Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. Scott and Janet of Elgin have had four design to build renovations with Advance Design over the last decade. We got the chance to sit down and talk with Janet about her experience working with Advance Design on so many different areas of her home. Starting with her kitchen in 2009, Janet proclaimed, “The reason we kept coming back is because our first [renovation] went so extremely well, exceeding all of my expectations.” Since their kitchen renovation with Advance Design ten years ago, Scott and Janet have also worked with Advance to remodel their master bedroom, their power room, a wet bar, and most recently their master bath. Having renovated practically every major room in the house with the team, we asked Janet what made her experience with Advance Design so special. “We went with Advance Design because we trusted them so much more, their experience, and everything that they brought. We were confident they were giving us what we wanted for the money we were spending.” For their most recent renovation, Scott and Janet clearly knew what to expect going into their master bath renovation. From the oversized glass sliding door to the recessed niche for accessories, each special detail was considered and implemented intentionally so as to create the maximumly optimized use of the compact space. Not only was this transformation one of beauty and luxury, but special attention was given to every way possible to provide additional storage to maximize the functionality of the bath area as a whole. Once design was complete and the bath construction project began in their home, making sure everything happened efficiently and on schedule became new priority number one. “Having a project manager made an enormous difference,” Janet said, “It was so worth it to hire professionals that knew exactly what they were doing. m.o.r.e. Cabin The paradigmatic North American cottage is romanticized as a wilderness log cabin. Nonetheless, typical cottages are “woodsy” versions of suburban homes with every modern convenience. These buildings sustain the myth that appearing to be one with the land equates to a reduced impact on the environment. The m.o.r.e. Cabin inverts this idea through a separation from the landscape that is more sustainably constructed than other cottages. This unravelling of eco-fictions is not cynical, but optimistic: while organic environments are being degraded, what remains can be engaged more responsibly. To this end, m.o.r.e. Cabin touches the land lightly through: - Interpreting the law creatively to uphold its principles. - Reducing foundation size through a steel mast. - Low-waste cross-laminated timber (CLT) structure. - Achieving greater tensile strength through a “folded” structure. - Off-grid power and high-efficiency heating. - Creating a home for endangered bats. Interpreting the Law with Finesse Zoning rules required a 100-foot (30-metre) setback from the lake. A cliff face at that 100-foot mark was incorporated into the design, whereas conventional construction approaches would entail blasting. To minimize harm to the hillside and forest, a zoning variance was obtained to allow the front of m.o.r.e. Cabin to hover above, rather than sit on, the 100-foot (30-metre) mark. The Mast The technical solution to the environmental issue involved a single concrete footing and a steel “mast” placed within the required setback. Avoiding a conventional large foundation preserved the watershed and prevented erosion, as did elevating the construction zone. Use of carbon-intensive concrete was also reduced for a lower carbon footprint. m.o.r.e. Than One Way to Skin a Home m.o.r.e. Cabin is built with suitably-sourced CLT panels and glulam beams. The CLT was milled offsite then hoisted into place, avoiding damage to the landscape by the maneuvering of construction machinery. Cabin-as-Beam m.o.r.e. Cabin’s environmental considerations yielded structural innovation. Our challenge became to develop a structural strategy using cantilevered CLT panels as a response to the zoning variance that we obtained; CLT is fundamentally deployed in vertical/compressive sections, not horizontally in tension. Conventional 5-ply CLT is too heavy to support itself over longer spans. The solution used thinner 3-ply CLT, with structural capacity ensured through “folding” (just like paper gains strength when folded). Off-Grid The home is solar-powered. The elevated cottage catches more breezes and has excellent cross-ventilation. Heat is provided by a high-efficiency “green carbon” wood stove. Good R-value and thermal comfort are provided by CLT’s mass, and precise joinery provides air-tightness. Inviting Over the Neighbours One goal of the home was to create extensive lodging for endangered brown bats. Bat pods were integrated into the mast to provide safety from climbing predators and a clear flight path to the lake. *“m.o.r.e.” stands for the clients’ grandmothers’ names; all of whom did more with less — and gracefully so.

