This contemporary backyard oasis offers our clients indoor-outdoor living for year-round relaxation and entertaining. The custom rectilinear swimming pool and stacked stone raised spa were designed to maximize the tight lot coverage restrictions while the cascading waterfalls and natural stone water feature add tranquility to the space. Panoramic doors create a beautiful transition between the interior and exterior spaces allowing for more entertaining options and increased natural light. The covered porch features retractable screens, ceiling-mounted infrared heaters, T&G ceiling and a stacked stone fireplace while a custom black iron spiral staircase leads you to the upper deck and modern style pergola offering you additional lounge seating and a stunning view of this private in-town sanctuary.

Holly Hill, a retirement home, whose owner's hobbies are gardening and restoration of classic cars, is nestled into the site contours to maximize views of the lake and minimize impact on the site. Holly Hill is comprised of three wings joined by bridges: A wing facing a master garden to the east, another wing with workshop and a central activity, living, dining wing. Similar to a radiator the design increases the amount of exterior wall maximizing opportunities for natural ventilation during temperate months. Other passive solar design features will include extensive eaves, sheltering porches and high-albedo roofs, as strategies for considerably reducing solar heat gain. Daylighting with clerestories and solar tubes reduce daytime lighting requirements. Ground source geothermal heat pumps and superior to code insulation ensure minimal space conditioning costs. Corten steel siding and concrete foundation walls satisfy client requirements for low maintenance and durability. All light fixtures are LEDs. Open and screened porches are strategically located to allow pleasant outdoor use at any time of day, particular season or, if necessary, insect challenge. Dramatic cantilevers allow the porches to project into the site’s beautiful mixed hardwood tree canopy without damaging root systems. Guest arrive by vehicle with glimpses of the house and grounds through penetrations in the concrete wall enclosing the garden. One parked they are led through a garden composed of pavers, a fountain, benches, sculpture and plants. Views of the lake can be seen through and below the bridges. Primary client goals were a sustainable low-maintenance house, primarily single floor living, orientation to views, natural light to interiors, maximization of individual privacy, creation of a formal outdoor space for gardening, incorporation of a full workshop for cars, generous indoor and outdoor social space for guests and parties.

The homeowners had just purchased this home in El Segundo and they had remodeled the kitchen and one of the bathrooms on their own. However, they had more work to do. They felt that the rest of the project was too big and complex to tackle on their own and so they retained us to take over where they left off. The main focus of the project was to create a master suite and take advantage of the rather large backyard as an extension of their home. They were looking to create a more fluid indoor outdoor space. When adding the new master suite leaving the ceilings vaulted along with French doors give the space a feeling of openness. The window seat was originally designed as an architectural feature for the exterior but turned out to be a benefit to the interior! They wanted a spa feel for their master bathroom utilizing organic finishes. Since the plan is that this will be their forever home a curbless shower was an important feature to them. The glass barn door on the shower makes the space feel larger and allows for the travertine shower tile to show through. Floating shelves and vanity allow the space to feel larger while the natural tones of the porcelain tile floor are calming. The his and hers vessel sinks make the space functional for two people to use it at once. The walk-in closet is open while the master bathroom has a white pocket door for privacy. Since a new master suite was added to the home we converted the existing master bedroom into a family room. Adding French Doors to the family room opened up the floorplan to the outdoors while increasing the amount of natural light in this room. The closet that was previously in the bedroom was converted to built in cabinetry and floating shelves in the family room. The French doors in the master suite and family room now both open to the same deck space. The homes new open floor plan called for a kitchen island to bring the kitchen and dining / great room together. The island is a 3” countertop vs the standard inch and a half. This design feature gives the island a chunky look. It was important that the island look like it was always a part of the kitchen. Lastly, we added a skylight in the corner of the kitchen as it felt dark once we closed off the side door that was there previously. Repurposing rooms and opening the floor plan led to creating a laundry closet out of an old coat closet (and borrowing a small space from the new family room). The floors become an integral part of tying together an open floor plan like this. The home still had original oak floors and the homeowners wanted to maintain that character. We laced in new planks and refinished it all to bring the project together. To add curb appeal we removed the carport which was blocking a lot of natural light from the outside of the house. We also re-stuccoed the home and added exterior trim.

