Pediments have been popular for thousands of years. Originally used in Greece, they are a commonly used type of Classical architecture. Today they are commonly placed above doors and windows to give a home exterior a classic and distinctive look. Pediment basics Pediments are the portion of the trim that is located above the pilasters, which are the column like frames on the sides of windows and doors. Directly below the pediments though, between the pediment and the pilasters, is a crosshead or breastboard. The crosshead is the flatter, protruding section directly above the door. Pediments can be purchased by themselves or can come with a crosshead already attached. These Pediments are manufactured out of a high density urethane, which is made to resemble wood but without the deterioration like wood has. Urethane architectural supplies are resistant to damage such as cracking or rotting. They are usually cheaper than wood alternatives. Different styles for different homes When choosing window trim or door trim either during initial door or window installation or for a home improvement project, you should consider the style of your home or the style that you want to create for your home. Do you want simple, unadorned distinction, or intricately molded elegance? Pediments combined with other millwork around window casings and doors can compliment any home. The main shapes of pediments are rounded, triangular, and scrolled. Rounded or semi-circle pediments can be plain but often have a sunburst pattern as well. Scrolling pediments are popular due to the elegance of this pediment shape. Triangular pediments come in Victorian styles, simple triangular shapes, and often in triangular shapes broken in the center or peak of the triangle by a more rounded shape such as an acorn. Triangular shapes are also commonly used on gable pediments, which are used in the upper triangular portions of home exteriors for decoration. Gable pediments are available in all of the same styles as door and window pediments

Having been referred to San Luis Kitchen by the mother of a co-worker, this month’s homeowners came to our showroom with high hopes. Tried and true do-it-yourselfers, the couple had already knocked out a wall to create a pass-thru between their kitchen and living room. However life intervened and they were stalled with raw drywall and partially demolished cabinets. Hence, the recognition of need for professional remodeling help! An initial interview with San Luis Kitchen’s design team revealed a few things that had to change. First, this busy professional couple had been living for years without a dishwasher! “NO more!” exclaimed the wife. Secondly, there was a marked lack of convenient workspace in this small kitchen. The workable counter space was limited to one corner of the room between the sink and the range – the microwave was filling the counter to the left of the sink and there was no counter at all to the right of the range. To add insult to injury, a room divider that had a nice large top was basically unusable – it was in an awkward location for prep work (facing the dining room with your back to the kitchen), had an old wood counter that was aesthetically appealing but impractical for food prep, and just ended up covered in clutter. Thirdly, the work area of the kitchen was blah, boring and uninspiring – when standing at the sink you stared at a blank wall and the range faced the unfinished drywall from the stalled remodel – not a place to spend quality time! There were some interesting plus points to the existing space that could be capitalized upon. The homeowner absolutely loved her range – a freestanding 30” unit with double stacked ovens. She definitely wanted to reuse it. Another plus was the placement of the refrigerator. It was recessed into a niche built into the connecting garage. This allowed the spacious deep refrigerator to remain unimposing in the kitchen – it wasn’t sticking out in the space the way fridges often are! And now to the redesign and the new kitchen. We decided to remove the center room divider and integrate the kitchen with the dining area. We gave the homeowners lots of storage space by designing a dining area hutch that has four tall pantry cabinets in addition to a display area and two banks of nice deep drawers. We kept the refrigerator recessed into the garage (pulling it forward a bit to align with the hutch) and added a decorative open shelf above it. Next, we moved the new farmhouse style stainless sink to face the living area pass-thru (the designated clean-up person can now interact with guests who are relaxing after dinner) and added a small dishwasher to the left of the sink and a double pull-out trash cabinet to the right of it – all the essentials for clean-up – and counter space to boot! We also tucked a narrow tray storage cabinet into the corner next to the dishwasher. The range now centers on the end wall of the kitchen with a microwave hood and cabinetry detail above creating a focal point for the kitchen. On either side of the range are swing-out shelves to access the base corners – space was tight here, we custom sized the cabinets and squeezed them in. A bank of four drawers is located under the window extending the counter around the corner so that the homeowners now have food prep space both left and right of the range. In the upper cabinets to the left of the microwave we installed a swing-out spice pantry for organized storage and easy access to essential items. Their Kitchenaid mixer lives on the counter here with adjustable shelf storage above it – this corner has become a bake center. And there is now a designated coffee space in the other corner featuring a diagonal wall corner cabinet and decorative corner mug shelf. In conclusion, San Luis Kitchen and these intrepid homeowners took an old boring white kitchen and transformed it into a whole new room. Now the kitchen complements the up-beat and energetic lifestyle of its users.

