Our client’s modest, three-bedroom house occupies a beautiful, small site having views down the length of Lake Oswego. The design responded to their appreciation of Hawaiian Island/Pacific Rim architecture and to the strict limitation to construction imposed by local zoning. We worked with Forsgren Design Studio on the selection of materials and finishes. This house was published in the book “Dream Homes of Pacific Northwest” & Homes & Gardens Northwest magazine.

Designed by Bryan Anderson This kitchen renovation was driven by a desire to create a space for semi-formal dining in a small eat-in kitchen. By removing an imposing central island with range, and expanding a perimeter dropped soffit, we created a well-proportioned space in which to center a table for gathering. The expanded soffit cleaned up awkward angles at the ceiling and implies a thickness to the wall from which the kitchen is carved out. Small, flexible appliances enable full cooking potential, and modular cabinets provide highly functional features in minimal space. Ebony stained base cabinets recede, white-washed upper cabinets and panels reflect light, large-format ceramic counters and backsplash withstand culinary abuse, European oak flooring and accents provide warmth, and all combine under a ceiling of metallic paper to envelop users and guests in functional comfort. Sometimes the unique challenges of a site dictate almost everything about the end design. This European-inspired mountain retreat is one classic example. Perched atop a ridge, the buildable area was long but very narrow. A single axial line connects from the initial approach straight through the house and shoots to the view of mountains at the far end. The architecture of the home was envisioned to feel like an old French monastery-turned-family-home which has been restored and added to over several centuries. It is a place of solace and introspection, where the repetition of stone in house and landscape feels imposing, yet safe. Lush plantings line the sun-soaked parking court and dot the back terrace areas, creating delicate play of light and movement. A stepped water rill between terrace levels completes the atmosphere with its soothing babble.

The intent was to improve the kitchen, dining room and breakfast area by creating a built-in bench at the breakfast nook and removing the imposing fireplace which divided the breakfast area. The decision was made to open these spaces and to create a great room with views to each of the adjacent areas.

This gorgeous summer retreat was in need of a complete overhaul! After SuperStorm Sandy renovations to the lower level, my clients were ready to tackle the 3 upper floors. The home is chock full of original beauty with its custom bead board and moldings. Walnut banisters and solid five panels interior doors - adorned with crystal knobs. We took advantage of the amazing exposed ceiling beams in living and dining rooms. Incredible wavy leaded glass doors are found in both the foyer and bar rooms. Imposing interior walls were removed to make way for this dream kitchen! A classic 9" subway tile sets the tone for the white shaker front cabinets and quartz counter top. While the contrasting soft gray island carries an almost black dropped miter edge quartz top. For that old world charm, we added a pair of open shelves to showcase the dinnerware and glasses. Custom furnishings and window treatments are found through the home. Our goal was to create an amazingly cozy home that our clients could enjoy for generations to come!!

Adjacent to the barn, a sun-kissed bocce ball court invites friendly competition under the California sky. The adjoined guest house seamlessly marries contemporary design with farmhouse sensibilities. Clean lines, expansive windows, and a standing-seam metal roof define its character. The barn spills onto a vast covered patio with heaters and BBQ area and fire table a seating for many A dedicated section of the barn houses miniature ponies. Children and adults alike delight in their playful presence. Outdoor pastures provide ample space for the ponies to roam freely. The orchard, with its fruit-laden trees, adds to the bucolic charm. A meandering brook winds through the front of the property, providing a soothing soundtrack that echoes through its serpentine old olive tree grove. Deliberately modest, tucked into the hillside for minimal impact, the structure and hardscaping embraces its surroundings without imposing on it. But just walk to the edge of the gardens one can contemplate the Sonoma Valley all the way down to San Francisco. Our client cam to us with a gently sloping property in Baldwin Borough, on which they wanted to build a new ranch style home. During the Schematic Design Phase, we developed schemes showing different styles for the exterior. Of the European style chalet, modern farmhouse, and craftsman exteriors, the client gravitated toward the craftsman. While working through the design, we also needed to reconcile the Owner’s desire to have the house face the street, yet not look too imposing sitting on top of the hill with high roof lines, and vaulted game room. Ultimately, by rotating a portion of the plan 30 degrees, we were able to hug the contours of the site, and break the facade down into smaller vignettes. These vignettes led to a more properly scaled and pleasing result through slight variations of the wall composition .

