Designed by Bilotta’s Tom Vecchio with Samantha Drew Interiors, this traditional two-toned kitchen features Rutt Handcrafted Cabinetry in a warm mix of Benjamin Moore’s Cloud White paint and cherry with a stain. The expansive space is perfect for a large family that hosts a great deal of guests. The 15’ wide sink wall features a 36” wide farm house sink situated in front of a large window, offering plenty of light, and is flanked by a double pull-out trash and “knock-to-open” Miele dishwasher. At the opposite end of the room a banquette sits in front of another sunny window and comfortably seats eight people. In between the sink wall and banquette sits a 9’ long island which seats another four people and houses both a second dishwasher and a hidden charging station for phones and computers. The countertops on both the island and perimeter are polished Biano Rhino Marble and the backsplash is a handmade subway tile from Southampton Masonry. The flooring, also from Southampton Masonry, is a Silver Travertine – coupled with all of the other finishes the room gives off a serene, coastal feeling. The hardware, in a polished chrome finish, is from Cliffside; the sink and faucet from Rohl. The dining table, seating and decorative lighting is all from Samantha Drew Interiors in East Setauket, NY. The appliances, most of which are fully integrated with custom wood panels (including the 72” worth of refrigeration!), are by Viking, except for the custom metal hood. The window treatments, which are operated electronically for easy opening and closing, are also by Samantha Drew Interiors using Romo Fabrics.

This expansive traditional kitchen by senior designer, Randy O'Kane and Architect, Clark Neuringer, features Bilotta Collection cabinet in a custom color. Randy says, the best part about working with this client was that she loves design – and not just interior but she also loves holiday decorating and she has a beautiful sense of aesthetic (and does everything to the nines). For her kitchen she wanted a barn-like feel and it absolutely had to be functional because she both bakes and cooks for her family and neighbors every day. And as the mother of four teenage girls she has a lot of people coming in and out of her home all the time. She wanted her kitchen to be comfortable – not untouchable and not too “done”. When she first met with Bilotta senior designer Randy O’Kane, her #1 comment was: “I’m experiencing white kitchen fatigue”. So right from the start finding the perfect color was the prime focus. The challenge was infusing a center hall colonial with a sense of warmth, comfort and that barn aesthetic without being too rustic which is why they went with a straight greenish grey paint vs. something distressed. The flooring, by Artisan Wood floors, looks reclaimed with its wider long planks and fumed finish. The barn door separating the laundry room and the kitchen was made from hand selected barn wood, made custom according to the client’s detailed specifications, and hung with sliding hardware. The kitchen hardware was really a window sash pull from Rocky Mountain that was repurposed as handles in a living bronze finish mounted horizontally. Glazed brick tile, by Ann Sacks, really helped to embrace the overall concept. Since a lot of parties are hosted out of that space, the kitchen, and butler’s pantry off to the side, needed a good flow as well as areas to bake and stage the creations. Double ovens were a must as well as a 48” Wolf Range and a Rangecraft hood – four ovens are going all the time. Beverage drawers were added to allow others to flow through the kitchen without disturbing the cook. Lots of storage was added for a well-stocked kitchen. A unique detail is double door wall cabinets, some with wire mesh to allow to see their dishes for easy access. In the butler’s pantry, instead of mesh they opted for antique mirror glass fronts. Countertops are a natural quartzite for care free use and a solid wood table, by Brooks Custom, extends of the island, removable for flexibility, making the kitchen and dining area very functional. One of the client’s antique pieces (a hutch) was incorporated into the kitchen to give it a more authentic look as well as another surface to decorate and provide storage. The lighting over the island and breakfast table has exposed Edison bulbs which hearkens to that “barn” lighting. For the sinks, they used a fireclay Herbeau farmhouse on the perimeter and an undermount Rohl sink on the island. Faucets are by Waterworks. Standing back and taking it all in it’s a wonderful collaboration of carefully designed working space and a warm gathering space for family and guests. Originally from Hawaii, my clients wanted to incorporate the warmth and color of the islands into their California ranch home. Their requests:
• Comfortable, serene, uncluttered design
• Natural elements
• Kitchen more open to dining
• Arrangement to accommodate new flat-screen TV viewing
Hosting constant visitors, my clients live in their kitchen and enjoy cooking.
For Hawaiian colors, I used green quartz, glass tile and counters, iroko flooring, hemlock cabinets, and an unusual slate limestone.
To create a lighter, more welcoming space I removed the wall between the dining room and kitchen and increased the entry wall length to create a better kitchen/dining/entry relationship. I added a wall between the family room and kitchen to house tall kitchen elements on one side and TV equipment on the other, as well as create a natural transition for the ceiling height changes.
Features:
• Ventilated drawers
• Composting sink
• Energy-efficient lighting
• Silent hood and dishwasher
When it came to their master bath, my clients requested:
• Spa-feeling
• Shower for two
• Functional makeup area
• Two sinks
• Linen storage
• Walk-in closet
• Separate toilet compartment
• Door to backyard for pool access.
I rearranged the space for convenience and function and created an open shower with double rain and hand-showers, a shallow makeup counter (easy to get close to the mirror), plentiful storage, and seating.
Shades of blue and green create a sense of “spa”. Blended textures of honed limestone countertops, slate, glass tile, large-format and mosaic porcelain tile, glass pebbles, granite tile, and ceramic tiles are earthy yet refined. Horizontal patterns create serenity.
Storage:
• Tall louvered linen cabinet
• Flush medicine cabinets
• His-and-her pullouts at each end of the vanity
• Multiple shower niches
• Function-packed walk-in closet
• Toilet roll cabinet in toilet vestibule
• Bedroom armoire
Function:
• Seating in shower
• Seating in main bath
• Convenient towel bars
• Silent, powerful vent fans
• Good lighting
• Textured glass windows add light and privacy.