Our goal on this was to leave the area with as much open space as possible. This was because our client loves the view of the lake and property & wanted as much area for family & grand kids to be able to run around & enjoy. We met this challenge by installing large space of beautiful St. Augustine lawn grass. One request was to hide the view of neighbors property by utilizing native vegetation. This was achieved by varying different species of native trees (including 6 Oak species). The staggered placement & size of the trees resembled a native wooded barrier increasing solitude & bliss of privacy. Most trees used were hand picked specimens. Some trees were triple trunk & others were clusters of different trees. The largest was about a 1,200 Gallon container made up of Cypress, Red Oaks & Monterrey Oaks.

Reimagining an Urban Classic Perched high above San Francisco’s Cow Hollow neighborhood, this meticulously reimagined residence represents a thoughtful transformation of a classic urban home into a contemporary, light-filled sanctuary. The project involved a comprehensive renovation paired with both vertical and horizontal expansion, dramatically increasing the home’s footprint while enhancing its relationship to sweeping views of the Bay, the Palace of Fine Arts, and the surrounding hillside neighborhoods. The design strategy focused on opening the home to light, air, and vistas—elements often constrained in the dense urban fabric of San Francisco. By extending the structure upward and outward, the architects created a dynamic four-level residence that unfolds gradually, culminating in expansive living spaces and rooftop terraces oriented toward panoramic city and water views. Architecture that Frames the View At the heart of the design is a careful orchestration of sightlines and natural light. Large black-framed windows punctuate the façade and interior spaces, deliberately positioned to capture iconic San Francisco vistas while flooding the home with daylight. The architecture prioritizes openness, allowing rooms to flow seamlessly while maintaining a strong visual connection to the surrounding landscape. A dramatic skylight above the central stairwell anchors the vertical circulation of the home. This architectural gesture not only brings daylight deep into the interior but also reinforces the sense of spatial continuity between floors. Warm Modern Interiors Inside, the home balances architectural clarity with warm materiality. Wide-plank oak floors run throughout the residence, creating visual cohesion and grounding the interiors with natural warmth. Custom walnut millwork—integrated shelving, cabinetry, and wall panels—introduces depth and texture while complementing the clean lines of the architecture. The interiors are intentionally restrained yet richly layered. Contemporary furnishings, sculptural lighting, and curated artwork add personality while maintaining the calm, sophisticated palette that defines the home. The Social Heart of the Home The main living level serves as the social centerpiece of the residence. An open-plan kitchen, dining area, and lounge space unfold toward the view, creating an environment that feels both expansive and intimate. A sculptural marble island anchors the kitchen, functioning as both workspace and gathering hub. Surrounded by walnut cabinetry and professional-grade appliances, the kitchen merges elegance with functionality. Above, a cascading chandelier introduces a sense of vertical movement, reflecting the home’s emphasis on light and architectural rhythm. Living areas are arranged to encourage conversation and connection. Generous seating, layered rugs, and thoughtful lighting define distinct zones within the open plan while maintaining uninterrupted sightlines toward the cityscape beyond. Private Retreats Above the City Upper levels of the home are dedicated to quieter, more intimate spaces. The primary suite is conceived as a private retreat, where expansive windows frame treetop views and invite natural light throughout the day. The accompanying bathroom continues the home’s refined material palette. Marble surfaces, warm wood cabinetry, and brushed brass fixtures create a spa-like environment that balances luxury with tranquility. Additional bedrooms and flexible living spaces offer comfort for family and guests, each designed with the same attention to light, proportion, and material richness. Spaces for Entertaining Lower levels provide additional areas for gathering and entertaining. A lounge and bar area offer a relaxed setting for hosting, while custom wine storage adds a sophisticated touch for collectors and enthusiasts. A Rooftop Above the Neighborhood The transformation extends beyond the interior to include thoughtfully designed outdoor spaces. A landscaped rear yard introduces greenery and privacy at ground level, offering a serene urban escape. Above it all, the rooftop terrace becomes the crown jewel of the residence. Elevated above the neighborhood, it provides sweeping views of the San Francisco Bay and the Palace of Fine Arts. Comfortable seating areas, lush planters, and open sky create an ideal setting for outdoor entertaining, sunset gatherings, or quiet moments overlooking the city. A Contemporary Urban Sanctuary The completed residence demonstrates the power of thoughtful renovation and expansion within a historic urban neighborhood. By combining contemporary architecture, warm materiality, and an intentional relationship to the surrounding landscape, the project transforms a traditional San Francisco home into a modern sanctuary above the city.

