2011 NARI CAPITAL COTY FINALIST AWARD WINNER This 1970’s split-level single-family home in an upscale Arlington neighborhood had been neglected for years. With his surrounding neighbors all doing major exterior and interior remodeling, however, the owner decided it was time to renovate his property as well. After several consultation meetings with the design team at Michael Nash Design, Build & Homes, he settled on an exterior layout to create an Art & Craft design for the home. It all got started by excavating the front and left side of the house and attaching a wrap-around stone porch. Key design attributes include a black metal roof, large tapered columns, blue and grey random style flag stone, beaded stain ceiling paneling and an octagonal seating area on the left side of this porch. The front porch has a wide stairway and another set of stairs leads to the back yard. All exterior walls of the home were modified with new headers to allow much larger custom-made windows, new front doors garage doors, and French side and back doors. A custom-designed mahogany front door with leaded glass provides more light and offers a wider entrance into the home’s living area. Design challenges included removing the entire face of the home and then adding new insulation, Tyvek and Hardiplank siding. The use of high-efficiency low-e windows makes the home air tight. The Arts & Crafts design touches include the front gable over the front porch, the prairie-style grill pattern on the windows and doors, the use of tapered columns sitting over stone columns and the leaded glass front door. Decorative exterior lighting provides the finishing touches to this look. Inside, custom woodwork, crown molding, custom glass cabinets and interior pillars carry the design. Upon entering the space, visitors face a large partition that separates the living area from a gourmet Arts & Crafts kitchen and dining room. The home’s signature space, the kitchen offers contrasting dark and light cherry cabinets. Wide plank hard wood floors, exotic granite counters and stainless steel professional-grade appliances make this a kitchen fit for any chef.

The Back Bay House is comprised of two main structures, a nocturnal wing and a daytime wing, joined by a glass gallery space. The daytime wing maintains an informal living arrangement that includes the dining space placed in an intimate alcove, a large country kitchen and relaxing seating area which opens to a classic covered porch and on to the water’s edge. The nocturnal wing houses three bedrooms. The master at the water side enjoys views and sounds of the wildlife and the shore while the two subordinate bedrooms soak in views of the garden and neighboring meadow. To bookend the scale and mass of the house, a whimsical tower was included to the nocturnal wing. The tower accommodates flex space for a bunk room, office or studio space. Materials and detailing of this house are based on a classic cottage vernacular language found in these sorts of buildings constructed in pre-war north america and harken back to a simpler time and scale. Eastern white cedar shingles, white painted trim and moulding collectively add a layer of texture and richness not found in today’s lexicon of detail. The house is 1,628 sf plus a 228 sf tower and a detached, two car garage which employs massing, detail and scale to allow the main house to read as dominant but not overbearing. A 1980's townhouse located in the Fitler Square neighborhood of Philadelphia was in need of an upgrade. The project that resulted included substantial interior renovation to the four-story townhome overlooking the Schuylkill River. The Owners desired a fresh interpretation of their existing space, more suited for entertaining and uncluttered modern living. This led to a reinvention of the modern master suite and a refocusing of architectural elements and materials throughout the home. Originally comprised of a divided master bedroom, bathroom and office, the fourth floor was entirely redesigned to create a contemporary, open-plan master suite. The bedroom, now located in the center of the floor plan, is composed with custom built-in furniture and includes a glass terrarium and a wet bar. It is flanked by a dressing room on one side and a luxurious bathroom on the other, all open to one another both visually and by circulation. The bathroom includes a free-standing tub, glass shower, custom wood vanity, eco-conscious fireplace, and an outdoor terrace. The open plan allows for great breadth and a wealth of natural light, atypical of townhouse living. The main entertaining floor houses the kitchen, dining area and living room. A sculptural ceiling defines the open dining area, while a long, low concrete hearth connects the new modern fireplace with the concrete stair treads leading up. The bright, neutral color palette of the walls and finishes contrasts against the blackened wood floors. The 3 bathrooms in this 1970's house were in serious need of remodeling - as in gut and re-build - so the owners decided to have them all done at once and while at it, refinish the floors, refurnish the living room and furnish the new screen porch addition. As a designer in a seasonal resort area, I am accustomed to working with my customers long distance. Using (and e-mailing) computer drafted renderings, product layout pages very professional builders, suppliers and steady communication, my client and I moved flawlessly through the challenges all remodel projects present. My goal was to find fabrics and furnishings that reflected the home's original architectural Mid Century Modern integrity The house has very strong horizontal lines that I wanted to repeat in the furniture, bathroom fixtures, tile and light fixture selections. Southern Beach Getaway in WaterColor Private Residence / WaterColor, Florida Architect: Geoff Chick & Associates Builder: Chris Clark Construction The E. F. San Juan team collaborated closely with architect Geoff Chick, builder Chris Clark, interior designer Allyson Runnels, and the homeowners to bring their design vision to reality. This included custom interior and exterior millwork, pecky cypress ceilings in various rooms of the home, different types of wall and ceiling paneling in each upstairs bedroom, custom pecky cypress barn doors and beams in the master suite, Euro-Wall doors in the living area, Weather Shield windows and doors throughout, Georgia pine porch ceilings, and Ipe porch flooring. Challenges: Allyson and the homeowners wanted each of the children’s upstairs bedrooms to have unique features, and we addressed this from a millwork perspective by producing different types of wall and ceiling paneling for each of these rooms. The homeowners also loved the look of pecky cypress and wanted to see this unique type of wood featured as a highlight throughout the home. Solution: In the main living area and kitchen, the coffered ceiling presents pecky cypress stained gray to accent the tiled wall of the kitchen. In the adjoining hallway, the pecky cypress ceiling is lightly pickled white to make a subtle contrast with the surrounding white paneled walls and trim. The master bedroom has two beautiful large pecky cypress barn doors and several large pecky cypress beams that give it a cozy, rustic yet Southern coastal feel. Off the master bedroom is a sitting/TV room featuring a pecky cypress ceiling in a stunning rectangular, concentric pattern that was expertly installed by Edgar Lara and his skilled team of finish carpenters. We also provided twelve-foot-high floor-to-ceiling Euro-Wall Systems doors in the living area that lend to the bright and airy feel of this space, as do the Weather Shield windows and doors that were used throughout the home. Finally, the porches’ rich, South Georgia pine ceilings and chatoyant Ipe floors create a warm contrast to the bright walls, columns, and railings of these comfortable outdoor spaces. This project is a new 5,900 sf. primary residence for a couple with three children. The site is slightly elevated above the residential street and enjoys winter views of the Potomac River. The family’s requirements included five bedrooms, five full baths, a powder room, family room, dining room, eat-in kitchen, walk-in pantry, mudroom, lower level recreation room, exercise room, media room and numerous storage spaces. Also included was the request for an outdoor terrace and adequate outdoor storage, including provision for the storage of bikes and kayaks. The family needed a home that would have two entrances, the primary entrance, and a mudroom entry that would provide generous storage spaces for the family’s active lifestyle. Due to the small lot size, the challenge was to accommodate the family’s requirements, while remaining sympathetic to the scale of neighboring homes. The residence employs a “T” shaped plan to aid in minimizing the massing visible from the street, while organizing interior spaces around a private outdoor terrace space accessible from the living and dining spaces. A generous front porch and a gambrel roof diminish the home’s scale, providing a welcoming view along the street front. A path along the right side of the residence leads to the family entrance and a small outbuilding that provides ready access to the bikes and kayaks while shielding the rear terrace from view of neighboring homes. The two entrances join a central stair hall that leads to the eat-in kitchen overlooking the great room. Window seats and a custom built banquette provide gathering spaces, while the French doors connect the great room to the terrace where the arbor transitions to the garden. A first floor guest suite, separate from the family areas of the home, affords privacy for both guests and hosts alike. The second floor Master Suite enjoys views of the Potomac River through a second floor arched balcony visible from the front. The exterior is composed of a board and batten first floor with a cedar shingled second floor and gambrel roof. These two contrasting materials and the inclusion of a partially recessed front porch contribute to the perceived diminution of the home’s scale relative to its smaller neighbors. This very busy family of five needed a convenient place to drop coats, shoes and bookbags near the active side entrance of their home. Creating a mudroom space was an essential part of a larger renovation project we were hired to design which included a kitchen, family room, butler’s pantry, home office, laundry room, and powder room. These additional spaces, including the new mudroom, did not exist previously and were created from the home’s existing square footage. The location of the mudroom provides convenient access from the entry door and creates a roomy hallway that allows an easy transition between the family room and laundry room. This space also is used to access the back staircase leading to the second floor addition which includes a bedroom, full bath, and a second office. The color pallet features peaceful shades of blue-greys and neutrals accented with textural storage baskets. On one side of the hallway floor-to-ceiling cabinetry provides an abundance of vital closed storage, while the other side features a traditional mudroom design with coat hooks, open cubbies, shoe storage and a long bench. The cubbies above and below the bench were specifically designed to accommodate baskets to make storage accessible and tidy. The stained wood bench seat adds warmth and contrast to the blue-grey paint. The desk area at the end closest to the door provides a charging station for mobile devices and serves as a handy landing spot for mail and keys.
