We worked with a corporation and their out-of-town architect on this residential condominium construction in Washington D.C. The company uses the apartment for executive housing and meetings. Its goal was to create a flexible space to be used for both purposes. We renovated the kitchen, two bathrooms, and one bedroom. The central focus is the sleek new open kitchen, though we worked on the entire 1200 square foot apartment. The client provided the architectural design for the kitchen and the rest of the apartment. The biggest layout changes were: *Removing the walls of the existing kitchen to create a dramatic open kitchen that runs all the way to the window on one side and an island with a waterfall countertop on the other side. *A layout that provided space for a large conference table *Closing off one door of the bedroom and creating a larger opening from the living room side and installing pocket doors These changes required extensive systems work throughout the apartment, including redoing all the ductwork, modifying the sprinkler system and relocating sprinkler heads to meet fire code. We didn’t run into any surprises with the systems because our team had investigated the structure in the pre-construction stage and cut holes in the drywall to locate the plumbing pipes, columns, and wiring. We had to turn and move the existing HVAC system so we could hide it in one of the kitchen cabinets. We built the structure that anchors one end of the kitchen. It hides a refrigerator (with flush panel doors), electrical panel, and writing for the flat screen television. A soffit above the kitchen hides all the ductwork, and is fitted with recessed lights and LED cove lighting above. The client supplied the kitchen cabinetry. The countertops are quartz by Caesarstone in Haze. We installed the flooring material on the base of one side of the island. Backsplash. The dramatic backsplash is made of thin sheets of porcelain. The 5 mm thick material by Fiandre comes in 5-foot by 10-foot sheets that comes in a continuous pattern or can be book-matched. A fabricator measured the layout and cuts for the wall outlets, cut the material and installed it. Our team delivered three sheets of the material up the stairwell of the building. Though they created a template of the material out of wood to make sure it would fit, the actual material was more rigid and it took them a while to maneuver it. Sometimes the design solutions we come up for a homeowner extend beyond their kitchen — as was the case at the Burfeind residence. Julia Burfeind was unhappy that her home’s nearly 20-year-old kitchen was not well suited to entertain guests, which is something she’s been doing more of recently. She was also not satisfied with how the adjacent sunroom and mud/laundry rooms were laid out and being used (or in the case of the sunroom, not being used) by the family. Julia was recommended to Morris Black Designs whom she was told would be excellent at resolving all three issues. “Our house was built in ‘98 I believe, so the kitchen was in need of a facelift but more importantly its setup was not particularly helpful for socializing,” explains Julia. “Among other things, there was a small island in the kitchen which was not suitable for accommodating guests. “In addition, our kitchen was attached to a “sunroom” which was essentially a stepdown separate room that was attached to the kitchen but really wasn’t part of the kitchen — and so it felt like a lot of wasted space for us,” she continues. “We had our kids’ art supplies and the dog bed out there. The space was kinda useless. We didn’t like that setup particularly.” “And then thirdly, we had a room attached to the kitchen that served as both a mudroom and a laundry room but didn’t do a good job of being either. I’ve got two active young kids that play a lot of sports. There wasn’t enough room in there for all their stuff. And not enough room to do the laundry. The problems we had with all three spaces convinced us to renovate.” Julia met with one of our designers in her home to discuss and show first-hand the issues that were plaguing the kitchen area of the home. Initial designs were created and approved quickly. The need to address three distinct areas required a bit more planning and time to go from initial ideas to installation than typical kitchen-only projects, but when it was all finally said and done, Julia had three rooms that now meet her needs much better than they did before. “By itself the kitchen would be fantastic,” she happily expresses. “We have a really large island now where we have four comfortable stools where people can sit and relax while others cook which is exactly what we wanted. You know the kitchen is always the central part of your home and when you entertain, which we do fairly often, people always end up in the kitchen so this big new island works great for us.” “And now the area that was called a sunroom is incorporated with the kitchen — it was brought physically up to the same level as the kitchen which opened the two rooms up to each other as much as they can be so it’s really all one room now. We now have a dining room table out in that area and a wet bar where we have our bar stuff and our coffee makers and all of that. So those areas now work together great.” “We completed a small addition to bump the laundry room out behind the kitchen. We then had Morris Black Designs build four big storage lockers in our mudroom for the kids’ gym bags and sports stuff. They’re not like gym lockers; they’re more like nice cabinets with wooden doors which we keep closed to hide the mess inside each — so it looks very nice in that room despite having all of my kids’ gym bags secretly piled up in there. And we have the great big, beautiful, sunny laundry room with a door and a window and a skylight and a big granite countertop where I can fold clothes.” As much as she loves the distinct improvements made to each individual space, Burfeind will quickly tell you, however, that this project is truly an example of when the whole is greater than the sum of its parts “The whole house is just much more usable now,” she surmises. “The work done by Morris Black Designs has really increased our daily satisfaction of being in the house which is fun and makes it all worthwhile.”