A Sussex family hired us as the design build remodel company to makeover this kitchen. This remodeling project had three main goals: improve storage, update the layout/style and enhance the functionality.
IMPROVE STORAGE
The original home builder put in very narrow cabinets. The small, narrow cabinets made it difficult for the homeowners to store items. They also said it was important to have a kitchen that works for their children. The new design incorporates an appliance cabinet and wide drawers for storing items. The kids have easy access to snack drawers and lower dish storage for plastic cups and plates. Also, we added two built-in cabinets in the dining room for more storage.
UPDATE THE LAYOUT & STYLE
While the area was large, it didn’t maximize the space or fit their contemporary style. They wanted plenty of counter prep space and enough room for friends and family to gather. We added a large wood island with seating – perfect for hosting parties and family dinners. The space is bright with white shaker cabinetry and subway tile backsplash. Warm touches include satin bronze light fixtures and hardware.
ENHANCE THE FUNCTIONALITY
This Sussex kitchen features a Galley Sink Workstation. Having a sink workstation facing the center of the room allows the homeowners to stay part of the conversation while preparing a meal or cleaning up. Sink workstations are one of the hottest kitchen trends.
HOMEOWNER REVIEW
“We recently completed our kitchen remodel with Kowalske and we can’t say enough good things about our experience. Not only was every member of the team amazing, the work that was done in our kitchen was very high quality. We have recommended Kowalske to all of our friends and plan to use them for our master bath remodel in the future!” – Nicole, homeowner (Houzz Review)

Our mission was to completely update and transform their huge house into a cozy, welcoming and warm home of their own.
“When we moved in, it was such a novelty to live in a proper house. But it still felt like the in-law’s home,” our clients told us. “Our dream was to make it feel like our home.”
Our transformation skills were put to the test when we created the host-worthy kitchen space (complete with a barista bar!) that would double as the heart of their home and a place to make memories with their friends and family.
We upgraded and updated their dark and uninviting family room with fresh furnishings, flooring and lighting and turned those beautiful exposed beams into a feature point of the space.
The end result was a flow of modern, welcoming and authentic spaces that finally felt like home. And, yep … the invite was officially sent out!
Our clients had an eclectic style rich in history, culture and a lifetime of adventures. We wanted to highlight these stories in their home and give their memorabilia places to be seen and appreciated.
The at-home office was crafted to blend subtle elegance with a calming, casual atmosphere that would make it easy for our clients to enjoy spending time in the space (without it feeling like they were working!)
We carefully selected a pop of color as the feature wall in the primary suite and installed a gorgeous shiplap ledge wall for our clients to display their meaningful art and memorabilia.
Then, we carried the theme all the way into the ensuite to create a retreat that felt complete.

Situated in Miami Beach, Florida, the owner of this 4,000-square-foot luxury condo turned to Sire Design to make better use of the layout of her home as well as elevate her space into one fit for her entire family. While turning this three-bedroom unit into a four-bedroom home with a larger den was no easy feat, the resulting design is simple and elegant with elements that catch your eye throughout.
Taking an elegant approach to minimalism, light neutrals including bone and beige are juxtaposed against black and deep blue. The mix of materials incorporated including soft linens, bright wood tones, and hard marble, and pieces from Roche Bobois, Haute Living, and Kreon further accentuate the play on contrasting colors. To complement Florida’s beautiful weather, the design team also selected soft and warm neutrals for the condo’s walls and floors. Large furniture pieces and geometric art in deeper colors ground the space while custom millwork and flooring found throughout create cohesive and welcoming interiors.
Through thoughtful space planning, Sire Design transformed the condo to now include an additional bedroom and large den. The team also re-situated the open kitchen to look out upon the breathtaking bayside views. What once was the home’s small kitchen is now an expanded space that includes an area for dining to host family and guests. Sire Design also added a custom marble bar to the living room for added entertainment space. With the client’s five children coming to stay at the home on a rotating basis, it was important to make the three secondary bedrooms and den adaptable for all of the family’s changing needs. Furniture selected for the den helps it convert from a place to entertain to a fifth bedroom when needed. To keep the condo from feeling closed in and satisfy its low ceiling height, the design team used low profile lighting from Apure.
With a wealth of experience in high-end residential interiors, Sire Design put its timeless and classic touches on this home, not only making it highly functional for the whole family, but elevated in style too.

