This farmhouse was purchased by the clients in the end of 2015. The timeframe for the renovation was tight, as the home is a hot summer rental in the historic district of Kennebunkport. This antique colonial home had been expanded over the years. The intention behind the renovation was quite simple; to remove wall paper, apply fresh paint, change out some light fixtures and renovate the kitchen. A somewhat small project turned into a massive renovation, with the renovation of 3 bathrooms and a powder room, a kitchen, adding a staircase, plumbing, floors, changing windows, not to mention furnishing the entire house afterwords. The finished product really speaks for itself!
The aesthetic is "coastal farmhouse". We did not want to make it too coastal (as it is not on the water, but rather in a coastal town) or too farmhouse-y (while still trying to maintain some of the character of the house.) Old floors on both the first and second levels were made plumb (reused as vertical supports), and the old wood beams were repurposed as well - both in the floors and in the architectural details. For example - in the fireplace in the kitchen and around the door openings into the dining room you can see the repurposed wood! The newel post and balusters on the mudroom stairs were also from the repurposed lot of wood, but completely refinished for a new use.
The clients were young and savvy, with a very hands on approach to the design and construction process. A very skilled bargain hunter, the client spent much of her free time when she was not working, going to estate sales and outlets to outfit the house. Their builder, as stated earlier, was very savvy in reusing wood where he could as well as salvaging things such as the original doors and door hardware while at the same time bringing the house up to date.

The large frameless, curbless shower includes two showerheads and a linear built-in niche. Large-format tile runs up the walls, and a cut pebble tile accents one wall as well as the floor for added slip-resistance.

This gorgeous custom wine cellar acts as a dramatic entrypiece as you walk into this beautiful home in San Juan Capistrano, Orange County, California. San Juan Capistrano is a lovely community located slightly inland, tucked within Orange County near cities like Newport Beach, Lake Forest, Huntington Beach, Costa Mesa, Dana Point, Laguna Niguel, Laguna Hills, and Irvine.
This fantastically designed wine cellar, courtesy of the master wine cellar builders at Vintage Cellars, is a unique representation of fun and bespoke features that can be incorporated into a traditional redwood, yet modern and bright wine cellar like this. The wine room draws you in from across the house, with its warm redwood tones and interesting wrought iron and glass door. Wine Cellar doors are often overlooked, but proper knowledge of door materials, glass specifications, threshold placement and hanging procedures are key to creating that perfect airtight room. Additionally, based on the location of your room within your home, the amount of glass in your wine cellar, and your location in the world, levels of cooling capacity need to be seriously considered.
Glass is a naturally poor insulator. Because there has been a very heavy push for "wine cellar art," "wine cellars as art," and wine cellars as a main design component within high end homes, glass wine cellars are often incorporated in high trafficked areas or spaces where each homeowner can show off their prized wines to friends in an almost showcase like display.
When you first enter this large custom wine cellar in Orange County, Southern California, standing out first immediately on your left is a unique work station with a scanner, label-maker, and table top - perfect for inventorying the 3,500 bottles that this rustic wine cellar holds. The e-Sommelier system integrated allows this homeowner to catalog each and every wine within his collection, first letting the program know he owns it, how many bottles, which vintages, and with the click of a button - custom wine labels each with a bar code. Accompanied with the bar code scanner, the e-sommelier system has become a great companion for wine cellars and wine collectors alike, allowing a somewhat seamless and straightforward process in inventorying wines.
Directly past the wine inventory station is a vertical row of large format bottle coved trays, displaying some of the owner's favorite wines in the most coveted vintages.
This large walk in custom wine cellar in all heart redwood wine racking fills most of its capacity utilizing double deep, individual bottle storage. At waist height spanning the entire circumference of the wine room is a high reveal display row, highlighted with LED lighting and more single deep storage behind.
The back wall, in addition to the high reveal display row and double deep individual bottle storage, incorporates a rectangular wine work center with glass rack above - perfect for decanting, storing uniquely shaped bottles, and opening your favorite bottles with friends. Directly below this countertop are two drawers. A unique feature throughout this wooden traditional large walk in wine cellar in San Juan Capistrano, Orange County, California is the incorporation of wine barrel into the room's corner walls, work stations, countertops, and center custom table.
This custom wine cellar near Newport Beach, Dana Point, Laguna Beach, Laguna Hills, Coto De Caza, Laguna Niguel, Huntington Beach, and other gorgeous beach communities in Orange County, also incorporates wine case storage throughout the bottom, and a small area above the wine inventory system for split bottles.
Vintage Cellars, as well as the homeowner, are very happy with the way this beautiful project turned out, and we would love the opportunity to help you with you wine cellar projects!

