard. Wall niches lined with white quartz are incorporated into both showers creating a dedicated place to store bathing amenities. The checkboard cork floor in the kitchen adds a FUN pop of personality. Custom mudroom cubbies and a built in eating nook were beautifully crafted and finished in a crisp white paint. Light fixtures by Rejuvenation bathe the room in beautiful period appropriate light. Clever storage hides small appliances and a stand mixer. This project was a labor of love for he homeowners who took an active part in the process and a joy for our team to be involved in! Through thoughtful massing and strategic orientation, the home is able to open toward the golf course while shielding key living areas from neighboring properties, resulting in a balance of privacy, light, and uninterrupted views. The architectural composition is defined by two soaring gabled structures connected through a recessed central entry, establishing a bold visual identity while maintaining clean, minimalist lines. A significant challenge in the design process was balancing the large-scale modern forms with a sense of warmth and livability. Through the use of natural wood accents, expansive glazing, and carefully proportioned massing, the home achieves a refined balance between contemporary minimalism and inviting residential comfort. Dark exterior cladding contrasts beautifully against warm materials and the surrounding landscape, allowing the structure to feel sophisticated without appearing cold or overpowering. As occupants move through the home, subtle level changes and transitional stair sequences create a dynamic spatial experience that guides movement between the public and private zones of the residence. This layered circulation approach enhances the architectural character of the interior while creating moments of progression, discovery, and connection between spaces. Do not be deceived by the thin wires; we use taut, aircraft-strength cables that keep the chandelier stable, secure and safe.

Cohesively updating and modernizing this home built in the 1990s were the goal in this remodel. Several elements throughout the house like the traditional golden oak original stair railing in the main entry were too colonial for the homeowner as their taste was trending more modern. The golden oak used on trim, fireplace mantle, and baseboards trapped this home in a time warp. The original Kitchen had cabinetry with a traditional door style, painted cabinets, and laminate countertops which also caused it to look dated. The clients expressed a desire to integrate more modern elements into their home in a cost effective way without having to rip everything down to the studs. Our design/build team proposed and executed many elegant cost effective design solutions that involved changing paint, cabinetry, finishes, and fixtures to achieve the desired modern feeling throughout the home. The Kitchen was completely remodeled. The traditional cabinetry was replaced by new frameless Décor cabinets with slab doors and drawers in a beautiful exotic walnut veneer with horizontal graining and soft closing hardware. To enhance the existing structure functionally the built in desk space in the Kitchen was removed and replaced by pantry cabinetry creating improved storage and flow in the new kitchen. The new large Cherry island, also by Décor, was finished in a dark charcoal stain and topped with a solid surface Cambria quartz countertop in Kingston which features a modern mix of black, white and olive tones. For the perimeter countertops Cambria Oakhampton was selected for its complimentary sleek dark chocolate color. Innovative use of materials was demonstrated by cutting linear strips of a pre-sheeted horizontal grey glass mosaic tile, staggering it, and running it vertically instead of horizontally on the backsplash. White Kitchen appliances were traded out for a more contemporary stainless steel. The small original fireplace with oak mantle and brass trim seemed out of scale on the immense 2 story Living Room wall it inhabited. Superior craftsmanship was demonstrated by removing the original fireplace surround and replacing with a new larger fireplace surround which was tiled with a 6” x 20” warm taupe stone in a running bond patterned tile installed in a minimal horizontal stack bond pattern. The brass trim on the original firebox was updated with heat resistant high temperature paint in a bronze color. Slabs of Indiana Limestone were installed at the hearth and atop the firebox to create interest and texture. New Décor charcoal stained cabinets for media storage and large floating shelves were integrated into the new fireplace surround design creating an interesting asymmetrical scale appropriate hearth and TV area for the room. New modern satin nickel ceiling fan, bronze wall sconces, and grey textured carpeting were selected for the Living Room to compliment the new tile and woodwork of the fireplace surround. A 1929 urban Bungalow well preserved save for the kitchen. The kitchen had been twice remodeled – most recently in the 1970’s by previous homeowners. Our clients wished to restore the original Craftsman-era charm to their kitchen (which adjoined the dining room and was visible from the front entry). At the same time, our clients were looking to increase the functionality of the kitchen space and create additional seating for frequent dinner guests. Our clients’ tight budget restricted the finish pallet to rather simple options, but that simplicity became the project’s strength. Custom cabinets (using FSC-certified maple) were designed with simple flat panel doors and fabricated using dove-tail joinery as was typical of Bungalow cabinetry. Red oak, stained to match the home’s original millwork was used to construct the cabinet lowers and a new bench to create continuity with the remainder of the home. Carrara marble, authentic to the 1920s period, was used to aesthetically brighten the space. Cabinet uppers were enameled in a historically appropriate cream hue to compliment the countertop stone. The backsplash tile was selected to pay tribute to the home’s original 1929 wall color – found beneath several layers of wallpaper during demolition. Walls were painted a bold, but historically, accurate, copper color (a perfect compliment the red oak cabinetry and trim). Lighting issues in this north-facing kitchen were addressed using hidden over-cabinet lights, task-specific under-cabinet lighting, sink cans and several period fixtures – hand fashioned by a local artisan specializing in historic reproductions to complete the bungalow look and honor the Arts-n-Crafts practice of using local craftsman. Simple and practical…in budget and in period. To solve the seating issue, a new bench (with storage below) was custom built to span the 12’ dining room wall – allowing plenty of room for family and guests alike during dinner. The larger kitchen approach provided room for a new serve-through with counter seating where snacks, homework, and spill-over food prep can occur. No new square footage… six new seats! To solve storage needs, the base cabinets in the kitchen were designed 3” deeper than standard 24” box cabinets and a new 28” deep pantry added allowing some of the wasted space at the center of this square kitchen to be used more efficiently. A tall backsplash capped with a 4” ledge provides a place for all of the inevitable items that clutter valuable counter real estate (cooking timers, seasoning jars, etc …) Specialized, task-specific storage - the highlight of Bungalow kitchens - was incorporated throughout: 1) An angled cabinet, built to accommodate an awkward side door location, now holds a trash can, tin-lined recycling bins, and a knife drawer; 2) A difficult deep corner necessitated by the 28” deep fridge gave rise to open cookbook shelves, an appliance cubby and narrow, and a deep pantry with full-extension roll-out trays; 3) An open pot & pan rack, built-in wall spice cabinet, kid-height microwave (a special request from our clients), customized cell-phone/electronics storage, built-in chalk board message center, and new rear entry coat/backpack storage with cork board complete the net storage gain. No new square footage … lots of new, innovative, high-functioning storage.

