SBS, commonly known as Flat roof does not have to be flat. Slope can range from dead-level (except single-ply) up to and including vertical; the choice of membrane combination and its suitability to a particular slope is governed by the type of deck, insulation and fastening capability, application method, perceived stresses on the membrane, and its required finish. A vanishing edge pool and waterfall are focal points for a constraint-driven project governed by a wetlands and associated no-build zone, extensive rock outcrops, steep slopes, and a small, tough-to-access work area. A team of consultants was required in order to obtain variances and other approvals across multiple agencies and meetings. The end result is a beautiful outdoor living space that expresses the architecture and utility of the owner's home into a highwater garden for relaxation and enjoyment.

We are excited to announce the new feather in our cap. Tejjy Inc.'s latest government project- partnering with the U.S. Customs and Border Protection Canine Training Center. This project involved the detailed scanning of the facility along with newly deployed HVAC design.
Our brief was to provide an accurate and precise detailed as-built model of the existing Canine Training Center of the U.S. Customs and Border Protection. This was needed to plan and execute the renovation of the facility and to ensure functional HVAC system across the structure.
Our challenge was to ensure minimal disturbance, as the training facility was fully functional, and activities were ongoing. To tackle this our expert team scheduled scanning and renovation processes and achieved minimal disruptions.
Our skilled professional workforce utilized advanced Leica 3D Laser scanning to reality capture precise measurements of the existing structure. The precise point cloud data collected during our non-invasive scanning process was converted into an as-built 3D model. We crafted a Revit model with LOD 300 representing the current geometry of the training center.
These accurate deliverables provided by Tejjy enabled the U.S. Customs and Border Protection to efficiently plan and execute the HVAC renovations. Tejjy's advanced 3D laser scanning services aided in magnifying the facility's comfort and operational efficiency.
This project reflects our commitment to providing top-tier design solutions for government facilities, enhancing operational efficiency and infrastructure longevity.

Governed by a white and red theme, we used sophisticated modern furnishings to divide the room into separate areas. For the TV area, we used a big square tufted cushion sectional in red with throw pillows and complemented it with a similar patterned coffee table and a futuristic rocking chair in white. The other area, which is more suitable for conversations, features four round sofa chairs in white and a circular center table in wood. We made the room more interesting through abstract wall art and a poodle dog sculpture in silver.

The warm ambience emitted by genuine, thick wood with just that hint of paint, the solid cooker hoods formed from a single beam and the display cabinet which reveals and facilitates access to those objects used daily, these are all details which serve to confirm the high-quality. Trappings and accessories that emit a definitive feeling of domestic stability and warmth, perfectly matched to the warm tones of a unique
and refined kitchen. Simplicity is the governing element which distinguishes Aurora,
where even space distribution provides functional and ergonomic solutions, whilst conserving elegant tradition.

This custom built Suncrest home was constructed over a decade ago. The home was situated on high-side lot with beautiful views of the rolling Westmoreland County hills. As with many of our new construction clients, the front yard the primary focus as part of phase one. We included multiple, large landscape beds which flowed throughout the front of the property and perimeter of the governers driveway. These large beds allowed space for multiple plantings which created different textures and color throughout the seasons.

On a quiet cul-de-sac not too far from downtown San Luis Obispo lies the contemporary craftsman styled Clausen Residence. The challenges that accompanied this project were what, in the end, made it so interesting. The buildable area of the site is very small due to the fact that almost half of the property is occupied by a biological open space easement, established to protect the creek that runs behind the lot. In addition to this, the site is incredibly steep, which lent itself well to a stair stepped 3-story floor plan. Strict height restrictions set by the local jurisdiction governed the decision to bury the garage in the hill, and set the main living space on top of it, accompanied by the children’s bedrooms and game room further back on the site. The 3rd floor is occupied fully by the master suite, which looks down on the back yard below. Off of the great room is a vast deck, with built in barbecue, fire place and heaters, ideal for outdoor entertaining year round.
The house, adorned in lap siding and true craftsman details is flanked by gorgeous oak trees and the creek beyond.

Magnolia’s manufacturing process is designed with the environment in mind and sustainability at every step.
• We employ a fully automated German-made spray coating line equipped with a three-stage filtration system to reduce paint mist emissions, focus on material recycling and advanced wastewater treatment, using multi-stage pollutant separation technology.
• The treated wastewater is biologically purified and safely released in our fish ponds, where fishes act as natural indicators of water quality.
We are proud to be a part of the circular economy, with all waste being processed by Thai government-authorized facilities.

This detached accessory dwelling unit/garage combo was a labor of love by the homeowner to provide a place for family to comfortably live independently. Everyone involved is proud of the workmanship. This project was a part of the Residential Infill Pilot Program. Over 150 yards of dirt/mud was removed. Our mason successfully matched the brick to the main home. The vaulted ceiling and short wall give the living space an open feel. This project is a perfect example of a homeowner working with the government and the trades to achieve a new space that blends in with the neighborhood.
