They needed a full-cycle interior design studio like ours to take on this project while they were in transit to Montecito. The scope was the complete renovation and facelift of the kitchen, powder room, master bedroom, master bathroom, guest suites, basement, and outdoor areas. Our clients wanted to bring warm tones such as orange and red throughout the 4-story Montecito townhome. They were open to discovering and implementing different interior design ideas in each section of the house. This classy final product was the result of many challenging weeks and lots of changes! What started out as a pretty large scope of work turned into a massive scope of work, and we ended up designing and reworking just about every part of every space in the house. On the main level, we upgraded an existing powder room, adding a pantry to the kitchen, installed a new gas fireplace to replace the old wood burning, painted everything with a new fresh palette, scraped off the popcorn ceilings, and implemented a new lighting scheme throughout. Upstairs, we did a full upgrade remodel to the guest bathroom, and gorgeous renovation to the master bathroom. We installed new ceiling fans in every bedroom, painted the entire level, hung a new stairwell chandelier, replaced closet doors, scraped popcorn ceilings, and added recessed lights. In the basement, we added a new stair railing, remodeled the basement bathroom, completed re-faced the existing fireplace and hearth, added a new gas insert, created a gorgeous back storage wall, and scraped popcorn ceilings. We also painted and added recessed lighting here, and replaced old wood doors with fresh white ones. The condo, which is situated in the picturesque waterfront community of Egg Harbor, will be transformed into a modern and functional living space. The goal of the remodel is to create a comfortable and inviting environment that takes full advantage of the natural beauty of the area. The scope of the project includes a complete gutting of the existing space and the installation of all new finishes and fixtures. The following is a breakdown of the work that was completed: Demolition: The existing flooring, walls, and ceilings will be removed to prepare for the new construction. Flooring: New hardwood flooring will be installed throughout the main living areas and bedrooms. Walls and Ceilings: The walls and ceilings will be refinished and painted with a fresh coat of paint. Lighting: A new lighting plan will be implemented to improve functionality and aesthetics. Kitchen: The kitchen will be completely redesigned and remodeled with new cabinetry, countertops, and appliances. Bathrooms: The bathrooms will be remodeled with new tile, vanities, and fixtures. Deck: The existing deck will be refinished and new outdoor furniture will be added. Windows and Doors: New windows and doors will be installed to improve energy efficiency and to enhance the overall aesthetic of the condo. Many of its original elements were restored while functional, eco-friendly and efficient modern updates were implemented. An open concept main floor, three bright bedrooms upstairs with brand new bathrooms and a fully finished basement/den made this a brand new home, but with character and history built in.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment. With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion. The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site. John Allegretti

2011 CAPITAL COTY HONORABLE MENTION AWARD Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

Nestled in a wooded area in the Pacific Northwest, the 1800 sf Passive Cedar Haus was built as a retirement home. The Artisans Group designed the layout of the home, mindful of aging in place, and working to ensure that the home blended in with the surrounding natural beauty. The project meets a complex program, with an unheated sleeping porch for a master bedroom, a screened porch, a 600 sf caretakers apartment/mother in law unit, large wood shop, plus a two car carport. The home seamlessly integrates a floating cedar tongue and groove roof with large sheltering overhangs, clerestory windows, and language of cedar slats for privacy screens and doors inside and out. The warm, natural materials of wood and cork for the interior palette are punctuated by lively accents and stunning fixtures. This ultra energy efficient home relies on extremely high levels of insulation, air-tight detailing and construction, and the implementation of high performance, custom made European windows and doors by Zola Windows. Zola’s ThermoPlus Clad line, which boasts R-11 triple glazing and is thermally broken with a layer of patented German Purenit®, was selected for the project. Floor-to-ceiling windows in the main living area, gives an expansive view of the surrounding Northwest forest. The tops of these windows reveal the interior cedar clad and the up-swept soffits on the home’s exterior, creating a floating ceiling effect. Slatted spruce wood fly-overs break up the vertical areas of the great room and define separate areas that would otherwise feel like an overwhelmingly expansive space. 2012 NARI Capital CotY, Merit Award Winner, Residential Basement Interior Newer home in suburb of Ashburn, VA was a home to this military couple. With their growing family and their daughter moving back, they wanted more space. The basement was delivered unfinished from the original builder. The owners could not come up with a desirable floor plan for the space due to stairway that builder put in place and locations of Furnace and hot water heater. After our design staff consulted this couple, we put in a plan in place that they never imagined it to be possible and even affordable. The moved the hot water heater and relocated a stack of return duct to allow more floor space. Then we have redesigned couple of headers to make room for stairway to be redirected. Now the new stairway comes directly from upper level family room and got an open glass door to allow light down the stair path. Just to the left of the stairs we have square off an area for Mechanical and storage room. This confined all ducts, hot water heater and furnace to be in their dedicated area as well as offer storage shelving for additional seasonal packages. The primary goal was to have a home office, full bathroom, guest bedroom and a large entertaining area for their large Texan relatives to visit. We have removed couple of bearing walls by the way of recess structural beams and decorative columns to make the entertaining area as large as to can be. Now we has an 35’x35’ area covered in Exotic Tigerwood and decorated with paneled walls, multi layer crown molding, chair rail, shadow boxing and columns . Just as you come down the steps we have dark cherry built ins to show off her prized possessions, to the right of it double French doors lead us to their home office/library. We have more built-ins along the wide hallway leading into entertaining area. A full bath with double entry to main area and adjacent bedroom furnished with full large walk in shower covered with porcelain decorative tiles and furniture style vanity. We have excavated and created an e-grass window to allow a Bedroom in the left of this basement. A large bar was implemented on the far walls of this basement filled in with cherry custom cabinetry, exotic stone top, tile floors and decorative pendent lights was a place to watch football games and hang out. Focal point of this basement was placement of a new gas fireplace embedded in ledge stone and a large LED TV just above it. This assembly was placed across a sectional piece of furniture and was popping out as you enter the room. By carefully selecting the wood tones of built ins and bar cabinetry complimenting the Exotic wood floors and stone top this place was now the home to our their family events.

Our new project. To implement it, we were invited by the company in San Francisco. We had a very difficult task to do. The building in which we had to install sound-absorbing panels has a historical and architectural value, and the main thing was not to harm anything. And at the moment the building is used by the federal government, so that the work had to be carried out quickly and quietly, not to disturb the employees working in the building. We have carefully selected materials, so that the shade of color on the wall would be completely coincided with shade of the fabric set. In the choice, we stopped at a specially made for this purpose CLIPSO sound-absorbing fabric. This material is better than any other for this kind of work: 1) Clipso Sound Proof is specially designed for sound absorption. 2) This material is made of synthetic fabric impregnated with polyurethane, it is ready to cope with significant operational loads in public buildings. 3) The texture of the material looks like a canvas, which creates an additional atmosphere of comfort and harmony with every interior of the premises where we have installed it. In the base, behind the CLIPSO fabric, we have installed an additional layer of sound-absorbing material. This combination has increased the sound absorption to a factor of 1.0 (100%). All premises in which the work was carried out was provided to us for 3 days. During this time, we had to remove all lights, grille ventilation systems, as well as safety sensors and fire extinguishing systems. Then install the mounting profile in the places told by the architects,mount a layer of sound-absorbing material and sound-absorbing fabric CLIPSO. Then, it was necessary to put back all dismantled equipment. With this task we coped.