Major alterations to the structure completely changed the way the existing spaces felt and functioned. A pitched ceiling replaced the flat livingroom ceiling. Large sliding doors opened the living room directly onto the deck. This functionally doubled the size of the living areas, despite not increasing the footprint. The master bedroom received large stacking slider opening onto the deck, designed for privacy from the living area. Laundry and kitchen are combined with ample storage behind minimalist cabinetry. Storage and bench space are maximised while keeping everything open and airy. The white cabinetry reduces the bulk of so much storage in a smaller space. New insulation, uPVC windows and energy efficient blinds improved thermal performance. A cold house became warm, inviting,cheaper to heat and cool. The outside of the building received new window frames, colour palette, deck, facade lightling, downpipes and gutters. Retaining cladding + floors made this a cost-effective, + radical transformation.

This project was the result of the owner’s desire to install a swimming pool and outdoor living space inspired by tropical resorts they had visited on family vacations. The one element asked for specifically was a large waterfall spilling into the pool. The challenge for the designers was how to achieve the look the owner’s wished without the use of clichéd items such as thatched huts and tiki torches. The designers decided lush full plantings using plants found in the northeast region that met certain design criteria would be the primary way of giving the tropical feel. Boulder outcroppings, irregular stone paving and fire bowls along the back of the pool would complete the look. The property is located in a newer subdivision with homes on both sides and a school to the rear. A walkway connects the neighborhood and the school along one side. The desired privacy would be addressed by the placement of plants and trees around the perimeter in mounded beds. Placing the waterfall to the rear of the pool helped block the view of the school beyond. The township had restrictions on the amount of impervious material allowable on site. The patio was designed to the maximum allowable size with square footage going to where it would be most usable. Planting beds were cut into the patio to decrease unnecessary square footage, divide spaces, and allow for more places to add plants and trees. A rectangular swimming pool was chosen to make it easier to install an automatic pool cover. The pool was designed, with input from the landscape designers, and contracted separately by the owner. The landscape designers chose the location of pool and waterfall so that it was prominently placed to be the focal point of the backyard. The pool includes a curving sunbathing shelf running from end to end, finished in a lighter color to make it more visible, with removable umbrellas for shade and to add to the resort feel. To tie into the boulders used throughout the design, a large boulder was used as a substitute for a diving board. The yard sloped down towards the back of the property which required a large amount of soil to be added and large boulder retaining wall along the back. For the planting design, the designers choose to focus on plants with larger leaves, various leaf colors and textures, and plants with large flowers in bold colors. These plants were then arranged into a loose lush planting scheme mixed with more traditional northeast plants such as pines, grasses, and roses. Unique plants such as hardy bananas were added for their tropical and exotic look. The full planting beds help to nestle in and enclose the living space. Broken flagstone was chosen for the patio and intentionally left irregular at the edges. PA flagstone was avoided and a stone with gold and brown tones was chosen. Boulder outcroppings added to the natural and tropical theme. The fire pit was designed with a large built-in bench to increase the amount of seating. The designers chose a rounded smooth shape and incorporated the same stone as the pool coping for the caps and bench. For entertaining guests the outdoor kitchen was outfitted with a large gas grill, beverage taps, refrigerator, sink and a dedicated lobster cooker. The kitchen was finished with granite countertops and stainless steel cabinets. Two strategically placed fire bowls, along with the low voltage lighting, add additional interest to the space at night. While the designers were faced with many challenges the resulting design incorporated enough elements to achieve the desired look and feel. Using plants appropriate to the northeast that fit the design criteria and carefully choosing hardscaping materials was essential. The owner’s feel they now have their own tropical theme resort right in their Pennsylvania backyard.

Our clients wanted to increase the size of their shower, omit their whirlpool tub and make better use of the open floor space in their master bathroom. Designer Barbara Bircher, CKD, moved and removed walls to open up the master bath and enlarge the master closet. Pocket doors were used to eliminate door interference with storage accessibility. Barbara created two separate vanity stations for him and her. Rotating the toilet created a more spacious water closet concept while maintaining privacy. The shower was relocated and enlarged to include a bench, which continues under the window and houses individual hampers drawers. This new design included a linen closet tucked in nicely behind the shower. For those of you who are on the fence about removing a whirlpool tub, Steve and Mindy both agree they do not miss their whirlpool tub in any way!!

Interior Rehab/Renovation and Rear addition for a Multi-unit residential building in the historic Little Italy neighborhood. We converted this vintage 2 flat into a lovely private residence for the owners duplexing the 1st & 2nd floors. We also designed a separate "In-Law" unit at the gardel level for rentals. We also added a "living" Green roof which increased thermal efficiency and reduced energy costs for the owners. Probably the 1st and only Green roof in the Little Italy neighborhood for a private residence. Overall a very positive and sustainable renovation adding tons of Value for the client and great for the environment.
