This prefabricated 1,800 square foot Certified Passive House is designed and built by The Artisans Group, located in the rugged central highlands of Shaw Island, in the San Juan Islands. It is the first Certified Passive House in the San Juans, and the fourth in Washington State. The home was built for $330 per square foot, while construction costs for residential projects in the San Juan market often exceed $600 per square foot. Passive House measures did not increase this projects’ cost of construction. The clients are retired teachers, and desired a low-maintenance, cost-effective, energy-efficient house in which they could age in place; a restful shelter from clutter, stress and over-stimulation. The circular floor plan centers on the prefabricated pod. Radiating from the pod, cabinetry and a minimum of walls defines functions, with a series of sliding and concealable doors providing flexible privacy to the peripheral spaces. The interior palette consists of wind fallen light maple floors, locally made FSC certified cabinets, stainless steel hardware and neutral tiles in black, gray and white. The exterior materials are painted concrete fiberboard lap siding, Ipe wood slats and galvanized metal. The home sits in stunning contrast to its natural environment with no formal landscaping. The design of this master bathroom is set to compliment the natural stone slab floor that sets the tone for this room. Because the entire second floor of the house was renovated into a master suite, the client requested an open concept plan for the entire suite. This allowed Equilibrium to increase the floor area of the bathroom and design an incredible statement piece which is the floor. Honey onyx slabs were cut into oversized tiles to make them more manageable and installed in a diamond pattern preserving continuity of lines from tile to tile, and slab to slab. Furthermore, what otherwise would be waste cut material, it was chiseled, flamed, and fabricated into custom mosaic installed on the back wall of the bathroom and on shower floor. To ensure Client’s safety, slabs were treated with anti slippage treatment and shower floor was finished with matching mosaic. Client requested that the shower is oversized and feels like showering under a waterfall. This was accomplished by running four separate water lines to feed the shower plumbing. When the two oversized rain heads, two shower heads, and six water jets are all on, you get the feeling of being under a natural waterfall in the Amazon. Non of this would be possible in today’s water starved world if it wasn’t for harvesting and special filtration system installed on this property that allows recirculation of water. Variation of lighting types allows for various theme settings, and energy efficient LED lighting further enhance the beauty of this bathroom with minimum energy consumption. Even edges of slabs were polished to ensure maximum light refraction with beveled seams that create purposeful patterns instead of hiding seams. Shower doors were etched with a pattern that adds dimension and provides privacy while complimenting the mosaic pattern on the back wall. The double sink vanity was floated off the floor allowing for maximum visibility of this artistic installation. It was made of rosewood and designed with three sections for drawers and storage. The three levels create a scalloping effect allowing each to be illuminated by LED lights which reflect elegantly in the onyx slab floor. Complimented by honey onyx top, and placed against a 42” high onyx wainscot, it is a functional and beautiful millwork. Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

Garage rooftop decks have gained in popularity in many cities, and are very common in Chicago as one of the best options to increase access to outdoor space, where residential space is otherwise limited. This beautiful single family home in Lakeview needed a significant garage roof deck overhaul. Rooftopia removed an old pergola and wooden decking bringing a modern aesthetic to the design of the new deck. We installed new porcelain paver floor tiles, added gorgeous Ipe privacy screens, and a Renson Pergola with an adjustable louvered waterproof cover. The Renson pergola system also seamlessly integrates three retractable screens made of fabric for privacy on three sides of the pergola, as well as LED lighting in the columns of the pergola and outdoor heaters. The pergola includes outdoor curtains to provide our clients with the ability to create a very cozy enclosure. The lighter finishes of the pavers, pergola and planter boxes keep the space looking fresh and bright all year round. To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. Infill Urban Homes often sacrifice yard space to increase the size of the house footprint and this property was no exception. A complete redesign of the rear deck included a pergola and screens for privacy and both a dining an cooking area while not limiting access to the basement walkout that was updated with a modern sauna with a new greenroof to soften the rear yard. A small seating rea and new privacy trees make up the balance of this rear yard while still leaving enough room for a small storage shed.