I was contacted by the Realtor who sold this house to his friend in San Marino to help with the interior design of the extensive remodel. The 3,777 sf house with 6 bedrooms and 5 bathrooms was built in 1948 and was in need of some major changes. San Marino, CA, incorporated in 1913, was designed by its founders to be uniquely residential, with expansive properties surrounded by beautiful gardens, wide streets, and well maintained parkways. In 2010, Forbes Magazine ranked the city as the 63rd most expensive area to live in the United States. There are little to no homes priced under US$1,000,000, with the median list price of a single family home at US$2,159,000. We decided to tear down walls, remove a fireplace (gasp!), reconfigure bathrooms and update all the finishes while maintaining the integrity of the San Marino style. Here are some photos of the home after.
The kitchen was totally gutted. Custom, lacquered black and white cabinetry was built for the space. We decided on 2-tone cabinets and 2 door styles on the island and surrounding cabinets for visual impact and variety. Cambria quartz in Braemar was installed on the counters and back splash for easy clean up and durability. New Schonbek crystal chandeliers and silver cabinetry hardware are the jewelry, making this space sparkle. Custom Roman shades add a bit of softness to the room and custom barstools in white and black invite guests to have a seat while dinner is being prepared.
In the dining room we opted for custom moldings to add architectural detail to the walls and infuse a hint of traditional style. The black lacquer table and Louis chairs are custom made for the space with a peacock teal velvet. A traditional area rug and custom window treatments in a blue-green were added to soften the space. The Schonbek Crystal Rain chandelier is the show stopper in the space with pure sparkle and graceful traditional form.
The living room is host to custom tufted grey velvet sofas, custom accent chair with ottoman in a silver fabric, custom black and while media center, baby grand piano with mini Schonbeck Crystal Rain chandelier hung above, custom tufted velvet tuffet for extra seating, one-of-a-kind art and custom window coverings in a diamond grey fabric. Sparkle and pizzazz was added with purple, crystal and mirrored accessories.
The occupant of this home is a 21 year old woman. Her favorite colors are baby pink and blue. I knew this was possibly going to be my only chance in my design career to go nuts with the color pink, so I went for it! A majestic pink velvet tufted bed dressed with luxurious white linens is the focal point. Flanking the bed are two pink crystal chandeliers, a custom white lacquer desk with a baby blue Louis chair and a custom baby blue nightstand with a Moroccan door design. A super soft white shag rug graces the floor. Custom white silk window coverings with black out lining provide privacy and a completely dark room when wanted. An acrylic hanging bubble chair adds whimsy and playfulness.
The master bathroom was a complete transformation. A clawfoot slipper tub sits inside the shower, clad with marble wall and floor tiles and a basketweave with custom baby blue accent tiles. A frameless shower wall separates the wet and dry areas. A custom baby blue cabinet with crystal knobs, topped with Cambria Quartz Whitney, was built to match the bedroom’s nightstand. Above hangs a pair of pink crystal wall sconces and a vintage rococo mirror painted in high gloss white. Crystal and nickel faucets and fixtures add more sparkle and shine.

The Kitchen Island defines space in the home. the kitchen island makes the kitchen more usable by adding extra space for the things they need in the kitchen, more counter space, or a workspace that can be used as a place to prepare food. The cabinet space under the kitchen island can be used to store extra cooking tools and utensils. It's also easy to get to all these things when they are cooking.
It becomes the center of the kitchen since the kitchen is where everyone in the house gathers. With this layout, the host can cook food while facing guests or family members instead of the wall. That gives a lot more opportunities to talk to each other.

Enjoy crisp and cool evenings with friends around our Tavola 6 modern concrete fire table. The rectangle shape is great for large outdoor patio spaces and makes it ideal for hosting both friends and family. Table offers a large usable surface to hold serving platters.
Hand crafted in the USA, each one of these rectangle propane fire pit tables varies slightly in color and texture making it desirable for those looking for a fire table that is truly one of a kind.
The Tavola VI is made with Glass Fiber Reinforced Concrete (GFRC) so that it is able to withstand the heat created from the table as well as endure the elements. It offers clean lines with both a modern and industrial style look. And this modern propane fire pit's neutral earth tone makes it easy to pair with other modern patio furniture sets and colors.
At 65,000 BTU's, the rectangle propane fire pit table provides both warm at ambiance and is compatible with both propane tanks or a natural gas line. For propane option, the table will work with standard 20# propane tanks (same as most barbeque grills).
The Tavola modern propane fire pit comes in several different finishes if you are looking for something with a pop of color.

Model Thin Live/Work Townhouse
Model thin can also apply to space plans. This coastal Newport live/work townhouse had a very narrow profile and it created some layout challenges for the homeowner. Her partner is a gourmet chef and entertains often so he wanted the island to host cocktail making events with friends in easy conversation distance while he worked his kitchen magic. We used blue macabus quartzite for the counters and the client is in love with the finished product!
