DOWNLOAD NOW   The homeowners of this mid-century Colonial and family of four were frustrated with the layout of their existing kitchen which was a small, narrow peninsula layout but that was adjoining a large space that they could not figure out how to use. Stealing part of the unused space seemed like an easy solution, except that there was an existing transition in floor height which made that a bit tricky. The solution of bringing the floor height up to meet the height of the existing kitchen allowed us to do just that. This solution also offered some challenges. The exterior door had to be raised which resulted in some exterior rework, and the floor transition had to happen somewhere to get out to the garage, so we ended up “pushing” it towards what is now a new mudroom and powder room area. This solution allows for a small but functional and hidden mudroom area and more private powder room situation. Another challenge of the design was the very narrow space. To minimize issues with this, we moved the location of the refrigerator into the newly found space which gave us an L-shaped layout allowing for an island and even some shallow pantry storage. The windows over the kitchen sink were expanded in size and relocated to allow more light into the room. A breakfast table fits perfectly in the area adjacent to the existing French doors and there was even room for a small bar area that helps transition from inside to outside for entertaining. The confusing unused space now makes sense and provides functionality on a daily basis. To help bring some calm to this busy family, a pallet of soft neutrals was chosen -- gray glass tile with a simple metal accent strip, clear modern pendant lights and a neutral color scheme for cabinetry and countertops. The foundation of the room begins with color. We selected Sherwin-Williams SW 7741 “Willow Tree” for both the walls and trim, creating a rich, enveloping tone that immediately establishes warmth and cohesion. By carrying the same hue across architectural elements, the space feels grounded and intentional, allowing texture and detail to take center stage rather than contrast alone. To elevate the architecture, we introduced a series of custom ceiling beams that draw the eye upward and add a sense of structure and craftsmanship. These were complemented by wall and ceiling ogee molding, bringing in a layer of traditional ornamentation that feels both elegant and tailored. The subtle curves of the ogee profiles soften the room while reinforcing its classic character. Lighting played a key role in enhancing both ambiance and functionality. We incorporated wall sconces to provide a warm, diffused glow in the evenings, creating a cozy and inviting atmosphere. These are balanced by crinkle metal floor lamps, which add a touch of modern texture and visual interest without straying from the overall aesthetic. At the heart of the room sits a custom-designed sofa—arguably the most important piece in any living space. Given the homeowners’ lifestyle, durability was just as important as beauty. We upholstered the sofa in outdoor-grade Sunbrella fabric, a decision that ensures long-term performance without sacrificing style. The fabric resists wear, stains, and fading, making it an ideal solution for a home with pets while maintaining a polished, tailored look. Layering was essential in completing the design. A generously sized 9' x 12' area rug anchors the seating arrangement, adding softness underfoot and defining the space. This one was reimagined to breathe from the inside out with wood framed patio doors. For a family of music lovers and outdoor enthusiasts, the goal was about connection. Connection to each other, to the seasons, to nature, to sound, and to their lush backyard space for daily life and family gatherings. Designed by Jason Hanrahan of Mode Architects, the home features a thoughtfully placed NanaWall kitchen pass-through window and, later, wide bifold doors in the family sunroom. The design evolved in two phases to fit the family’s indoor-outdoor lifestyle perfectly. The result is a renovation defined by openness, light, and laid-back living. A Home Shaped by Light, Music, Wood Framed Patio Doors, and a Pass-Through Window Kitchen Renovation Opens Space to Light and Entertaining with a Pass-Through Window During phase one of the renovation, the existing kitchen was reimagined to replace a restrictive floor plan and outdated appliances. Central to its new design is a three-panel NanaWall SL60 folding window system—sized at counter height to serve as a flexible pass-through window for alfresco dining and entertaining. Custom divided lites were added to complement the home’s existing window styles. The window frames were finished in a warm, off-white on both interior and exterior, tying the kitchen seamlessly to the rest of the home and its façade. To elevate the architecture, we introduced a series of custom ceiling beams that draw the eye upward and add a sense of structure and craftsmanship. These were complemented by wall and ceiling ogee molding, bringing in a layer of traditional ornamentation that feels both elegant and tailored. The subtle curves of the ogee profiles soften the room while reinforcing its classic character. Lighting played a key role in enhancing both ambiance and functionality. We incorporated wall sconces to provide a warm, diffused glow in the evenings, creating a cozy and inviting atmosphere. These are balanced by crinkle metal floor lamps, which add a touch of modern texture and visual interest without straying from the overall aesthetic.