Joseph Eichler developed his moderately priced houses for the mass-market starting in 1949. His homes were designed using affordable materials and simple construction techniques. Nearly 70 years later these homes are in need of updating and remodeling an Eichler home today can become an imposing and costly project if you’re not careful. For this project the clients, who had undergone several previous house renovations, were determined to stick with an established budget from the beginning. Klopf Architecture helped them modernize their Eichler with a premium appearance on a reasonable budget. The clients challenged the Klopf team to create a design that had a high-end feel and nicely done while adhering to their budget. That meant not all of the initial project scope could be built. Like many other Eichler homes, the original floor plan did not meet the family’s needs leaving them feeling disconnected from one room to another. While an early goal was to expand the house into a carport and create a larger garage, it did not survive the contractor pricing phase of the project. The goals that did survive through to the end of the project included blurring some of the boundaries and opening up some of the spaces, making them more functional and creating a smoother flow in the house. The Klopf team joined the former separate kitchen and formal living room into one large space and shift the dining room where it is now connected to the kitchen. Klopf swapped the family room to the front alongside the living room, so the spaces feel more cohesive and are now better suited for family activities. The functional layout of the master bathroom was changed to include a large, curbless shower. Installing a complete IKEA kitchen including cabinets, countertops, appliances, light fixtures, and furnishings was key to staying within budget. Bath fixtures in this house are also exclusively IKEA. Klopf Architecture has designed many homes using IKEA products, which are quite compatible offering an affordable, contemporary take on Eichler homes. The clients saved additional money from the simplicity and availability of IKEA products and by orchestrating the orders and purchases themselves. Following each construction meeting, the clients would make a run to IKEA and purchase items, pick up needed spare parts, and bring them back right away to stay ahead of the contractor’s schedule and minimize the chance of delays and bottlenecks. Klopf balanced material selections by retaining some of the original woodwork and simply refinishing the mahogany paneling. They were able to retain the original windows and sliding doors which were still in good shape, avoiding some of the most costly replacement expenses. Additionally interior doors were simply refinished and the exterior siding cleaned up and repainted. Formerly dark interiors are now illuminated with new slimmer semi-recessed lighting eliminating the need for costly roof work. Attention to design details allowed the Klopf team to ensure the house ended up with a high quality feel. Key visual elements were strictly aligned and Klopf worked with the clients to select a unified materials palette throughout the spaces so the house flows seamlessly together. Aligning the tile layout with the trusses and keeping it level with the concrete slab outside allowed them to achieve a level of quality that may otherwise be missed. The clients were able to keep their budget on track by determining clear goals and making critical decisions upfront, choosing materials and furnishings wisely, working with the right design and construction teams in place and to a large part, their willingness to participate throughout the process. In the end the clients were much happier with their reconfigured Eichler home and Klopf Architecture managed to keep their remodeling costs to about $325/sf – a good amount below the average Bay Area Eichler remodel. 2016. "African Room" Interior Design Project by #OxaKovalli. The most exotic of all existing styles is the African style. A passion for the unfamiliar is so human. Decorating the interior in the African style excites the imagination and creates a sense of touching a mystery, something special. Maximum exotic and grotesque, it breaks the clichéd notions of how the interior should be. To give your home an African flavor, a global rearrangement of the apartment to arrange not necessarily. This style - is the very embodiment of dynamics, expression, and pounding vital energy. A neatly chosen game of contrasts can achieve an interesting visual effect in this interior. For example, for decorating the room, you can choose warm, soft, muted colors: sandy, terracotta, pale, the color of melted milk, ochre, or wood bark. Against this background, the items of decor, curtains, and drapery of saturated hues will look very impressive: scarlet or lemon-yellow finishing cloth of upholstered furniture, orange fixtures, and motley carpets with characteristic ornaments. In terms of colors, the African style imposes the only restriction: you should not use synthetic, fluorescent colors.

This project was driven by a commitment to sustainability and repurposing existing materials, seamlessly blending the old with the new while minimizing waste. The goal was to transform the backyard into a lush garden oasis with a low-water and low-maintenance design. Despite challenges posed by the property's proximity to the golf course and specific guidelines, a harmonious integration of desert plant life and low-water lush plants was achieved. Reusing existing materials and replacing natural grass with synthetic turf minimized water usage, while strategic plant placement utilized run-off water for sustainable irrigation. Navigating the constraints imposed by the Country Club, the project created a cohesive outdoor space and repurposed cobblestones to bridge the gap between the golf course and the rear of the property. This project achieved a balance between ecological consciousness and aesthetic beauty, allowing the garden oasis to coexist harmoniously with the golf course backdrop, providing the clients with a serene and vibrant landscape that aligns with their vision and respects the natural resources of the community.

After long waiting, Expo Milan 2015 has finally opened its doors! Among more than 140 pavilions to describe the world, UAE pavilions , an imposing structure , including a theater and the Emir apartment was created . The pavilion, which stands for modernity, is one of the larger lots of Expo Milano 2015, and benefits from a privileged location, right in the center of the exhibition, alongside the main axis Decumanus. The FOSTER+PARTNERS architectural office , who designed it, was able to reflect the country's cultural heritage and in particular its focus on sustainable development. The amazing shape is shaped by a series of rippled walls, with a height over 12 meters, evoking both the shaded streets of country’s historic settlements , and the magnificent sand dunes of its deserts. There is also a charming green space dedicated to the native vegetation. At the end of the World Fair The lot will be dismantled and reassembled in Masdar City. THE CONTRIBUTION OF GRASSI PIETRE Grassi Pietre also participated in the creation of this wonderful project by FOSTER+PARTNERS. In particular (on behalf of Tecton, Reggio Emilia - Italy) the company from Nanto (Vicenza - Italy) provided 500 square meters of flooring in Trani Biancone - slabs 120x70x2 cm in honed finish - used for the Emir apartment (located inside the pavilion) and the lower level flooring adjacent to the auditorium. The Grassi Pietre marble was also used to clad the interior stairs leading to the apartment: Grassi Pietre provided the Trani Biancone for the shaped stairs, 3 cm thick honed surface. Moreover, Grassi Pietre also supplied 40 square meters of floor in marble Trani Biancone, in sandblasted finish (4 cm thick), for the outside terraces. The external staircase was built instead in Trani Bronzetto. All the outside surface have a non slippery bushhammered surface. TRANI BIANCONE And BRONZETTO Trani is a marble that moves between shades of beige (Bronzetto ), ivory (Biancone ) and rosé. The nuance changes depending on the variety. It is characterized by the many thin and sinuous veins. This custom home’s goal was to create a beautiful and functional alpine retreat. A place for family and friends to gather. A warm, welcoming feeling that connected to nature was prioritized. Outside, there are arched timber trusses and stone accents. The home’s angles and extensive picture windows take advantage of panoramic three-story views. Front entry has vaulted ceiling and posts with rock bases. Full height rear chimney creates an imposing profile from the road below. Structural timbers and glulams lean into the decorative timber trusses, highlighting the rustic chalet inspiration.
