Kitchen in 45th Place | Budget-Friendly Kitchen Remodel in Phoenix, AZ | Room Type: Kitchen Remodel | Project Name: 45th Place | Key Feature: A transitional kitchen remodel that proves smart material selections and a clear design vision can deliver a high-impact result without a luxury budget. Challenge: The kitchen needed a full refresh but the project had real budget constraints. The challenge was making intentional material choices that looked elevated and cohesive without overspending, while still delivering the clean, transitional aesthetic the clients wanted. Solution: Living with Lolo approached this as a design problem first, identifying where to invest and where to pull back without sacrificing the overall look. Budget-friendly materials were selected strategically so the finished kitchen felt intentional and designed rather than value-engineered. The result is a space that punches above its price point because the design thinking behind it was sound from the start. Materials: Budget-conscious cabinetry, transitional hardware and fixtures, and durable countertop surfaces selected for both value and visual impact. Reworking a classic Boston Brownstone today always involves updated kitchen and baths. And if possible, adding a powder room and flexible room that could function as a guest room or office on the main floor. This project did not have an owner and was being remarketed for sale. Creating an ideal space that prospective buyers would identify with requires the designer to research the target market for the home and detail/design spaces tailored to fit that niche. Relocating the kitchen to the other side of the space provided for a small ¾ bath – yes, we were able to achieve a shower for a full Ensuite feel. The Pro-Handy team responded with the "Revive & Thrive" initiative, a detailed venture dedicated to restoring the former glory of weary kitchen storage units, turning sagging shelves and creaking doors into the pride of the kitchen. Each kitchen narrated a different story and presented unique challenges - from aged hinges whispering tales of frequent use, to water-damaged wood recounting incidents of spills and overflows. Our specialists embarked on each repair odyssey with a keen diagnostic gaze, identifying issues imperceptible to the untrained eye. The restoration process was an artful orchestration of carpentry, painting, and restructuring. Loose screws were tightened, lost fixtures replaced, and unhinged doors respectfully repositioned. In coming to Minnesota from Iceland, the owners of Home 4 found themselves more than 3,000 miles away from home, hoping to build something new – literally and figuratively – that would feel like home for their family of five. They purchased a scenic piece of land in Rochester and identified a general idea of the spaces they would need, but they struggled with how to define a sense of character that would incorporate their culture and identity into the design. The architect-led design team was tasked with creating a house that would help establish the homeowners’ roots in a new country while still recalling familiar comforts of their heritage. The result is a warm family home that combines elements of Nordic design with a touch of American farmhouse aesthetic. Gracious proportions, custom woodworking, and cheerful details create a welcoming atmosphere, while modern conveniences like a large mudroom and second-floor laundry help day-to-day life feel easy. Around each corner, a new detail greets the eye, from the Lundie-inspired column at the staircase, to the double-heart detail inscribed in the woodwork, to the custom table designed for the breakfast nook. Each element is lovely individually, but experiencing the holistic effect as the details intentionally pair and play together helps to craft a house that feels like home. Most important, the homeowners’ history, heritage, and hopes are melded together into a home that represents their family. Each unique element and carefully considered material combine to form a house that feels as if it could have belonged to this family for generations, even though it is brand new.

transFORM had the honor of designing, manufacturing and installing a crisp new walk-in closet at The Chatsworth - a historic Beaux Art building located in the heart of Manhattan's charming Upper West Side. Built in 1904, The Chatsworth was reintroduced in 2015 with expanded floor plans, incredible amenities and a private club-like atmosphere. transFORM’s Senior Design Manager Rozalia Kiss, worked with the HFZ Capital Group to create a striking bedroom sized walk-in closet, which was recently featured in the New York Times article : Closets as Big as Some Apartments. The article identifies spacious closets as the latest must-have in some of the city’s most expensive condominiums. Quickly becoming an essential part of the modern home, a walk-in closet adds style and convenience to your daily routine. Designed in a clean white finish and tastefully accented with complementing polished chrome hardware, this custom walk-in closet delivers tons of functional and accessible space. All-white cabinetry offers a crisp look that allows your clothing to steal the spotlight. The high-contrast shaker style doors, create an elegant backdrop for your clothing. Light also pours through the big windows, drawing your eye to the iconic views of the Hudson River. It creates a feeling of brightness and positivity that energizes and enlivens. It’s a walk-in closet where you can look and feel your best as you begin your day. For added visual appeal, the unit was accented with crown and base molding. The elegant detailing was inspired by the pre-war era building’s architectural features. The moldings add a retro geometric touch that matches the apartments beamed ceilings and traditional herringbone floors that were all the rage during the period and make a striking comeback in this beautiful renovation. This unit was specifically designed with a variety of open shelves, hanging sections, and shoe storage. Hanging sections provide enough elevation to conveniently organize items based on size. From blazers and blouses to maxi skirts and evening gowns, all of your clothing is easily accessible. By using the same color hangers, your space will appear even more collected and composed. You can also arrange your clothing so that the colors compliment each other and appear as the favorable options they really are. For the shoe enthusiast, we included numerous sets of shoe shelves and cubbies that attractively organize and showcase your finest footwear. This type of system allows you to identify and grab your favorite pair as you mix and match the perfect ensemble. Shelving provides many of the same storage functions as drawers or baskets, but at a more economical price point. Items on open shelves are easier to recognize as a match for an outfit than items inside drawers. Top shelves are best for large, lightweight and seldomly-used items like your favorite floppy beach hat. Middle shelves, which tend to be the units focal point can be personalized with photos and home decor. Bottom shelves provide easy access to your most frequently used items like cozy sweaters and beloved slacks. This custom closet also includes three tilt-out laundry hampers. No more dragging big clunky laundry baskets around the house. Tilt-out hampers are removable, lightweight nylon bags and easy to grab and go. They are stored behind cabinet faces that blend in with your space, removing unsightly and unpleasant-to-be-around dirty laundry from accumulating in piles on the floor. Installing 2 - 3 tilt-outs will make sorting laundry lightning fast. These hampers help keep your closet clean and tidy and increase space without losing functionality. Let's face it, an organized custom closet just looks great. The side benefit is increased awareness and more pride in your clothing and your day-to-day appearance. With an organized system everything has its place and you can find the garments you need in the moment you need them, sans the ‘what to wear’ frustration.

In this project, we identified the challenge of renovating a triplex as finding a way to integrate the stairs, so as to not take up the entire width of a narrow house, as well as to minimize the feeling of constantly having to run up and down to connect floors. This twelve-foot-wide townhouse consists of a cellar living room, a master bedroom suite on the upper floor, and a kitchen and dining area on the entry level. In trying to weave together these different floors, the aim of the project was to transform the stairs and steps into a fluid space that combines transition and rest. The steps were designed to be integrated with the architecture, cantilevering from the wall and almost disappearing. The living room on the ground plane folds into the garden through steps and a full-window wall, effectively extending the garden into the living room. From the garden to the entry level, the stairs were transformed into a platform and space for meditation within the open-space living room, dining room and kitchen. The introduction of a skylight midway through the length of the triplex permits natural light to flow to the back of the home, blending into the natural light coming in through the window facing the garden. The skylight also revealed a view of the trees hanging over the townhouse, framing the master bedroom suite from above and extending down with a view towards the garden.