This week, we want to talk about the other most common type of real estate investment: “fix and flip.” The Appeal of House Flipping We all love the house flipping shows on HGTV and other reality channels. They’re great and they make the prospect of buying, renovating and flipping homes for big profits seem super sexy and fun. However, any experienced real estate investor will tell you it’s not quite as easy as they make it look. There’s a lot of work that goes into a successful fix and flip investment. The basic premise of a fix and flip investment is pretty simple. You buy a property, usually one that needs some work and is available at a great price. You renovate the property, making the necessary repairs and upgrades to maximize its resale value. Then, you sell the property on the open market for the highest possible price. You get in and out as quickly as possible. Full-time flippers will move from property to property or will have multiple properties being worked on at the same time. Rather than the “buy and hold” strategy where you keep the house while earning rental income and equity over time, you are looking for the quick sale to earn your profits. We’re not only talking about financing the house itself, but all the renovation costs and other expenses involved in the flip. You are laying out all that money at the beginning and only seeing your returns when the property sells. This can create cash flow issues and stress if you fall being schedule or go above your initial budget. Taxes—House flips will usually create dramatic swings in income year over year, and that can increase your tax bill. You have to pace things correctly to take advantage of specific capital gains tax rules. Capital gains taxes are higher on any property owned less than a year, so you have to find that balance of how long you own any specific investment properties and how long it takes to complete the renovation and sale. Before you get too deep into fix and flip investing, you will want to talk with your tax advisor to make sure you have the right plan in place. Surprises—All real estate investment is susceptible to surprises. You don’t always know what lies behind the walls until you start the renovation process. You cannot plan for everything as a real estate investor, but you have to be prepared for anything. It is a good idea to add some wiggle room in your budget and overestimate your renovation expenses/timeline to cover any surprises that may come up. These are some of the biggest pros and cons of fix and flip real estate investment. In many regards, little has changed at New Hampshire’s Squam Lake in the nearly 35 years since the classic movie On Golden Pond was filmed there. The lake is still a generational favorite for family getaways and vacations in a traditional setting. But now, beautifully designed and strikingly contemporary residences are being constructed among the classic old cabins. A good example is the new Squam Lake House that is the year-round vacation retreat for a large and active family. Design for the 3,500 sq. ft. residence was significantly influenced by the site. The south-facing house follows the natural topography along the shoreline to maximize views and the passive solar effect. The building includes three linked masses called “wigwams” that include family bedrooms, communal living spaces and guest areas. “A part of the narrative was to reference the Native American culture of the area,” according to designer Patrick Kane, principal, Kane Architecture, East Hardwick, VT. “The large architectural zinc panels on the façade were meant to be reminiscent of the Abenaki Tribe wigwams which were made of large slabs of bark." Approximately 7,500 sq. ft. of RHEINZINK prePATINA blue-grey Standing Seam Panels were utilized in both roof and façade applications. Low or no maintenance was a key factor in the design from the beginning. “The owner didn’t want to own a single bucket of exterior paint,” Kane said. “We considered several metals initially but quickly settled on the RHEINZINK. We really liked the color of the prePATINA blue-grey. It has color qualities similar to the beech trees on the site and we really wanted the building to blend into the natural environment. We also liked the embodied energy. So we basically selected the RHEINZINK because of its environmental benefits and the unique color. ”With its passive solar effect, triple glazing and superior insulation, the structure provides outstanding energy efficiency. “The hot tub takes more energy than it requires to heat the entire house,” according to Kane.The Standing Seam Panels were installed by European Custom Sheet Metal (formerly Vintage Sheet Metal), Salem, NH. RHEINZINK distributor Beacon Sales, Brockton, MA, fabricated the architectural panels.

