Riad Zasha: Middle Eastern Beauty at the Beach Private Residence / Alys Beach, Florida Architect: Khoury & Vogt Architects Builder: Alys Beach Construction --- “Riad Zasha resides in Alys Beach, a New Urbanist community along Scenic Highway 30-A in the Florida Panhandle,” says the design team at Khoury & Vogt Architects (KVA), the town architects of Alys Beach. “So named by the homeowner, who came with an explicit preference for something more exotic and Middle Eastern, the house evokes Moroccan and Egyptian influences spatially and decoratively while maintaining continuity with its surrounding architecture, all of which is tightly coded.” E. F. San Juan furnished Weather Shield impact-rated windows and doors, a mahogany impact-rated front door, and all of the custom exterior millwork, including shutters, screens, trim, handrails, and gates. The distinctive tower boasts indoor-outdoor “Florida room” living spaces caged in beautiful wooden mashrabiya grilles created by our team. The execution of this incredible home by the professionals at Alys Beach Construction and KVA resulted in a landmark residence for the town. Challenges: “Part of [the Alys Beach] coding, along with the master plan itself, dictated that a tower mark the corner of the lot,” says KVA. “Aligning this with the adjoining park to the south reinforces the axiality of each and locks the house into a greater urban whole.” The sheer amount of custom millwork created for this house made it a challenge, but a welcome one. The unique exterior called for wooden details everywhere, from the shutters to the handrails, mouldings and trim, roof decking, courtyard gates, ceiling panels for the Florida rooms, loggia screen panels, and more—but the tower was the standout element. The homeowners’ desire for Middle Eastern influences was met through the wooden mashrabiya (or moucharaby) oriel-style wooden latticework enclosing the third-story tower living space. Creating this focal point was some of our team’s most unique work to date, requiring the ultimate attention to detail, precision, and planning. The location close to the Gulf of Mexico also dictated that we partner with our friends at Weather Shield on the impact-rated exterior windows and doors, and their Lifeguard line was perfect for the job. The mahogany impact-rated front door also combines safety and security with beauty and style. Solution: Working closely with KVA and Alys Beach Construction on the timeline and planning for our custom wood products, windows, and doors was monumental to the success of this build. The amount of millwork produced meant our team had to carefully manage their time while ensuring we provided the highest quality of detail and work. The location south of Scenic Highway 30-A, steps from the beach, also meant deciding with KVA and Alys Beach Construction what materials should be used for the best possible production quality and looks while adhering to coding and standing the test of time in the harsh Gulfside elements such as high winds, humidity, and salt. The tower elements alone required the utmost care for building and installation. It was truly a test of skill for our team and Alys Beach Construction to create the corbels and other support pieces that would hold up the wooden oriel windows and latticework screens. Lauren Hunt from Reico Kitchen and Bath in Charlotte, NC, worked with The Atta Group to design a transitional-inspired kitchen and bar using Masterpiece cabinetry. The kitchen features Masterpiece cabinets in the Martel Evercore doorstyle in a Frost finish on the perimeter. The kitchen island and bar area both features the same doorstyle with a combination of two different finishes, Riverbed and Shortbread. The countertops are Calacatta Macchia Vecchia Sapien Stone Porcelain. The client shared their experience, saying, “I love the range hood and the slatted island decor. Riverbed is a beautiful color in both sun and shade. Lauren’s advice to get samples and lay them out in different lighting was invaluable. She went above and beyond, even coming out in the parking lot on a hot summer day to help us. We truly couldn’t have done this without her. Lauren was always patient and supportive as we made decisions, and she never pressured us. Any future projects we have, we’ll 100% reach out to Lauren. She even welcomed our newborn to the showroom!” Lauren shared, “The clients came with a clear aesthetic vision and plenty of inspiration photos, but they gave me the freedom to recommend and create a space that worked for their growing family while still looking great. We added design details like two-toned dining room cabinets, dark accent shelves in glass towers, an arched valance to match the doorways, and a custom hood that pulls from the island finishes. My favorite element is the slatted accent on the island, which the installers executed perfectly. This renovation was a big project, starting with a blank slate, which can be overwhelming with so many options. But it was incredibly rewarding to work with these clients who had such a creative vision. We really worked together to create a space that met their needs while showcasing their style. When the client moved in to this house, updating the kitchen was a top priority. This offered us the perfect opportunity to reconfigure the layout. A pantry and closet were removed from the exterior wall, allowing for additional cabinetry, and a much brighter and open appearance. Lighting was upgraded, and new appliances were purchased. Decorá Custom cabinetry was chosen, in an Inset door style. A custom paint color was used, to match the existing Sherwin Williams ‘Alabaster’ millwork. The appliances are perfectly built in to custom-sized units for a seamless and flush appearance. The reverse-arch island includes cleverly angled cabinets, and a built-in microwave. The Butler’s Pantry has abundant storage, including drawers, display areas, and a wine shelf. Balancing the Butler’s Pantry, the range top area also features glass door cabinets, as well as abundant drawers, and hidden storage. It’s the details that make this kitchen such a showstopper! 9 foot ceilings allow for 12” of stacked crown molding through the whole kitchen. Classic bead board wraps the island, and serves to complete the Butler’s Pantry. The wine shelf includes a simple arch valance, an element that is repeated in the arched furniture base and the arch countertop supports. Mullion glass doors are an eye-catching addition. The cabinets are topped off with classic marble countertops, keeping the fresh light feeling; with a solid Walnut bar top as the stunning centerpiece. The Herringbone pattern of the backsplash tile offers subtle interest. Brushed nickel Finial hinges add a vintage look to the cabinets, as do the new light fixtures. The end result is an incredible transformation!
