Greg Pinn, Vice President of Pinn Brothers Fine Homes of San Jose, California, brought his dream to fruition with the completion of his own French Country Chateau. The level of quality and the attention to detail found in every aspect of his residence is a tribute to the craftsmanship of the professionals who helped build it as well as the beautiful materials that made it possible. When selecting the stone and brick for the home’s exterior, Pinn and his fellow builders contructed a full-scale wall that had four different mockups of various stone profiles and colors before finalizing their selection. Upon taking all the possibilities into consideration, Eldorado’s Fieldledge and Limestone profiles in addition to the Bracciano RomaBrick proved to be just the product their team was looking for, all of which were installed using an overgrout technique. Having worked with Eldorado exclusively for close to 10 years on all of his projects, Pinn had Eldorado in mind when the architectural plans were in the beginning stages of development and felt confident from the get-go that Eldorado would be their stone and brick of choice. By working with Eldorado, Pinn was able to implement the look of natural stone in several places throughout the home. There was extensive use of both stone and brick on the retaining walls of his yard, around the pook, the outdoor living space, and on all the chimney stacks. He also dressed the majority of the home’s exterior in Eldorado’s stone and brick because of its affordability and ease of installation versus natural stone. An added bonus was that Pinn won’t have difficulty finding similar stones if need be like he would using stone from a quarry. He can rely on the consistency and availability of Eldorado, regardless of the amount of time that goes by. According to Pinn, Eldorado Stone made all the difference in the success of creating his very own French Country Chateau. Squaring the room and adding natural materials erased the memory of the lack luster space and converted it to a bright and welcoming spa oasis. The home was a new build in 2005 and it looked like all the builder’s material choices remained. The client was clear on their design direction but were challenged by the differing ceiling heights and were looking to hire a design-build firm that could resolve that issue. This local Glen Ellyn couple found us on Instagram (@kitchenstudioge, follow us ?). They loved our designs and felt like we fit their style. They requested a full primary bath renovation to include a large shower, soaking tub, double vanity with storage options, and heated floors. The wife also really wanted a separate make-up vanity. The biggest challenge presented to us was to architecturally marry the various ceiling heights and deliver a streamlined design. The existing layout worked well for the couple, so we kept everything in place, except we enlarged the shower and replaced the built-in tub with a lovely free-standing model. We also added a sitting make-up vanity. We were able to eliminate the awkward ceiling lines by extending all the walls to the highest level. Then, to accommodate the sprinklers and HVAC, lowered the ceiling height over the entrance and shower area which then opens to the 2-story vanity and tub area. Very dramatic! This high-end home deserved high-end fixtures. The homeowners also quickly realized they loved the look of natural marble and wanted to use as much of it as possible in their new bath. They chose a marble slab from the stone yard for the countertops and back splash, and we found complimentary marble tile for the shower. The homeowners also liked the idea of mixing metals in their new posh bathroom and loved the look of black, gold, and chrome. Although our clients were very clear on their style, they were having a difficult time pulling it all together and envisioning the final product. As interior designers it is our job to translate and elevate our clients’ ideas into a deliverable design. We presented the homeowners with mood boards and 3D renderings of our modern, clean, white marble design. Since the color scheme was relatively neutral, at the homeowner’s request, we decided to add of interest with the patterns and shapes in the room. We were first inspired by the shower floor tile with its circular/linear motif. We designed the cabinetry, floor and wall tiles, mirrors, cabinet pulls, and wainscoting to have a square or rectangular shape, and then to create interest we added perfectly placed circles to contrast with the rectangular shapes. The globe shaped chandelier against the square wall trim is a delightful yet subtle juxtaposition. The clients were overjoyed with our interpretation of their vision and impressed with the level of detail we brought to the project. It’s one thing to know how you want a space to look, but it takes a special set of skills to create the design and see it thorough to implementation. They wanted to increase the livable square footage of their home with a cohesive finished basement design, while incorporating space for the kids and adults to hang out. “We wanted to make sure that upon renovating the basement, that we can have a place where we can spend time and watch movies, but also entertain and showcase the wine collection that we have,” Karen said. The “high-end hotel” look and feel of the openly blended work out area is both highly functional and beautiful to look at. The home sauna gives them a place to relax after a long day of work or a tough workout. “The gym was a very important feature for us,” Karen said. “And I think (Advance Design) did a very great job in not only making the gym a functional area, but also an aesthetic point in our basement”. An extremely unique wow-factor in this basement is the walk in glass wine cellar that elegantly displays Karen and Chad’s extensive wine collection. We prepared and implemented a comprehensive backyard master plan to include her wish list for a classic pool with ample patio spaces and low maintenance, but aesthetically pleasing landscaping.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values. Eric Roth Photo

Mid-sized contemporary gray two-story metal flat roof idea in Toronto

2013 PROFESSIONAL REMODELER, SILVER AWARD WINNER, RESIDENTIAL KITCHEN Located in the new Trump International Golf Course Community, this contemporary home has a great location overlooking the golf course. The current layout, however, prevented the owners from taking advantage of its breathtaking view. Goals of the remodel were to open up the first floor layout by taking down the partition walls between the kitchen and dining room. The homeowner also wanted to update the home’s galley kitchen, replacing its dark cabinets and counters. Once the walls were removed, major obstacles because they were load bearing, the new design could evolve. The ten foot ceilings provided the opportunity to stack up decorative glass cabinetry and highly crafted crown moldings on top, while maintaining a considerable amount of cabinetry right below it. The custom made brush stroke finished cabinetry with bells and whistles such as corbels and chimney style wood hood surrounded with leaded glass cabinetry. Pillars were all part of detailed craftsmanship of this project. A large 5’ x 14’ island is the focal point of the design. The island consists of main sink with a pedal style control disposal, dishwasher, microwave, second bar sink, beverage center refrigerator and still has room to sit five to six people. Its darker cabinetry provides a beautiful contrast to the opaque white cabinets on the surrounding walls. White marble counters and backsplash brighten up the kitchen and two crystal chandeliers create a timeless yet elegant feel. High-end Thermador appliances covered in custom inset panels are part of this featured project to implement the classic look the homeowner wanted for this kitchen. Finally, a featured cabinet arch with leaded glass separates the kitchen from the dining room and displays the homeowner’s fine china. Finally, large windows and French doors offer beautiful golf course views from multiple vantage points.

Hired mid demolition, Regan Baker Design Inc. partnered with the first-time home owners and construction team to help bring this two-bedroom two-bath condo some classic casual character. Cabinetry design, finish selection, furniture and accessories were all designed and implemented within a 6-month period. To add interest in the living room RBD added white oak paneling with a v-groove to the ceiling and clad the fireplace in a terra cotta tile. When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout.
