This British Colonial theme new residence sits atop the ridgeline on the west end of Sanibel Island overlooking the Gulf. Carefully manicured dune and beach access offer breathtaking views from the main and upper patios of the residence to the beach and the sunset. A lush, tropical entry runs the length of each side property line from the road, along each side of the house, to the CCCL line and provides a dense privacy barrier from the beach access path along the east property line. Tropical bamboo, white bird of paradise, traveler palms, dwarf leaf clusia and relocated native trees and shrubs make up the dense buffer. In the front of the residence a specimen multi-stem Sylvester Date Palm anchors the center drive island while stately royal palms, foxtail palms and multi-stem adonidia palms accent the foundation of the residence. Curved coconut palms march down the driveway to the street. Individual theme gardens were created in the side yards which include a Moon Garden, Fruit Garden, Butterfly Garden, Wetland Garden, Tropical Garden and Bamboo Garden. Architectural garden elements include a Walpole garden gate, arbor and mail box with a custom house name sign attached. As one walks the many different specimen gardens, large concrete garden benches from Curry & Co. offer a place to pause while botanical plant label stakes indicate plant species and origin. A California style espalier wall with confederate jasmine vine softens the back side of the pool wall, which is visible upon the entrance to the garages and espalier on the pool side wall for trellis bougainvillea offer vertical elements to connect the house and the landscape with tropical vegetation and color. This ideal client had a specific idea for their property which we were able to visualize and bring to reality.

The bones of this 1908 Glen Park home had been compromised by years and years of awkward remodels. The front door led directly to the private bedroom level, while the public gathering spaces were one-level down, with the main staircase nearly dropping you into the existing kitchen. Potentially spectacular views of an existing mature redwood tree and broad city views beyond were entirely ignored and inaccessible. We first unraveled the knot of the plan with a new split-level entryway and connecting stair. We then opened up the rear of the home to the views, using the huge backyard conifer as design inspiration for a perforated steel guardrail connecting the new interior and exterior space seamlessly. A lower expansion connects the home to the yard and alleyway garage entry. The Pinales House is indicative of the scale of remodel many young families can consider; a scale at which strategic design choices are key to discovering the unrealized potential of the home and site.

Our clients loved this tree-lined older, established neighborhood. They bought a house there that needed substantial renovations as it probably had not been updated in 30-40 years. They contacted Shapiro & Co in hopes that they would be able to transition an older, outdated house to a home that retained its character but was redesigned to meet the current needs of the family. The house foyer was very small and not accomodating for visitors so the architects relocated the entry and added a welcoming front porch. After an assessment of the existing conditions, it was determined that the kitchen, while serving its purpose in the 1940s, was completely out of character and in the wrong location for a modern family's needs. So the architects relocated and created an entirely new kitchen, and family and dining spaces. As indicative of homes in the ’40s and '50s, the master bedroom and bathroom were very small and not meeting current needs. Therefore we repurposed one bedroom into the master bath and dressing area and reorganized and enlarged the master bedroom area. The original second-floor plan was very small and confining. We captured some attic space and were able to create two bedrooms with ensuite bathrooms and a central common room for the children. By a sensitive assessment of the client’s needs and while maintaining the charm of the home, we were able to completely renovate and enlarge the house while keeping it in context with the beautiful neighborhood. When we first saw this 1850's farmhouse, the porch was dangerously fragile and falling apart. It had an unstable foundation; rotting columns, handrails, and stairs; and the ceiling had a sag in it, indicating a potential structural problem. The homeowner's goal was to create a usable outdoor living space, while maintaining and respecting the architectural integrity of the home. We began by shoring up the porch roof structure so we could completely deconstruct the porch itself and what was left of its foundation. From the ground up, we rebuilt the whole structure, reusing as much of the original materials and millwork as possible. Because many of the 170-year-old decorative profiles aren't readily available today, our team of carpenters custom milled the majority of the new corbels, dentil molding, posts, and balusters. The porch was finished with some new lighting, composite decking, and a tongue-and-groove ceiling. The end result is a charming outdoor space for the homeowners to welcome guests, and enjoy the views of the old growth trees surrounding the home.

"Transitional" -- what exactly does this term mean? Especially, when describing interior design. Transitional style design, usually means that you have characteristics of both modern and traditional in your space. You kind of fall in that even middle ground between both styles. For this dining room, our client was just that. However, she wasn't aware of it. She was trying to pair multiple traditional elements together, but it left her feeling unhappy. The space was feeling dark, filled with heavy furniture and nothing was popping or even uplifting. She knew she liked to mix patterns and textures, but was also unsure of how to achieve that. As I looked around her home, I realized that their art collection definitely leaned more on the modern and colorful side of the spectrum. This was a big indicator to me, she wasn't fully traditional at all, she was more transitional! That was my que, and we got to work and this is the result. Native House Photography