We recently enjoyed the opportunity to remodel three floors of a nineteenth-century Cambridge home with our project partners, architect Tom Downer and designer Jayme Kennerknecht/LDa Architects. . • The owners – a family of four that includes both a teenager and a toddler - wanted a house better suited to entertaining but also appropriate for family together time. Specific improvements on their wish list included a playroom that could handle differing family needs, a custom bar for entertaining, a new fireplace, and an inviting kitchen that would remain distinct but be better connected to adjoining rooms. • Adding a fireplace to the living room involved rebuilding the entire back wall of the home. The fireplace mantel was custom designed to match an existing mantel in the nearby dining room, which is original to the home. • In the playroom, care was taken to create zones for three members of the family: The mother enjoys crafting and now has a station directly below existing skylights, the teenager has a semi-private nook at the back of the space for relaxing, and the youngest in the family can enjoy toys and games placed along one wall alongside a rug for playing on the floor. On the same level, we created a separate guest bedroom with a new closet and a window designed to match other windows throughout the home. • The kitchen is fully upgraded and custom designed to accommodate the mother’s cooking habits, with specific elements including a farmer’s sink in the island and a stainless steel counter with an integrated sink for food preparation placed behind it on the counter. To improve storage in the much-used room, corner drawer units were installed instead of lazy Susan cabinets. Also, the homeowners were not interested in an open floor plan, but did want to improve access to the living room and yard beyond. This was achieved by expanding the opening between the two rooms allowing the cook to engage with family and guests and have a clear view when children are playing in the yard. An Arts & Crafts Bungalow is one of my favorite styles of homes. We have quite a few of them in our Stockton Mid-Town area. And when C&L called us to help them remodel their 1923 American Bungalow, I was beyond thrilled. As per usual, when we get a new inquiry, we quickly Google the project location while we are talking to you on the phone. My excitement escalated when I saw the Google Earth Image of the sweet Sage Green bungalow in Mid-Town Stockton. "Yes, we would be interested in working with you," I said trying to keep my cool. But what made it even better was meeting C&L and touring their home, because they are the nicest young couple, eager to make their home period perfect. Unfortunately, it had been slightly molested by some bad house-flippers, and we needed to bring the bathroom back to it "roots." We knew we had to banish the hideous brown tile and cheap vanity quickly. But C&L complained about the condensation problems and the constant fight with mold. This immediately told me that improper remodeling had occurred and we needed to remedy that right away. The Before: Frustrations with a Botched Remodel The bathroom needed to be brought back to period appropriate design with all the functionality of a modern bathroom. We thought of things like marble countertop, white mosaic floor tiles, white subway tile, board and batten molding, and of course a fabulous wallpaper. This small (and only) bathroom on a tight budget required a little bit of design sleuthing to figure out how we could get the proper look and feel. Our goal was to determine where to splurge and where to economize and how to complete the remodel as quickly as possible because C&L would have to move out while construction was going on. The Process: Hard Work to Remedy Design and Function During our initial design study, (which included 2 hours in the owners’ home), we noticed framed images of William Morris Arts and Crafts textile patterns and knew this would be our design inspiration. We presented C&L with three options and they quickly selected the Pimpernel Design Concept. We had originally selected the Black and Olive colors with a black vanity, mirror, and black and white floor tile. C&L liked it but weren’t quite sure about the black, We went back to the drawing board and decided the William & Co Pimpernel Wallpaper in Bayleaf and Manilla color with a softer gray painted vanity and mirror and white floor tile was more to their liking. After the Design Concept was approved, we went to work securing the building permit, procuring all the elements, and scheduling our trusted tradesmen to perform the work. We did uncover some shoddy work by the flippers such as live electrical wires hidden behind the wall, plumbing venting cut-off and buried in the walls (hence the constant dampness), the tub barely balancing on two fence boards across the floor joist, and no insulation on the exterior wall. All of the previous blunders were fixed and the bathroom put back to its previous glory. We could feel the house thanking us for making it pretty again. The After Reveal: Cohesive Design Decisions We selected a simple white subway tile for the tub/shower. This is always classic and in keeping with the style of the house. We selected a pre-fab vanity and mirror, but they look rich with the quartz countertop. There is much more storage in this small vanity than you would think. The Transformation: A Period Perfect Refresh We began the remodel just as the pandemic reared and stay-in-place orders went into effect. As C&L were already moved out and living with relatives, we got the go-ahead from city officials to get the work done (after all, how can you shelter in place without a bathroom?). All our tradesmen were scheduled to work so that only one crew was on the job site at a time. We stayed on the original schedule with only a one week delay. The end result is the sweetest little bathroom I've ever seen (and I can't wait to start work on C&L's kitchen next). Thank you for joining me in this project transformation.
