The top-of-the-line Kohler toilet senses someone approaching and opens itself. It has a heated seat, built-in bidet, hidden tank, and remote control. The advanced-design LaGrand electrical switches and outlets are flexible, innovative, and beautiful. The heated floor keeps feet comfy. A special, high-capacity water line supplies 3 on-demand natural gas water heaters to feed the shower system. We also refinished the wooden floors in the master bedroom, and replaced the traditional wooden stair railings with sleek, stainless steel cable railings. The remodeled laundry room includes a dog food prep station, complete with mini dishwasher.

In this exquisite Boca Raton home, we completed a remarkable flooring project, installing 2,700 square feet of luxurious, wide plank oak flooring and crafting twenty custom stairs. Wide plank wood installation demands precision, and we took great care to ensure a perfectly flat layout, sometimes requiring floor re-leveling. Given South Florida's moisture concerns, we used a high-end adhesive with moisture barrier properties on the first floor, as per the homeowner's preference. Prestige seized the opportunity to build one of the hottest trends in Seattle architecture: living small and smart in a contemporary DADU (detached accessory dwelling unit). This modern structure boasts engineered wide-plank wood flooring and refined CVG fir cabinetry. The one bedroom dwelling feels much larger than its 492 square feet and includes vaulted ceilings, a spacious ¾ bathroom, and a greatroom that opens to the privacy-screened deck. The large windows welcome natural light and views of Mount Rainier and Lake Washington. Of special construction note: interior design decisions include under-cabinet LED kitchen lighting, sleek solid-surfacing countertops, penny round tile backsplash, and a stainless steel appliance package. The design of this home was driven by the owners’ desire for a three-bedroom waterfront home that showcased the spectacular views and park-like setting. As nature lovers, they wanted their home to be organic, minimize any environmental impact on the sensitive site and embrace nature. This unique home is sited on a high ridge with a 45° slope to the water on the right and a deep ravine on the left. The five-acre site is completely wooded and tree preservation was a major emphasis. Very few trees were removed and special care was taken to protect the trees and environment throughout the project. To further minimize disturbance, grades were not changed and the home was designed to take full advantage of the site’s natural topography. Oak from the home site was re-purposed for the mantle, powder room counter and select furniture. The visually powerful twin pavilions were born from the need for level ground and parking on an otherwise challenging site. Fill dirt excavated from the main home provided the foundation. All structures are anchored with a natural stone base and exterior materials include timber framing, fir ceilings, shingle siding, a partial metal roof and corten steel walls. Stone, wood, metal and glass transition the exterior to the interior and large wood windows flood the home with light and showcase the setting. Interior finishes include reclaimed heart pine floors, Douglas fir trim, dry-stacked stone, rustic cherry cabinets and soapstone counters. Exterior spaces include a timber-framed porch, stone patio with fire pit and commanding views of the Occoquan reservoir. A second porch overlooks the ravine and a breezeway connects the garage to the home. Numerous energy-saving features have been incorporated, including LED lighting, on-demand gas water heating and special insulation. Smart technology helps manage and control the entire house. Before we redesigned the basement of this charming but compact 1950's North Vancouver home, this space was an unfinished utility room that housed nothing more than an outdated furnace and hot water tank. Since space was at a premium we recommended replacing the furnace with a high efficiency model and converting the hot water tank to an on-demand system, both of which could be housed in the adjacent crawl space. That left room for a generous laundry room conveniently located at the back entrance of the house where family members returning from a mountain bike ride can undress, drop muddy clothes into the washing machine and proceed to shower in the bathroom just across the hall.
