Our clients wanted to make the most of their new home’s huge floorspace and stunning ocean views while creating functional and kid-friendly common living areas where their loved ones could gather, giggle, play and connect. We carefully selected a neutral color palette and balanced it with pops of color, unique greenery and personal touches to bring our clients’ vision of a stylish modern farmhouse with beachy casual vibes to life. With three generations under the one roof, we were given the challenge of maximizing our clients’ layout and multitasking their beautiful living spaces so everyone in the family felt perfectly at home. We used two sets of sofas to create a subtle room division and created a separate seated area that allowed the family to transition from movie nights and cozy evenings cuddled in front of the fire through to effortlessly entertaining their extended family. Originally, the de Mayo’s living areas featured a LOT of space … but not a whole lot of storage. Which was why we made sure their restyled home would be big on beauty AND functionality. We built in two sets of new floor-to-ceiling storage so our clients would always have an easy and attractive way to organize and store toys, china and glassware.

Few opportunities come about to design/ renovate a home designed by St Paul’s own Clarence H. Johnston. 785 Dayton, is the only known residential Greek Revival commission by Minnesota’s most prolific architect. Johnston, designed at least 42 mansions along St. Paul’s Historic Summit Avenue. Looking for additional assistance, the new homeowner’s found Castle to help them design and renovate a main floor ½ bath and create a new master bathroom in the existing 2nd floor master bedroom. Creating spaces that married with the original style and aesthetic of this historic home was essential. The brand new 2nd floor master bathroom was designed to complement an additional bathroom across the hallway. Taking an existing closet space, Castle was able to use the very small square footage to create a new bathroom that feels very spacious! New Carrera marble hex tiles floors were selected with a marble boarder to pair with the restored and hand-picked marble sink. Traditional subway tile was installed around the room and shower with a beautiful chair rail tile. The new linen closet was custom built by the homeowner’s personal cabinet maker. The storage was designed to match an original piece in the home, as well as provide function for the space. All of the details matter; push button electrical switching, new historically designed porcelain bath accessories by Rejuvenation Hardware, historically designed plumbing fixtures, solid marble shower curb and door threshold, salvaging the original closet door to be installed as a new pocket door, and salvaging the existing window. On Rail St, our client came to us with a clear vision: to honor the home’s midcentury heritage while introducing a more modern, globally influenced sensibility. Originally designed in 1956 by George Saunders—an International Style architect and former Tulane professor—the home had great bones, but it needed a thoughtful transformation. We focused on the kitchen, living room, entryway, and backyard, blending clean lines with rich material detail. To help realize their vision, we partnered with Bali-based Azula Designs to assure that international hands touched this space. In the kitchen, Euro-style slab cabinetry conceals the appliances for a seamless, minimalist look. A custom island and dramatic 14-foot bookmatched stone wall create a sculptural centerpiece, with floating stone shelves lit from beneath for soft ambient glow. We embedded Prado flush outlets directly into the stone to preserve its uninterrupted surface. To maintain open sightlines, we installed a downdraft range, eliminating the need for an overhead hood. A new floor-to-ceiling window floods the space with light and deepens the connection to the outdoors. Underfoot, hand-troweled concrete overlay floors in a warm bone tone bring texture and cohesion to the kitchen and living spaces. The original stone chimney and walls were refinished in charcoal limewash, adding depth and a lived-in patina. And in a bold move, we replaced a rear hallway with a 27-foot glass curtain wall—transforming it into a light-filled art gallery corridor that opens to courtyard. ​ Just three doors down sits 15 Tern Street, a sister home also designed by Saunders for the Shalett family. That lineage is deeply personal—multiple generations of the Shaletts lived in both homes— with 1 Rail previously featured in the Preservation Resource Center’s Mid Mod NOLA tour. As a multi-generational home, it was really important to create smooth transitions, allowing ease of accessibility, and the client’s favourite colour, blue! We started, with removing a wall in the kitchen, that opened up the space to the much-used family room. We created an island with overhang for conversations with the cook, and a rest stop for Grandma. As all three adults have different dietary demands, a set of wall ovens was added, and a commercial grade range hood for lots of yummy food prep. Additional functional design features a new built-in buffet with storage, and a window bench seat. This deeply personal renovation took place in a home with rich family history—owned by the same family for generations and originally designed by notable architect, William Henry Kessler. Nestled in Harbor Springs, Michigan, the property hadn’t been touched since the 1970s. The clients, who had previously worked with O’Brien Harris on their main residence in the Detroit area, returned with a clear vision: honor the spirit of the home’s mid-century modern roots while creating something clean, smart, and unique. The architecture itself is quirky and full of character, and the design team, led by Lily Dierkes of LK Studio, leaned into those details. Rather than imposing a new aesthetic, the design was built around the home’s original DNA. The kitchen—though small—was treated as a design-forward space. O’Brien Harris brought in full-height cabinetry that wraps the entire lower perimeter of the room with no exposed drawers, allowing a clean, sculptural feel. The wood cabinetry was finished in a soft, low-sheen white paint and contrasted with bright yellow upper cabinets—a bold choice that felt perfectly suited to the spirit of the home. O’Brien Harris also crafted a built-in bookshelf and entertainment center for the living room, combining crisp painted cabinetry with leather cup pulls. Because of O’Brien Harris’ custom capabilities, their work extended well beyond the kitchen. They were engaged to design and fabricate custom built-ins throughout the home, including bedroom cabinetry and bespoke bunk beds—showcasing the craftsmanship and creativity that distinguish their work. This project is a true reflection of how O’Brien Harris brings thoughtful craftsmanship and custom solutions to every corner of the home.

The little cottage on Turnip Field Road in Eastham had been owned by the same couple since 1940, until they built a new, adjacent house on the property. The cottage was then handed down to the next generation, who began spending more and more time at the cottage. It was then that they contacted Cape Associates to construct a more livable home in place of that little cottage. It was crucial to the owners however, that the home keep with the understated charm and Cape Cod-feel of the neighborhood. The primary challenge was to keep it humble, while building the owners their well-deserved vacation retreat. The original cottage had no air conditioning, and renovating was quickly dismissed because of the inadequacies and the cost of modernizing. Building new allowed the team to relocate the house further back from the street, and it meant meeting the owners’ needs without compromise. Cape Associates’ project manager Lance LaLone said the owners expressed their desire to incorporate lots of wood and the types of materials that were in the old cottage. Most of the interior is pine, which was used on the flooring, the walls, and wrapped around the ceiling’s beams, giving the owners what they desired on a grander scale – a beautiful, modern dwelling that still held the personality of that little cottage that held such cherished memories. The front of the home has a two-car garage and breezeway entrance, while the rear reveals an entertainer’s paradise, with an enormous mahogany deck with an outdoor shower, a stunning Connecticut-fieldstone fireplace with a chimney that reaches around 30 feet in height, and multiple sliders to access the home. The finished basement opens to the ground level, and above the entrance breezeway is another small deck with a great view. It’s the best of indoor/outdoor living. Movement patterns from beach to house to bedroom were an important consideration. The site also provided an excellent opportunity to visually connect the basement level patio visually to the main level deck and finally the master bedroom deck. The finished home provides year-round living, with a summer-getaway atmosphere.
