ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

This project is a huge gable style patio cover with covered deck and aluminum railing with glass and cable on the stairs. The Patio cover is equipped with electric heaters, tv, ceiling fan, skylights, fire table, patio furniture, and sound system. The decking is a composite material from Timbertech and had hidden fasteners.

Cabinetry: The cabinetry features an Elmwood Full Access Frameless, with a Mirabeau 2-3/4” rail door style, 1-pc MDF construction. The sink wall cabinets, range wall cabinets, island cabinets, and dry bar are a Vienna Fog satin paint. The kitchen tall cabinets, and built-in TV area are a Caviar stain paint with custom mullions and antique mirror inserts. Countertops: This kitchen features 3 cm Caesarstone Vanilla Bean quartz countertops. Backsplash: The backsplash features a Calacatta Avant Garde marble slab, book-matched at the center of the the range/hood area, single slab pieces above the sink (8.5" high) and at the bar area (from countertop to bottom of wall cabinets). Fixtures: From Newport Brass, East Linear pull-down faucet, a Jacobean air disposal switch, and a sink strainer, all in Satin Brass. From Rohl, an Allia Single Bowl Undermount Fireclay Sink in white. Hardware: A mixture of Schoolhouse Electric hex knobs and Edgecliff pulls (varying sizes based on drawer width), in their natural brass finish Flooring: The flooring features an engineered wood in D&M Silver Oak Pearl Gray, 1/2" x 7-1/2" engineered wood floor, random planks. Window/Door: Pella 450 Proline 3-panel sliding contemporary door with a matching Pella casement window, satin nickel hardware.

Inside the man cave is a hidden gem of colorful finishes and patterns. Marimekko Pieni Tiara Blue wallpaper blends seamlessly with the Amazonite quartzite drop edge countertop from the Stone Collection. The floating peppercorn stained maple Ultra Craft cabinets with exposed Jalco chrome plumbing allows a more spacious feeling than a typical vanity. Top Knobs Kingsbridge pulls in an Ash Gray finish bring a masculine yet tailored style to this bath. The oak hardwood floors continue from the den to create warmth and continuity. In the shower we used Crossville Tender Gray 4”x10” in a brcklay pattern on the walls, Uptown Glass Frost Moka 1” hex mosaic tile on the floor and shampoo niche, and for the vanity sink, we installed a low vessel Kohler Inia Wading Pool in the Ice finish, and paired it with the Brizo Rook single handle faucet in chrome. The shower fixtures are also from the Brizo Rook collection.

The historic restoration of this First Period Ipswich, Massachusetts home (c. 1686) was an eighteen-month project that combined exterior and interior architectural work to preserve and revitalize this beautiful home. Structurally, work included restoring the summer beam, straightening the timber frame, and adding a lean-to section. The living space was expanded with the addition of a spacious gourmet kitchen featuring countertops made of reclaimed barn wood. As is always the case with our historic renovations, we took special care to maintain the beauty and integrity of the historic elements while bringing in the comfort and convenience of modern amenities. We were even able to uncover and restore much of the original fabric of the house (the chimney, fireplaces, paneling, trim, doors, hinges, etc.), which had been hidden for years under a renovation dating back to 1746. The laundry room was placed between the front of the house (kitchen/dining/formal living) and the back game/informal family room. Guests frequently walked by this normally private area. Laundry room now has tall cleaning storage and custom cabinet to hide the washer/dryer when not in use. A new sink and faucet create a functional cleaning and serving space and a hidden waste bin sits on the right.
