Inspiration for a contemporary multicolored floor kitchen remodel in Dallas with an undermount sink, flat-panel cabinets, white cabinets, multicolored backsplash, stone slab backsplash, stainless steel appliances, two islands and multicolored countertops

With our design expertise and experienced project management, Lorain Design remodeled all 3 Bathrooms and the Laundry Room for these clients with large format patterned wood grain tile and light textured laminate cabinets that we fell in love with.
The warm look of wood-tone tile is one of our current favorites for creating an inviting spa-like ambiance for bathrooms.
The Primary Bath was made with an eye for aging in place and it's gorgeous! One sink is lower with knee space for a wheelchair if needed and the shower access has no curb or shower door to get in the way.

Ground Up - New Construction Design. From all details on the exterior, including doors, windows, siding, lighting, the house numbers, and mailbox; to all interior finishes including tile, stone, paints, cabinet design, and much more. We added fun color elements using paint and tile to modernise the farmhouse feel of this family home. The home also features beautiful wood and gold/brass elements to contrast matte black finishes and bring in earth elements.

The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature.
This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture.
The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters.
Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home.
Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house.

Modern family loft in Boston. New walnut stair treads lead up to the master suite. A wall separating the master bedroom from the double height living space was replaced with a folding glass door to open the bedroom to the living space while still allowing for both visual and acoustical privacy. Surfaces built into the new railing atop the stair create a functional work area with a fantastic view and clear shot to the play space below. The baby nursery below now includes transom windows to share light from the open space.

A ground floor mudroom features a center island bench with lots storage drawers underneath. This bench is a perfect place to sit and lace up hiking boots, get ready for snowshoeing, or just hanging out before a swim. Surrounding the mudroom are more window seats and floor-to-ceiling storage cabinets made in rustic knotty pine architectural millwork. Down the hall, are two changing rooms with separate water closets and in a few more steps, the room opens up to a kitchenette with a large sink. A nearby laundry area is conveniently located to handle wet towels and beachwear. Woodmeister Master Builders made all the custom cabinetry and performed the general contracting. Marcia D. Clients' first home and there forever home with a family of four and in laws close, this home needed to be able to grow with the family. This most recent growth included a few home additions including the kids bathrooms (on suite) added on to the East end, the two original bathrooms were converted into one larger hall bath, the kitchen wall was blown out, entrying into a complete 22'x22' great room addition with a mudroom and half bath leading to the garage and the final addition a third car garage. This space is transitional and classic to last the test of time.

We are delighted to have completed the radical transformation of a tired detached property in South Croydon.
When they appointed Granit, our clients were living in the property which had previously been divided into a number of flats.
The historic sub-division had resulted in an extremely poor use of space with redundant staircases, kitchens and bathrooms throughout.
Our clients sought to reconfigure the property back into a single dwelling for his growing family.
Our client had an eye for design and was keen to balance contemporary design whilst maintaining as much of the character of the original house.
Maximising natural light, space and establishing a visual and physical connection were also key drivers for the design. Owing to the size of the property, it became apparent that reconfiguration rather than extension provided the solution to meet the brief.
A metal clad ‘intervention’ was introduced to the rear facade. This created a strong horizontal element creating a visual balance with the vertical nature of the three storey gable.
The metal cladding specified echoed the colour of the red brick string courses tying old with new. Slender frame sliding doors provide access and views of the large garden.
The central circulation space was transformed by the introduction of a double height glazed slot wrapping up the rear facade and onto the roof. This allows daylight to permeate into the heart of the otherwise dark deep floor plan. The staircase was reconfigured into a series of landings looking down over the main void space below and out towards the tree canopies at the rear of the garden.
The introduction of double pocket doors throughout the ground floor creates a series of interconnected spaces and the whitewashed Larch flooring flows seamlessly from room to room. A bold palette of colours and materials lends character and texture throughout the property.
The end result is a spacious yet cosy environment for the family to inhabit for years to come.
