Clients renovating their primary residence first wanted to create an inviting guest house they could call home during their renovation. Traditional in it's original construction, this project called for a rethink of lighting (both through the addition of windows to add natural light) as well as modern fixtures to create a blended transitional feel. We used bright colors in the kitchen to create a big impact in a small space. All told, the result is cozy, inviting and full of charm.

A newly finished basement apartment in one of Portland’s gorgeous historic homes was a beautiful canvas for ATIID to create a warm, welcoming guest house. Area rugs provided rich texture, pattern and color inspiration for each room. Comfortable furnishings, cozy beds and thoughtful touches welcome guests for any length of stay. Our Signature Cocktail Table and Perfect Console and Cubes are showcased in the living room, and an extraordinary original work by Molly Cliff-Hilts pulls the warm color palette to the casual dining area. Custom window treatments offer texture and privacy. We provided every convenience for guests, from luxury layers of bedding and plenty of fluffy white towels to a kitchen stocked with the home chef’s every desire. Welcome home!

We reimagined a closed-off room as a mighty mudroom with a pet spa for the Pasadena Showcase House of Design 2020. It features a dog bath with Japanese tile and a dog-bone drain, storage for the kids’ gear, a dog kennel, a wi-fi enabled washer/dryer, and a steam closet. --- Project designed by Courtney Thomas Design in La Cañada. There is centralized lighting control both indoors and outdoors, an enterprise Wi-Fi network, HD surveillance, and a state of the art Crestron control system utilizing iPads and in-wall touch panels. Some of the special features of the facility is a powerful and sophisticated QSC Line Array audio system in the Great Hall, Sony and Crestron 4k Video throughout, a large outdoor audio system featuring in ground hidden subwoofers by Sonance surrounding the pool, and smart LED lighting inside the gorgeous infinity pool. This Reston Virginia Condo remodel required us to bring every room up to date. We provided the new wood plank laminate flooring with a cork underlayment for maximum comfort and sound absorption. The client requested that we turn the second bedroom into an office space. We lined the wall with semi-custom cabinetry, a new ceiling fan and a built out custom closet to store books and office supplies. The adjacent bathroom shower walls and floors are lined with polished marble floor tile and new chrome plumbing fixtures. The new grey vanity and quartz counters compliment the new grey zigzag accent marble tile. The master bedroom received a full overhaul as well including a custom velvet headboard lined with espresso wood, new nightstands and dresser, 2 new pendant lamps in front of the new espresso wall mirrors. We were sure to incorporate new LED lighting throughout the condo including smart home enabled Wi-Fi controlled lighting.

Villa Chamnez is a for-sale Spanish Contemporary custom home built by Hill Construction and developed by Scott & Andy McMillin of the Corky McMillin Companies. This designer showcase home features state-of-the-art Dacor appliances including WiFi oven & built in refrigerator. For the wine connoisseur, the Dacor WineStation is the first automated, temperature controlled, four-bottle wine dispensing system. The bathrooms feature beautiful freestanding tubs, touchless faucets, and steam showers. La Cantina doors open wide, creating an unobstructed 180 degree panoramic ocean views from Point Loma to Bird Rock to Torrey Pines.

BC&J Architecture designed a floating home that is now located at its permanent location on the Willamette River in Portland. The home was constructed at a Marina an hour from the final home location. Upon completion, the home was floated up the Willamette River to the current site. The homeowners were looking for a river side, cottage style house well suited to entertaining. At 2,100 square feet, the home has an open floor plan with a large kitchen opening to a dining room and the living room with views onto the river. Upstairs, the master bedroom extends toward the river under a large centered dormer. On the opposite side of the master bedroom is a bonus room under a symmetrical dormer that will serve as guest quarters when adult children and grandchildren visit.
