Casual elegance is achieved in the Dining Room by mixing a light airy palette of neutrals with many new custom furnishings with a hint of European & transitional influence. The high coffered ceilings with a David Iatesta chandelier sets the perfect tone for the furnishings. Overall effect is a calming balanced lovely room which is framed in a wide door opening. Gut renovation of 1880's townhouse. New vertical circulation and dramatic rooftop skylight bring light deep in to the middle of the house. A new stair to roof and roof deck complete the light-filled vertical volume. Programmatically, the house was flipped: private spaces and bedrooms are on lower floors, and the open plan Living Room, Dining Room, and Kitchen is located on the 3rd floor to take advantage of the high ceiling and beautiful views. A new oversized front window on 3rd floor provides stunning views across New York Harbor to Lower Manhattan. The renovation also included many sustainable and resilient features, such as the mechanical systems were moved to the roof, radiant floor heating, triple glazed windows, reclaimed timber framing, and lots of daylighting. The reconfiguration of the master bathroom opened up the space by pairing a platform shower with a freestanding tub. The open shower, wall-hung vanity, and wall-hung water closet create continuous flooring and an expansive feeling. The result is a welcoming space with a calming aesthetic.

Large kitchen island comfortably seats a family of five with large wood counter schools. Gone are the days of the dropped kitchen ceiling. This vaulted ceiling with recessed lighting extends into the great room. The kitchen island has four large pendant globe lights for task lighting and for a great place to do homework.

2014 ASID Legacy of Design 2nd Place award Contemporary Space. This study was built with a tall ceiling, so we had molding placed around the walls two thirds of the way up and selected a textural grasscloth for the lower portion in order to draw the eye down from the ceiling. Warm shades of taupe for the remaining part of the walls and ceiling make the room cozy and intimate. Another layer of texture was added with the geometric hand crafted hair on hide rug, and we selected contemporary but inviting furniture with custom fabrics, and a soft throw pillow. Perhaps the highlight of the room, we chose to use bookcases upholstered in a gray velvet and enhanced with nickel nail head trim. Custom artwork was sourced especially for the room to enhance the color palette and draw out the golden yellow in the desk chair fabric. This new 6400 s.f. two-story split-level home lifts upward and orients toward unobstructed views of Windy Hill. The deep overhanging flat roof design with a stepped fascia preserves the classic modern lines of the building while incorporating a Zero-Net Energy photovoltaic panel system. From start to finish, the construction is uniformly energy efficient and follows California Build It Green guidelines.
