Designed By: Richard Bustos Photos By: Jeri Koegel Ron and Kathy Chaisson have lived in many homes throughout Orange County, including three homes on the Balboa Peninsula and one at Pelican Crest. But when the “kind of retired” couple, as they describe their current status, decided to finally build their ultimate dream house in the flower streets of Corona del Mar, they opted not to skimp on the amenities. “We wanted this house to have the features of a resort,” says Ron. “So we designed it to have a pool on the roof, five patios, a spa, a gym, water walls in the courtyard, fire-pits and steam showers.” To bring that five-star level of luxury to their newly constructed home, the couple enlisted Orange County’s top talent, including our very own rock star design consultant Richard Bustos, who worked alongside interior designer Trish Steel and Patterson Custom Homes as well as Brandon Architects. Together the team created a 4,500 square-foot, five-bedroom, seven-and-a-half-bathroom contemporary house where R&R get top billing in almost every room. Two stories tall and with lots of open spaces, it manages to feel spacious despite its narrow location. And from its third floor patio, it boasts panoramic ocean views. “Overall we wanted this to be contemporary, but we also wanted it to feel warm,” says Ron. Key to creating that look was Richard, who selected the primary pieces from our extensive portfolio of top-quality furnishings. Richard also focused on clean lines and neutral colors to achieve the couple’s modern aesthetic, while allowing both the home’s gorgeous views and Kathy’s art to take center stage. As for that mahogany-lined elevator? “It’s a requirement,” states Ron. “With three levels, and lots of entertaining, we need that elevator for keeping the bar stocked up at the cabana, and for our big barbecue parties.” He adds, “my wife wears high heels a lot of the time, so riding the elevator instead of taking the stairs makes life that much better for her.”

Almost every room in the house offers stunning views of the outdoor living space and golf course. The dining room is subtly elegant creating an intimate dining space but also a space to enjoy looking outdoors. The custom chairs have a curved back design to contrast with the linear dining table. The host and hostess chairs add texture and Texas chic with their velvet alligator skin fabric. We updated this 1907 two-story family home for re-sale. We added modern design elements and amenities while retaining the home’s original charm in the layout and key details. The aim was to optimize the value of the property for a prospective buyer, within a reasonable budget. New French doors from kitchen and a rear bedroom open out to a new bi-level deck that allows good sight lines, functional outdoor living space, and easy access to a garden full of mature fruit trees. French doors from an upstairs bedroom open out to a private high deck overlooking the garden. The garage has been converted to a family room that opens to the garden. The bathrooms and kitchen were remodeled the kitchen with simple, light, classic materials and contemporary lighting fixtures. New windows and skylights flood the spaces with light. Stained wood windows and doors at the kitchen pick up on the original stained wood of the other living spaces. New redwood picture molding was created for the living room where traces in the plaster suggested that picture molding has originally been. A sweet corner window seat at the living room was restored. At a downstairs bedroom we created a new plate rail and other redwood trim matching the original at the dining room. The original dining room hutch and woodwork were restored and a new mantel built for the fireplace. We built deep shelves into space carved out of the attic next to upstairs bedrooms and added other built-ins for character and usefulness. Storage was created in nooks throughout the house. A small room off the kitchen was set up for efficient laundry and pantry space. We provided the future owner of the house with plans showing design possibilities for expanding the house and creating a master suite with upstairs roof dormers and a small addition downstairs. The proposed design would optimize the house for current use while respecting the original integrity of the house. This project combines high end earthy elements with elegant, modern furnishings. We wanted to re invent the beach house concept and create an home which is not your typical coastal retreat. By combining stronger colors and textures, we gave the spaces a bolder and more permanent feel. Yet, as you travel through each room, you can't help but feel invited and at home.