Once you do this, the sunlight will be able to get to the ground and will aid in penetrating and warming up the ground faster below the surface. Fertilization of Your Trees After the winter has subsided, it usually takes most of the nutrients out of the soil. Which is why you should be taking advantage of fertilizing your trees in the spring. It is important to feed your trees in order to provide them with the adequate nutrients they need in order for them to be healthy and grow during the spring. When trees are properly fertilized, this helps them fight off diseases and pests. Add Some Mulch There are many marvelous benefits to mulching in the spring. This improves the soil quality that’s around your tree. It also helps to keep the soil fertilized and moist. Mulch is also a fantastic way to prohibit weeds from developing and growing in your gardens. This is very important for newly planted and young trees. We recommend that you add 2-4 inches of mulch around each tree in the early spring. Plant Some New Trees! There are many reasons why people plant trees. Studio IAAD | Hines Conscient Elevate, Gurugram A tranquil retreat from city-life Located in the plush suburbs of Gurugram in NCR, Elevate is a co-venture housing project marking the collaboration of Hines and Conscient, two major league developers in the Indian real estate sector. Spread across an area of about 10,000 sq.ft., the design scope comprised architecture, interiors, landscaping and FFE, skillfully realized by Studio IAAD. The holistic design brief allowed for a versatile and flexible intervention; the idea was to 'elevate' the person entering the condominiums from the chaos of the noisy world's frantic pace to a quieter, peaceful space where they can relax and take a breath of fresh air. The biophilic approach, a signature of Studio IAAD's brand, nurtures an intimate connection of the user with nature without foregoing modern comforts, whilst employing greenery as a buffer to mute the clangour of the cosmopolitan city, enabling well-being. Nestled in a forest-like setting, the approach to the house evokes tranquility. The visitor is greeted with a narrow pathway on entry, wrapped in an enclosing thicket of overarching trees. It trails up to a circular courtyard with a sculpture at its nucleus, that embodies the aesthetics of grace, harmony and serenity. This courtyard connects to the building through a dynamic walkway peppered with abundant tropical trees and blossoming petunia flower beds on either side, activating the pedestrian experience and crafting a blissful forest-like environment. Encompassed within green canopies, the building seems to emerge from the verdant landscape, akin to the trees that surround it. Steeped in a contemporary theme, the design also nods to rustic simplicity and examples of European aesthetics in the interiors. The structure metaphorically manifests itself as a glass box at the ground level, wrapped in transparent ribbons of glazing and holding up the levitating opaque mass that houses the private enclosed spaces on top. The expansive glass walls offer unhindered views of the scenic splendour around, enriching the visual experience. A sleek metal skeleton supports the structure, framing the glass facade and giving it a modern edge, thereby reducing the need for boxy columns. An open courtyard that forms the nexus of the project creates a niche in the building mass, dividing it into two distinct parts that remain visually connected. A conscious intervention places multiple human-form sculptures by Mukul Goyal to adorn the courtyard space with their faces directed towards the sky, representing the notion of being liberated and 'elevated'. Within the main dwelling, the ground floor accommodates the experience centre, a lounge, a café and the audio-visual room leading up to the show apartment, kids’ room, a lounge and meeting rooms at the top level. The seating spaces of the reception, outdoor deck, café and lounge are stitched together around the central courtyard in an unceasing dialogue with each other and the infinite open sky. The spaces flow into one another and unfold as one moves along, enabling a gradual unwinding of the sensory experience instead of making a colossal impact instantly. Careful planning allows the optimization of spaces and an easy concourse of commodious rooms. The audio-visual room is a theatrical experience that allows the visitors to watch a movie when the screen is down and reveals the model room as the screen lifts, unravelling an added dimension. For experience centres, it is imperative to hold the visitor's attention, so the spaces have been designed cohesively in tandem with this intent. A specially designed kids’ room allows young families to explore the building in uninterrupted peace while their kids indulge in recreational activities. The staircase is designed using opulent chandeliers to usher the visitors from the lifts towards the stairs in order to make the ascent a part of the enchanting experience. The three-bedroom show apartment is finished in inconspicuous, neutral tones and materials, allowing potential home-buyers to layer their personalities onto the house. Each user can relate to their own space, making it a unique selling point for the apartment. Taking a cue from the natural surroundings, a soothing play of textures by ribbed wooden cladding and mirror panelling in subdued browns forms the highlight of the living room, accentuated by flooring and furniture in pristine white. A wrap-around balcony ties two bedrooms and a corner of the living room, creating a sizable spill-out space for relaxation and recreation, enabling transcendence into the enveloping quietude. A juxtaposition of course, with the fine, awe-inspiring artworks adorn the walls of the house, leaving a solid and lingering impression on the minds of the visitor with a recall factor long after they have left. The artistry conjoined with carpets and lighting accessories in fresh and vibrant hues comes together and serenades the space with a warm, welcoming vibe- constituting a harmonious whole that exceeds the sum of its parts. A view gallery outside the apartment frames the sylvan panoramic vistas beneath the blue banner of the sky, acting as the epitome of the experience of 'Elevate' housing. Many accessories, including lighting fixtures and furniture, have been reused from a previous project, facilitating a sustainable approach to waste management. The sculptures will also become a part of the landscape in the housing project. Concentric cut-outs in the ceiling are designed to achieve a minimal yet elegant look, integrating both HVAC and lighting services into one. The structure is designed with metal, glass and wood as principal materials for quick construction, deconstruction and reuse. The design corroborates a dialogue between the experience centre and the show apartments through a similar theme and vocabulary. Envisioned as a boutique hotel, the building is averse to the prevailing treatment of experience centres as an afterthought to housing developments. The ethereal slow-burn experience compels the visitor to sit and ponder, escaping in the forest's therapeutic solitude, away from the outer world, becoming a placid haven that people want to connect to, engage with and inhabit.