Roundhay is an affluent area of North Leeds which is well-known for the fantastic Roundhay Park. The park is large enough to contain two lakes, extensive woodland, formal gardens and even golf courses! It’s the premier attraction for anyone fortunate enough to live in the area, or anyone visiting from nearby. I recently visited a customer who lives in Roundhay and was looking for help in restoring the small Victorian tiled entranceway at the front of her house. The tiles were in a shocking state, but it’s not hard to imagine why – the entrance to a house receives a lot of foot traffic and is not typically taken care of regularly. These tiles were also marked with paint splashes left over from decoration work, making them look even worse. The appearance of the entranceway did not set the right standard for the rest of the house, so the property owner was keen to have it restored professionally. I informed the customer that I could have the tiles rejuvenated within a day’s work. To begin, I used a scrapper and wire wool brush to manually remove some of the most stubborn paint marks. Following this, I applied a strong solution of Tile Doctor Remove and Go, before leaving the product to dwell for about an hour. Remove and Go is multi-purpose stripping agent that can remove any adhesive and paint deposits, as well as many types of old coatings and sealers. To work the product deep into the tiles, I agitated with an abrasive cleaning pad and then rinsed the area with fresh water. This had the desired affect and all the unsightly paint marks were removed. Next, I gave the floor another thorough clean to remove any general muck and ingrained dirt. This was done using our high-alkaline cleaner, which we typically use on Victorian tiles, known as Tile Doctor Pro-Clean. In fact, Pro-Clean is a very reliable cleaner for all types of tile and grout including natural stone, Limestone, Slate and Travertine, amongst others. Since I told the customer I would able to finish the job within a day, I dried the floor quickly using a heat gun so it could be sealed there and then. To seal the floor, I applied four coats of Tile Doctor Seal and Go, which is a topical sealer formulated to provide maximum protection along with a high-quality, low sheen finish. As you can see from the photos above, the entranceway was absolutely transformed. These tiles are now a true asset to the rest of the property, rather than looking out of place! I’m please to say my customer was amazed by how quickly such a big difference could be made and left the following glowing feedback. I can’t believe the before and after pictures. The restoration of the tiles is top quality, they are so much brighter and richer in colour – especially without the garage paint hiding the detail! Steps from Riverside Park, the existing apartment had previously not been renovated for 30 years and was in dire need of a complete overhaul. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. The existing formal closed kitchen and dining room were combined and opened up to allow the owners to entertain in an open living environment and allow natural light to permeate throughout different exposures of the apartment. Bathrooms were gutted, enlarged and reconfigured. Central air conditioning was added with minimal ducting as to be hidden and not seem clunky. Built-in bookshelves run the length of the perimeter walls below windows, concealing radiators and providing extra valuable storage in every room. A neutral color palette, minimalist details, and refined materials create a warm, modern atmosphere. Light brown oak veneered archways as well as LED cove ceilings are used to separate programmatic spaces visually without the use of physical partitions. A charcoal stained cube built-in was designed with in the foyer to create deep storage while continuing into the kitchen to hide the built-in refrigerator and pantry visually connecting the two spaces. The family’s two children share one large bedroom in order to create a playroom in the other which can also serves as a guest room when needed. The master bedroom features a full height grey stained ash veneered wall unit that serves as the predominant clothes storage. A panel housing the TV slides to reveal more clothes storage behind. To utilize the exiting formal maid’s room behind the kitchen, a small study and powder room were created that house laundry machines as well.

This 2-story home with 4 bedrooms and 2.5 bathrooms showcases large windows around every turn to display the woodland view, allowing natural light to pervade the airy interior living spaces and open floor plan.
