Home design - transitional home design idea in San Francisco

Our client in Plymouth had a low spot in their yard that was causing water to seep into their basement. In working with one of our designers, we came up with a solution to address the water by running out the downspouts into the yard. The increasing the height of the area with pitching the water properly away from the home. To make sure that water would not be a problem in the future. We created a dry creek bed with a french drain to capture any water running off the rest of the yard or new hardscape and channel it quickly away from the home. Now the area is high and dry creating the perfect place to catch some sun on a nice day.
Landforms Inc.

Our client came to us with three primary requests: she wanted the "French Provincial" kitchen of her dreams with lots of storage, an increase in natural light, and seating for about 8 people to accommodate future cooking classes she plans to host.

Winner of the 2018 Tour of Homes Best Remodel, this whole house re-design of a 1963 Bennet & Johnson mid-century raised ranch home is a beautiful example of the magic we can weave through the application of more sustainable modern design principles to existing spaces.

- added clerestory windows above the new kitchen to accentuate the new vaulted ceiling line and create a greater visual continuation of indoor to outdoor space
- drastically increased the access to natural light by increasing window sizes and opening up the floor plan
- placed natural wood elements throughout to provide a calming palette and cohesive Pacific Northwest feel
- incorporated Universal Design principles to make the home Aging In Place ready with wide hallways and accessible spaces, including single-floor living if needed

The ever increasing screen size of today’s modern sleek TV’s offer very exciting visual opportunities. When choosing an entertainment system for it, functionality should be a key ingredient.
Functionality becomes the issue as soon as you start to connect the TV to the cable box, DVD player, amplifier, surround sound speakers and subwoofers…and any of the other numerous components, including computers and gaming devices. Beyond the initial hook up, there will likely be future needs for components to be upgraded or replaced. A properly designed media entertainment center can make this not only easier but also make a statement as an artful furniture addition to the living room, man Cave or bedroom.

The new siding, roofing, entry, mudroom, trim etc. are on; just needs to be painted.
This neglected farmhouse has found a new family. Together we will undo the exterior muddling of the past, restore the interior spaces and create an amazing home for future generations to enjoy. As part of the process, we are improving the function, durability, energy efficiency and appearance of this home. We are converting a screen porch into a much-needed mudroom, air sealing the walls, increasing the insulation throughout, using resilient materials, and restoring the trim with classic details. Thanks to the amazing clients and excellent building crew, this restoration has been a truly rewarding process; transforming a village eyesore into a beautiful home.

This in-law suite was renovated with visiting aging parents in mind. This client requested a unique design that delivered an elegant spa-like feel with safety and comfort in mind. Blocking was done to prepare for possible grab bars, and a hand-held showerhead was installed with a separate clip for placement of the hand-held for a seated person showering. A teak flip away shower seat was installed for future use. We also designed a custom flooring pattern, involving several tile cuts and an advanced tile layout for increased aesthetic. The end result is a gorgeous bathroom for anyone to use