Winter has arrived and this means many months of snow and ice are ahead. When trees shed their leaves and go dormant for the winter, this is like how bears hibernate; they are both sleeping through the cold and waiting until the warm spring weather comes back. But unlike hibernating bears, who are safe and snuggled up in a warm cave somewhere, trees are left to withstand the harsh, cold elements throughout the entire winter. This means that they are more impacted than you might believe. It is easier for mature trees to be able to handle the long winter months due to their extensive root system and thick bark. But saplings and other newly planted trees are not yet fully equipped with these natural defenses to handle the cold. No matter if you have new or older trees, following our tips will help them prosper during the cold Canadian winter ahead. Our team at Five Star Tree Services has come up with some winter maintenance essentials for your trees that will give them an extra hand over the winter. One Last Water Getting one last good watering in before the ground freezes is helpful to newly planted and young trees. Always make sure to water your tree slowly and gently. This allows the water to seep down into the root system as opposed to it running off the top and freezing. Apply Mulch When you use mulch, it acts like a barrier between the tree roots and the cold snow, it helps to insulate it. When you are applying mulch, make sure you spread it around the base of the tree so that it is no more than 3 inches deep. You also need to make sure to spread the mulch all the way to the drip line surrounding the tree. Make sure to not exceed 3 inches around your entire tree and keep the mulch away from the trunk of the tree. Wrap Tree Trunks There is a condition called sunscalding that can occur during the winter months. This happens when there is a temperature change that happens quickly. You might notice it when the sun warms the trees, which thaws the bark but during the night, when it gets cold again, it causes the melted water in the bark to rupture, causing cracks in the tree’s trunk. Young trees are especially susceptible to this happening. To help stop this from happening, it is best to wrap your trees with tree wraps or a plastic guard. It is advisable to wrap the trunk from the ground up and stop just below the first branch. Shelter Your Trees Young or newly planted trees are fairly defenseless for the first handful of years. Older and more mature trees have had time to develop a strong root system and hardy bark that help to protect them against things like animals and the freezing cold. If you want to help your little sapling along this winter, you can build a shelter that can handle having snow piled on it. You can also periodically use a broom to brush off the snow that accumulates on a tree’s branches. But try to avoid breaking off any ice that has formed on the branches, as this can actually end up hurting the tree if you accidentally break one of its branches instead. Keep Road Salt Away It’s no big secret that the use of road salt is detrimental to trees. When it gets on them, the end result come springtime is a dead tree, or at least, a severely damaged one. As much as you can, protect your trees and limit their exposure to salt over the winter. Protect Your Trees Winter is not only limiting for trees, but for a lot of other animals as well. This includes rabbits, mice, moles, squirrels, and other furry little creatures, who like to use trees as a food source during the summer months. During the winter, this food is now cut off when the trees go dormant. This only leaves the tree’s bark as an alternative food source for these critters. They seem to especially like young tree bark to chew on over the winter. In order to stop this from happening, you need to protect the bark with things like a fence surrounding your tree, wrapping the trunk with a plastic guard or hardware cloth. Winter Pruning The best time to prune any tree is during the winter months when the tree is dormant. Pruning allows you to rid the tree of any excess branches and control disease. Winter pruning is highly beneficial and lets your tree improve branch development in the spring. Don’t Use Always make sure to avoid products that are known to hurt trees, especially ones containing sodium chloride. Products like that cause negative reactions in trees or any plants, as it hinders their water intake. Instead, look for products that have potassium, calcium, and magnesium chloride. Contrast in the Kitchen – Texture to Taste in a Grand Junction, CO custom home We normally associate texture with food, clothes, and even sound. In reality, it is a part of every aspect of our lives. In our Grand Junction, Appleton, Fruita, Palisade, and Redlands, Colorado homes, texture lives on everything from our walls to washcloths. It isn’t something we normally consider holistically or view with intent. While designing interiors, texture becomes our way to bring visual interest and emotion into the space. Adding textures to a space invites touch and evokes an understanding of the design intent. Materials like linen and wood can be combined to make a space feel streamlined yet cozy. Leather and velvet can be paired to create a luxurious retreat. In one of our recent projects, our clients had a distinct vision for their new kitchen and outdoor custom home living spaces. They were in need of a design that combined their kitchen, living, and outdoor spaces into a seamless oasis for their everyday routines. Their home has a unique architectural voice and they wanted to emphasize the character that was already there. Blending textures and colors