This large room has three separate areas: the kitchen, breakfast nook, and family room. We wanted them all to be clearly defined and still flow well together. Using color as a common thread the large space now feels warm and welcoming. Brad Knipstein was the photographer.

Jennifer's vanity is home to a treasure trove of vintage jewelry, highlighted by creative storage solutions. What was once a tool box now hangs on the wall to house various necklaces. Even with such rugged origins, the display has a decidedly feminine appeal.
"My girlfriend had come across these old tool boxes at an estate sale. The person that owned them painted the tools that hung on each hook, so it makes for a great story," says Jennifer.

The outdoor living area utilizes bold radial lines to offer a sense of unobstructed openness along the panoramic riverside views. Special consideration was given to the design and engineering of the outdoor space to allow a massive 60-foot span between columns, resulting in an unparalleled view. Playful geometric shapes speak to an easy livability that belie the bold and glamorous design. The second floor deck provides seamless access from the guest bedrooms, office and exercise rooms. The use of glass railing and zero-edge doors carefully preserve the view.

Baulinder Haus is located just a few houses down from a landmark Kansas City area home designed by Bauhaus architect Marcel Breuer. Baulinder Haus draws inspiration from the details of the neighboring home. Vertically oriented wood siding, simple forms, and overhanging masses—these were part of Breuer’s modernist palette. The house’s form consists of a series of stacked boxes, with public spaces on the ground level and private spaces in the boxes above. The boxes are oriented in a U-shaped plan to create a generous private courtyard. This was designed as an extension of the interior living space, blurring the boundaries between indoors and outdoors.
Floor-to-ceiling south facing windows in the courtyard are shaded by the overhanging second floor above to prohibit solar heat gain, but allow for passive solar heating in the winter. Other sustainable elements of the home include a geothermal heat pump HVAC system, energy efficient windows and sprayed foam insulation. The exterior wood is a vertical shiplap siding milled from FSC certified Machiche. Baulinder Haus was designed to meet and exceed requirements put forward by the U.S. Environmental Protection Agency for their Indoor airPLUS qualified homes, and is working toward Energy Star qualification.
Machiche and steel screening elements provide depth and texture to front facade.

This house was designed as a second home for a Bay Area couple as a summer retreat to spend the warm summer months away from the fog in San Francisco. Built on a steep slope and a narrow lot, this 4000 square foot home is spread over 3 floors, with the master, guest and kids bedroom on the ground floor, and living spaces on the upper floor to take advantage of the views. The main living level includes a large kitchen, dining, and living space, connected to two home offices by way of a bridge that extends across the double height entry. This bridge area acts as a gallery of light, allowing filtered light through the skylights above and down to the entry on the ground level. All living space takes advantage of grand views of Lake Washington and the city skyline beyond. Two large sliding glass doors open up completely, allowing the living and dining space to extend to the deck outside. On the first floor, in addition to the guest room, a “kids room” welcomes visiting nieces and nephews with bunk beds and their own bathroom. The basement level contains storage, mechanical and a 2 car garage.
