A young couple with three small children purchased this full floor loft in Tribeca in need of a gut renovation. The existing apartment was plagued with awkward spaces, limited natural light and an outdated décor. It was also lacking the required third child’s bedroom desperately needed for their newly expanded family. StudioLAB aimed for a fluid open-plan layout in the larger public spaces while creating smaller, tighter quarters in the rear private spaces to satisfy the family’s programmatic wishes. 3 small children’s bedrooms were carved out of the rear lower level connected by a communal playroom and a shared kid’s bathroom. Upstairs, the master bedroom and master bathroom float above the kid’s rooms on a mezzanine accessed by a newly built staircase. Ample new storage was built underneath the staircase as an extension of the open kitchen and dining areas. A custom pull out drawer containing the food and water bowls was installed for the family’s two dogs to be hidden away out of site when not in use. All wall surfaces, existing and new, were limited to a bright but warm white finish to create a seamless integration in the ceiling and wall structures allowing the spatial progression of the space and sculptural quality of the midcentury modern furniture pieces and colorful original artwork, painted by the wife’s brother, to enhance the space. The existing tin ceiling was left in the living room to maximize ceiling heights and remain a reminder of the historical details of the original construction. A new central AC system was added with an exposed cylindrical duct running along the long living room wall. A small office nook was built next to the elevator tucked away to be out of site.

We completely renovated this Haverford home between Memorial Day and Labor Day! We maintained the traditional feel of this colonial home with Early-American heart pine floors and bead board on the walls of various rooms. But we also added features of modern living. The open concept kitchen has warm blue cabinetry, an eating area with a built-in bench with storage, and an especially convenient area for pet supplies and eating! Subtle and sophisticated, the bathrooms are awash in gray and white Carrara marble. We custom made built-in shelves, storage and a closet throughout the home. Crafting the millwork on the staircase walls, post and railing was our favorite part of the project. Inspiration for a shabby-chic style kids' room remodel in Los Angeles

Vintage Tub & Bath supplied the farmhouse sink and brass bridge faucet. The window was recreated from vintage sashes found at Pasadena Architectural Salvage, which also supplied the brass cabinet hardware. All work was done remotely except for an initial meeting for site measure and initial consult, and then a second flight for final installation. All 6,000 square feet was decorated head to toe by J Hill Interiors, Inc., as well as new paint and lighting.

A growing young family with two daughters, this couple hired Brandi to complete their home’s interior decor. She loved working with these fantastic clients – they eagerly embraced a playful use of color and bold design choices! Finished in a colorful traditional style, this home is full of timeless architecture mixed with modern details. From a navy and bright orange office to a green floral dining room, each room on the main floor makes a unique statement but flows together through similar artwork and rugs. Upstairs, the master bedroom is a serene sanctuary. Brandi added wood beams, handmade wall coverings, and an extra custom-built closet. The two girls’ bedrooms are all about fun trends, personalized touches, and plenty of storage for their many prized possessions.

Photo credit Michael Moran. The design for this client’s “dream house on the water” capitalizes on every opportunity to incorporate views of the Long Island Sound within the home. The placement and expanse of the fir windows and sliding doors underscore the water’s proximity. The interior gathering space spills out onto the raised outdoor deck and lap pool overlooking the seawall. Reducing the house’s carbon footprint is another priority, accomplished by generating renewable energy on site. The precise angle of the house on the property is calculated for optimal solar energy production by the rooftop photovoltaic panels and a geothermal system installed under the driveway provides heating and cooling for the house. Due to the fact that the site is located on a floodplain, the ground floor of the house is raised and no basement is allowed. This presents a challenge in terms of carving out enough storage space in the main house that one might normally relegate to a basement. Rooms are efficiently sized and serve multiple functions and storage is built-in wherever possible.

This stunning 4 bedroom, 3.5 bath home sits on just over one very private, mostly flat acre located at 22 Pigeon Hollow Rd San Rafael CA. The spacious home features a chef’s kitchen with granite counters, custom cabinets and high-end appliances.