Our client chose clean lines, pops of color and warm tone cabinetry to create this stunning modern master bathroom in Pennington, NJ. Linear large format porcelain floor tiles in midnight blue compliment the blue 1"x2" glass mosaic accent tiles throughout, creating a dramatic pop of color against the neutral pale grays and whites. Maple wood honey finish vanities with eternal suede quartz countertops bring in the warmth. Brushed nickel hardware throughout.

Elegance often starts with simplicity, regardless of the style of the space. This Midcentury Modern kitchen has a 24x48 porcelain floor tile installed. Bigger is better, even in the smallest of areas. When stepping to a 12x24 tile, the reality of that choice, often creates the space to date quicker due to the increased grout. Also, a product on the floor must appear to have the strength and depth to support the visual size of a room. That is created by size or by using tiles to work as a team. Stepping to a 12x24 tile will often cause a home owner to feel as if they must remodel once 3-4 years have passed. Simply, a larger format tile will often increase the longevity of a home, space or project, it's due to the simplicity and decrease in grout.
This home has porcelain countertops installed. Porcelain countertops are a choice many don't know they can make. Porcelain handles heat incredibly well, It looks incredible and handles abuse, with no real maintenance required, where stone requires a lot of up-keep. We have been walking on porcelain for decades. It's strange it has taken so long to create porcelain countertops. To be successful with the install of a porcelain countertop, you must hire the right company that specializes in installing that type of product. Not always, but often, a stone countertop installer is not interested or trained in the install of a porcelain countertop. Laminam is probably one of the most successful porcelain countertops to install. They don't have a tendency to hairline facture at install like the other bands.

Sleek, flat paneled cabinets, new LED lighting and glossy white glass appliances transformed the dated kitchen into a more contemporary expression still fitting the home’s 80’s modern architectural style. Lighting by E2 Electric.
Jennifer went with a stainless steel sink; iron in the water stains anything else. She went with a Moen brushed nickel faucet with side spray and a RO (reverse osmosis) hot/cold water filtration system (drinking water purification system).

The E series made Wolf precision performance accessible for more cooks. Now three distinct new styles make the E series ideal for more kitchen designs than ever. The new 30" E series transitional single oven features an all-stainless touch control panel and slim, tubular handle - a design meant to coordinate beautifully with similarly-styled Wolf microwaves and warming drawers. Inside, dual convection fans and ten cooking modes control heat and airflow more precisely than less sophisticated single-convection systems. Uniform heat throughout the oven and the efficiency of circulating air around the food produce faster, more consistent and more predictably delicious results for your baking, roasting and broiling. The E series oven controls are a favorite of Wolf chefs for their intuitive usability whether setting the temperature, mode or timer. Meanwhile, dual interior halogen lights and a large viewing window help you keep tabs on cooking progress without having to disturb your dish by opening the door. Other standard convenience features include self-clean and timed cook settings, along with one full-extension, easy-glide rack and one full-extension, door-glide rack that put even the largest, heaviest dishes safely within reach.

This is a stunning modern kitchen. Sometimes, contemporary design can feel cold or sterile. This kitchen sets itself apart by adding color, warmth, and custom design elements that remain true to modern aesthetic but add in character and personality. The extra tall upper cabinets add height and drama to the space. The glass inserts at the top have lighted interiors which serve as storage and display areas. The Crown molding continues over the stainless hood, bridging the nearly 4 foot gap between the two sides. The grey accent color on the wall cabinets is echoed at the large kitchen island. The soft white perimeter color serves as a great anchor for the bold grey accent. The granite stays true to the color scheme with its white base and grey and black veining. The back splash is a grey vein cut limestone. The glass inset tiles offer color and shine to the subway limestone. At the hood area, the pattern switches to herringbone, but maintains the glass accent. By using the same tile and simply changing the format, we add visual interest to the space without creating competing elements. The built in Wolf convection oven and steam oven are a superior option for any cook. The wood plank floor is actually porcelain tile. Porcelain tile is easier to maintain than wood, and holds up better in heavy traffic or water environments, such as kitchen.

Made in USA, Handcrafted 2.5"x12" Metal Tiles by 100% woman-owned US Manufacturer, StainlessSteelTile.com. Large Format Metal Tiles installed in Subway pattern to create a metallic Stainless Steel Backsplash. Window over sink brings nature indoors.
