Our clients wanted to utilize this particular area of their home and really give it a function. It has been many things over the years: bonus room, dining area, etc. The kitchen is the natural gathering spot. They wanted to create a space that was an extension of the kitchen for entertaining and serving family and friends. Architect, Cynthia Karegeannes was hired to draw up plans for a mudroom to corral the couple’s two dogs and stash the pet’s leashes, treats, etc. A large butler pantry was imagined with a full size refrigerator, prep sink, dishwasher and custom cabinetry to have items handy for entertaining. Innovative Construction, helped finalize the details and implemented the plans for the new addition. Interior Designer, Beth Weltlich with The House Dressing worked with homeowners, to select materials and finishes to unify the areas of the existing kitchen and the new spaces. A custom banquette was created with room under the staircase so that all of the space could be utilized. Furniture and accessories are still in the works as the homeowners let the area evolve to see exactly what their needs are. A collaborative effort-for sure! The challenges included creating three separate areas (mudroom, banquette and butler pantry) with storage and versatility in one existing space. Having this additional space that was not always utilized, the homeowners feel the new addition will become an integral part of the families' living area.

Inspiration for a large tropical stone pool remodel in Miami

The simple use of black and white…classic, timeless, elegant. No better words could describe the renovation of this kitchen, dining room and seating area. First, an amazing wall of custom cabinets was installed. The home’s 10’ ceilings provided a nice opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry just below it. The custom-made brush stroke finished cabinetry is highlighted by a chimney-style wood hood surround with leaded glass cabinets. Custom display cabinets with leaded glass also separate the kitchen from the dining room. Next, the homeowner installed a 5’ x 14’ island finished in black. It houses the main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. The hardwood floor in the kitchen and family room matches the rest of the house. The homeowner wanted to use a very selective white quartzite stone for counters and backsplash to add to the brightness of their kitchen. Contemporary chandeliers over the island are timeless and elegant. High end appliances covered by custom panels are part of this featured project, both to satisfy the owner’s needs and to implement the classic look desired for this kitchen. Beautiful dining and living areas surround this kitchen. All done in a contemporary style to create a seamless design and feel the owner had in mind.

Apple Blossom Resort was a new-construction facility in which our team installed polished concrete floors. The floor coloring was kept natural to compliment the other natural materials that were implemented in the space. Aggregate exposure was brought to a mixture of cream and sand exposure (classes A & B). The floors were polished to a 200-grit finish (matte).

2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

Karen and Chad of Tower Lakes, IL were tired of their unfinished basement functioning as nothing more than a storage area and depressing gym. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. After a long search comparing many different remodeling companies, Karen and Chad found Advance Design Studio. They were drawn towards the unique “Common Sense Remodeling” process that simplifies the renovation experience into predictable steps focused on customer satisfaction. “There are so many other design/build companies, who may not have transparency, or a focused process in mind and I think that is what separated Advance Design Studio from the rest,” Karen said. Karen loved how designer Claudia Pop was able to take very high-level concepts, “non-negotiable items” and implement them in the initial 3D drawings. Claudia and Project Manager DJ Yurik kept the couple in constant communication through the project. “Claudia was very receptive to the ideas we had, but she was also very good at infusing her own points and thoughts, she was very responsive, and we had an open line of communication,” Karen said. A very important part of the basement renovation for the couple was the home gym and sauna. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. Immediate access to the stunning wet bar accompanies the wine cellar to make this basement a popular spot for friends and family. The custom-built wine bar brings together two natural elements; Calacatta Vicenza Quartz and thick distressed Black Walnut. Sophisticated yet warm Graphite Dura Supreme cabinetry provides contrast to the soft beige walls and the Calacatta Gold backsplash. An undermount sink across from the bar in a matching Calacatta Vicenza Quartz countertop adds functionality and convenience to the bar, while identical distressed walnut floating shelves add an interesting design element and increased storage. Rich true brown Rustic Oak hardwood floors soften and warm the space drawing all the areas together. Across from the bar is a comfortable living area perfect for the family to sit down at a watch a movie. 2010 NARI CAPITAL COTY GRAND AWARD WINNER The homeowner wanted to add square footage and implement an aging-in-place strategy that will enable her to live out her days in residence with dignified self-sufficiency. Specifically, she was seeking an updated family room and larger master bedroom suite. Additionally, she wanted to maintain the original intent of the Cape Cod style. A 28’ x 29’ addition was split between the new family room and the new master suite. First, every doorway into the master suite was redone for better accessibility. The suite itself features a cathedral ceiling, skylights and recessed lighting. The master suite bathroom has features a whirlpool bath, walk-in shower and double vanity. Grab bars and other handicap-accessible features are incorporated for aging in place living. A double-sided fireplace connects the master suite and the family room.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Hired mid demolition, Regan Baker Design Inc. partnered with the first-time home owners and construction team to help bring this two-bedroom two-bath condo some classic casual character. Cabinetry design, finish selection, furniture and accessories were all designed and implemented within a 6-month period. To add interest in the living room RBD added white oak paneling with a v-groove to the ceiling and clad the fireplace in a terra cotta tile. Squaring the room and adding natural materials erased the memory of the lack luster space and converted it to a bright and welcoming spa oasis. The home was a new build in 2005 and it looked like all the builder’s material choices remained. The client was clear on their design direction but were challenged by the differing ceiling heights and were looking to hire a design-build firm that could resolve that issue. This local Glen Ellyn couple found us on Instagram (@kitchenstudioge, follow us ?). They loved our designs and felt like we fit their style. They requested a full primary bath renovation to include a large shower, soaking tub, double vanity with storage options, and heated floors. The wife also really wanted a separate make-up vanity. The biggest challenge presented to us was to architecturally marry the various ceiling heights and deliver a streamlined design. The existing layout worked well for the couple, so we kept everything in place, except we enlarged the shower and replaced the built-in tub with a lovely free-standing model. We also added a sitting make-up vanity. We were able to eliminate the awkward ceiling lines by extending all the walls to the highest level. Then, to accommodate the sprinklers and HVAC, lowered the ceiling height over the entrance and shower area which then opens to the 2-story vanity and tub area. Very dramatic! This high-end home deserved high-end fixtures. The homeowners also quickly realized they loved the look of natural marble and wanted to use as much of it as possible in their new bath. They chose a marble slab from the stone yard for the countertops and back splash, and we found complimentary marble tile for the shower. The homeowners also liked the idea of mixing metals in their new posh bathroom and loved the look of black, gold, and chrome. Although our clients were very clear on their style, they were having a difficult time pulling it all together and envisioning the final product. As interior designers it is our job to translate and elevate our clients’ ideas into a deliverable design. We presented the homeowners with mood boards and 3D renderings of our modern, clean, white marble design. Since the color scheme was relatively neutral, at the homeowner’s request, we decided to add of interest with the patterns and shapes in the room. We were first inspired by the shower floor tile with its circular/linear motif. We designed the cabinetry, floor and wall tiles, mirrors, cabinet pulls, and wainscoting to have a square or rectangular shape, and then to create interest we added perfectly placed circles to contrast with the rectangular shapes. The globe shaped chandelier against the square wall trim is a delightful yet subtle juxtaposition. The clients were overjoyed with our interpretation of their vision and impressed with the level of detail we brought to the project. It’s one thing to know how you want a space to look, but it takes a special set of skills to create the design and see it thorough to implementation.