throughout this project was how everything remained cohesive and spirited. The purpose of contrasting materials We used contrasting materials in the cabinetry to distinguish between the perimeter – high gloss – and the natural gathering space – maple. By contrasting the soft nature of maple in the cabinets and in the flooring with the harder textures of concrete and steel, we were able to offset the space’s tendency to feel like an alpine cabin. However, using contrasting textures does not always provide a dynamic interior. The high-gloss cabinets function as a vessel for various textures. They take on whatever happens to be reflected in them, bringing in elements from unexpected sources. The function of texture Along with rich black hardware, the unique backsplash adds an element of handcrafted care that naturally draws your eye throughout the space. The unevenness of each tile provides the space with intentional imperfections, giving it life and visual delight. Textures like these are great conversation starters or simply eye candy. To extend their living and dining spaces to the exterior, our clients also updated the numerous decks around the home, as well as the cladding. This gave us the opportunity to develop a texture and color story for their exteriors. Considering finishes in a location as distinctive as the Western Slope can either be viewed as a challenge or an opportunity. We have the desert, evergreen groves, riversides, and snowstorms to glean inspiration from while designing. For us, utilizing palettes that compliment the home’s natural surroundings is crucial. This home happens to live on a densely wooded plot of land with mature trees providing plenty of shade. This backdrop informed our color selections, while the existing architecture drove the material selections. The wood decking adds warmth, the horizontal cream siding brightens, the gray cedar leaves a part of the original architectural intent, and the green entry wall adds drama. The existing beams were left original because it is difficult to find materials that match the grandeur of the home. The photos on this page are of a Sandstone Kitchen floor at a house in the High Green suburb of Sheffield. The Sandstone tiles looked grubby and needed some love and attention. Our client was getting fed up trying to keep the stone clean, particularly around the kitchen area where cleaning didn’t seem to make much. You can see how dirty it had become on the before picture below, this is stark contrast to the middle of the of the kitchen where the portable kitchen island normally sits. I went to the property to get a better look at the problem floor and carried out a small test clean to see which products and methods would have the best impact. The patch came up really clean without much difficulty, so I was confident on being able to restore its appearance. It was clear to me the original protective sealer had worn off and dirt had become ingrained in the pores of the stone where it was proving difficult to remove. My client was very encouraged by the test clean initial result and agreed to go ahead with the quote. We arranged a suitable time to carry out the work on a day when the family would be out of the way. I started by taping up the area to make sure the skirting and woodwork were protected from splashing. Once done a strong dilution of Tile Doctor Pro-Clean was sprayed onto Sandstone tile and grout. It was left to dwell for approximately ten minutes to help break down all the grime and dirt and was then worked into the stone using a rotary floor machine fitted with a stiff bristled brush. This method totally transformed the dull sandstone, the stunning sandstone colours started to leap out and I could see the stone was well on its way to being transformed. The floor was then rinsed several times with water and the now soiled cleaning solution carefully removed with an industrial wet vacuum. With the floor clean I inspected all the tiles and repeated the process until I was happy the floor was total clean. I should mention It’s not always this easy to clean a stone floor and quite often I find myself having to utilise all sorts of products and methods before I’m totally satisfied it’s as clean as it could possibly be. With the cleaning done I left the floor to dry out overnight aided with heaters and air blowers. I returned to seal the floor the next day checking first that the stone was dry with a damp meter. Leaving the blowers on overnight had helped and the readings I took from the floor confirmed it was now ready for sealing. Earlier I had discussed the different types of sealer available with my clients and they had chosen to have the floor sealed with Tile Doctor Seal & Go. This works really well on Sandstone, enhancing its appearance, improving colour and of course adding protection to the stone to prevent grime and dirt stuck in the pores of the stone. Several coats were applied until I could see if was fully sealed and the right level of finish had been achieved. Sealing a floor can take some time as you need to allow each coat to dry before applying the next. Once done the floor looked meticulously clean and the new sealer had added a lovely subtle sheen to the stone. My client was very please with the transformation and left the following feedback. ‘Very professional approach, friendly, and offered great advice throughout the job. Very pleased with the finish Cheers Matt we will see you again’ One of the problems we find with many homeowners is that for cleaning they use strong bleach-based cleaning product on their sealed tiles, and this actually strips off the sealer leaving the stone vulnerable to ingrained dirt.