By Joseph Pubillones (DailyHerald.com http://www.dailyherald.com/article/20140913/entlife/140919600) From time to time, someone will corner me and confess to me that they are depressed; they whisper that they believe their decorating is making them sick. They tell me that their interiors are not to their liking because of choices made by their spouse, their designer, or because of their own misguided attempts at decorating. Is it possible for their environment to make them feel sick? Yes (as I think about it), it is possible for design to alter moods. In the mid-1950s, Norbett Mintz, a researcher at Brandeis University, and his mentor, the renowned psychologist Abraham Maslow, decided to conduct research about the effects of "beauty" on behavior. Mintz had already conducted experiments about the effects of color on human behavior and concluded that color selection has a palpable effect on personal behavior. A room's design can have an impact on your mood. Mismatched colors or an overstuffed room can affect your ability to relax and feel comfortable. In their experiment about beauty, they designed three rooms. The first was "the ugly room", replete with clashing colors and patterns, disorganization and too much furniture for the size of the space. The second was "the average room", arranged with a monochromatic scheme, basic furniture pieces and subtly colored nondescript art. The third was "the beautiful room", decorated with quality case-goods, and fashionable fabrics and colors. Overwhelmingly, the test group rejected "the ugly room". "The average room" and "the beautiful room" were tied as the preferred room. When asked to describe the rooms, the test group was best able to describe "the beautiful room". As a designer, this is not news to me. There are rooms, especially those that I like, that I can describe with remarkable detail. Although our notion of what is beautiful varies from person to person, it can be said that beautiful design is more memorable. We can deduce that each person prefers the beautiful. From the time we are born, there are foods that are preferred -- some love sweets; others prefer more savory flavors. Over time, our taste buds evolve, and what was once a favorite food can become insipid or nauseating. The same is true for interior design. Over time, everyone develops preferences about what makes us feel comfortable and at home. When I hear that someone's home is depressing, I am concerned. I suggest immediate action to change what is most bothersome. If it is wall color: a painting party is overdue. If it is furniture: I ask them to consider new upholstery; a new furniture arrangement; or substituting new pieces for those that offend. And for those too timid or dismayed to tackle their problems head-on and alone, I suggest hiring a professional interior designer. Your home is your castle. Many of my clients have said they couldn’t imagine the results after their project was completed. They say it was the WOW factor. I say, that is why you hired a professional designer. There are many situations that warrant the hiring a professional interior designer. This includes something as simple as choosing paint and window covering to full scale renovation work such as a new kitchen, bath or lower level. In addition to achieving that WOW factor, a professional interior designer will save their clients’ money in many ways, most importantly the avoidance of costly mistakes. Not only will a professional designer understand the context of the project, they will have access to many resources and their trained eye can make a world of difference in the final result. And those final results also will improve the value of your home. Professional interior designers are able to work closely with architects and contractors and are comfortable with drawing floor plans, as well as understanding the implications of how interiors will be used as it relates to structural and available floor space. Beyond floor plans, program management, installation and understanding how structural design will be used in a practical setting, a professional interior designer will also be knowledgeable in color and fabric design, space planning, window coverings, furniture design, architecture and much more. So when you see the initials ASID and NCIDQ next to an interior designer’s name, know they have been through significant amount of formal certification. When hiring a professional interior designer, it is important to have an understanding of the scope of the work to be done. Before my initial meeting with a new client, I ask them to spend some time making a list of their needs as well as any pictures they saved of items or rooms they like. Upon our first meeting, I take photos and measurements. Together,we then develop a detailed itemized list covering all areas of concern. The next step is to draw up and present a floor plan. Depending on the type of project this could include floor plans and furniture placement as well as construction and lighting if needed. Once the plan is approved appropriate furnishings and finishes are selected. This can be fun - and exhausting as well. I often present my clients with many samples from which to choose. After the furniture choices, I develop a comprehensive budget itemizing all purchases. I also may call on several of the contractors I work with such as electricians, plumbers, cabinet wholesalers and cabinet makers, painters, as well as drapery workrooms and installers. It has taken many years to compile trusted associates, which is an important part of being a good designer. Lead times for good furniture and furnishings can take from 6-12 weeks depending on availability. This extra time gives sufficient time to finish the required preparatory work, and allows clients time to dispose of old furniture.