Contemporary white high gloss Crystal cabinets with Cambria white cliff counter tops is striking. Adding black painted walls and large scale black tile floors make it even more dramatic. But with the addition of orange light fixtures and colorful artwork, the kitchen is over the top with energy. With no upper cabinets only floating shelves for display the base cabinets are well planned for each functional work zone. a. The “Cooking Zone” hosts the 60” range top (with hood) and is the heart of the kitchen. The ovens, coffee system and speed oven are located outside of this zone and use the island/snack bar as their landing space. b. The “Prep Zone” includes the refrigerator, freezer, sink, and dishwasher c. The “Entertainment Zones” has a separate sink and dishwasher, the wine cooler and beverage center. A desk off to the side of the kitchen with a large roll up tambour to keep any mess hidden. Also their robot vacuums have a charging station under the files drawers in the toe kick. This expansive contemporary penthouse kitchen, with stunning views overlooking White Plains, and the Hudson Valley was designed by Barbara Bell and Bilotta senior designer, Jeff Eakley. The cabinetry is Artcraft in a mix of high-gloss Dannogri laminate, Anthracite high-gloss lacquer, and a custom Gray matte paint. The island, great for entertaining, features a waterfall quartzite countertop with Caesarstone on the perimeter. The backsplash is a metallic glass tile. The Anthracite high gloss lacquer cabinetry hides a paneled 36” Subzero refrigerator and 36” paneled freezer while showcasing a SubZero wine refrigerator and a stainless-steel Bosch wall oven and microwave. A stainless-steel Faber hood sits above a Wolf cooktop. Hidden in the island is an extra Subzero refrigerator drawer for easy to reach drinks. Dishwasher is Miele. The homeowner of this new build came to us for help with the design of their new home. They wanted a more contemporary look than what they're used to. The large island is a great gathering point with in the open concept of the dining/kitchen/living space. Using two different colors of quartz countertops added contrast that highlights the marble backsplash. The backsplash adds texture and richness to the space. Shaker style cabinets help modernize the space with the clean lines. Function was key to this kitchen working with utensil pullouts, spice racks, rollouts, hidden storage and a knife block. Design Connection, Inc. Kansas City interior designer provided space planning, architectural drawings, barstools, tile, plumbing fixtures, countertops, cabinets and hardware, lighting, paint colors, coordination with the builder and project management to ensure that the high standards of Design Connection, Inc. were maintained.

A convergence of sleek contemporary style and organic elements culminate in this elevated esthetic. High gloss white contrasts with sustainable bamboo veneers, run horizontally, and stained a warm matte caramel color. The showpiece is the 3” bamboo framing around the tall units, engineered in strips that perfectly align with the breaks in the surrounding cabinetry. So as not to clutter the clean lines of the flat panel doors, the white cabinets open with touch latches, most of which have lift-up mechanisms. Base cabinets have integrated channel hardware in stainless steel, echoing the appliances. Storage abounds, with such conveniences as tray partitions, corner swing-out lazy susans, and assorted dividers and inserts for the profusion of large drawers. Pure white quartz countertops terminate in a waterfall end at the peninsula, where there’s room for three comfortable stools under the overhang. A unique feature is the execution of the cooktop: it’s set flush into the countertop, with a fascia of quartz below it; the cooktop’s knobs are set into that fascia. To assure a clean look throughout, the quartz is continued onto the backsplashes, punctuated by a sheet of stainless steel behind the rangetop and hood. Serenity and style in a hardworking space. When the homeowners first purchased the 1925 house, it was compartmentalized, outdated, and completely unfunctional for their growing family. Casework designed the owner's previous kitchen and family room and was brought in to lead up the creative direction for the project. Casework teamed up with architect Paul Crowther and brother sister team Ainslie Davis on the addition and remodel of the Colonial. The existing kitchen and powder bath were demoed and walls expanded to create a new footprint for the home. This created a much larger, more open kitchen and breakfast nook with mudroom, pantry and more private half bath. In the spacious kitchen, a large walnut island perfectly compliments the homes existing oak floors without feeling too heavy. Paired with brass accents, Calcutta Carrera marble countertops, and clean white cabinets and tile, the kitchen feels bright and open - the perfect spot for a glass of wine with friends or dinner with the whole family. There was no official master prior to the renovations. The existing four bedrooms and one separate bathroom became two smaller bedrooms perfectly suited for the client’s two daughters, while the third became the true master complete with walk-in closet and master bath. There are future plans for a second story addition that would transform the current master into a guest suite and build out a master bedroom and bath complete with walk in shower and free standing tub. Overall, a light, neutral palette was incorporated to draw attention to the existing colonial details of the home, like coved ceilings and leaded glass windows, that the homeowners fell in love with. Modern furnishings and art were mixed in to make this space an eclectic haven.
