After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. Timmerman Photography This is a home we initially built in 1995 and after it sold in 2014 we were commissioned to come back and remodel the interior of the home. We worked with internationally renowned architect Will Bruder on the initial design on the home. The goal of home was to build a modern hillside home which made the most of the vista upon which it sat. A few ways we were able to achieve this were the unique, floor-to-ceiling glass windows on the side of the property overlooking Scottsdale, a private courtyard off the master bedroom and bathroom, and a custom commissioned sculpture Mayme Kratz. Stonecreek's particular role in the project were to work alongside both the clients and the architect to make sure we were able to perfectly execute on the vision and design of the project. A very unique component of this house is how truly custom every feature is, all the way from the window systems and the bathtubs all the way down to the door handles and other features.

This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. The planting design also included the addition of small trees to create vertical interest. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.

From the owner: We were referred to Pam McPeak of Southern Places by a family friend who utilized her services on a recent project. We met Pam in person initially to share our ideas and photos of our existing space. As usual, first impressions are essential for building trust and credibility. Our project, which we initially thought would be a simple refresh, was quite a surprise. It included fresh paint, furniture upgrades, new artwork, and, most unexpectedly, the installation of a large wall mural. Never in a hundred years would we have selected a wall panel mural on our own. It was outside of our design comfort zone. Sensing this, Pam walked us through hanging a wallpaper-based mural, asking us to trust her, which we did. She surrounded it with a matching wooden frame, which looked incredible. Another thing we liked about Pam's style was that she was very willing to work with pieces that had special significance to us and that we did not want to give up. She showed a unique talent for blending the old with the new. Finally, there were a couple of times when we only partially agreed with a piece or display that Pam had suggested. She worked with us to get things to make the tweaks necessary to get it just right. Needless to say, we are very pleased with how it turned out. Once a mere room, our space has been transformed into a place of inspiration and comfort, a testament to Pam's expertise and experience.

This is the first certified Passive House in the Chicago area, built by Biltmore Insulated Concrete (thermal shell) and Evolutionary Home Builders (GC). TBDA acted as architect and Passive House consultant, performing the rigorous calculations in conjunction with the spatial, structural, mechanical, and esthetic design considerations. Cadmium Interiors selected interior finishes and furniture. Passive Houses have inherently good indoor air quality due to the continuous ventilation and condensation-proof thermal shell, but we took this to the next level by becoming a pilot project for the Healthy Homes Initiative. All construction materials, finishes, paints, adhesives, caulks, etc., were selected to be non-toxic (i.e., no-added-formaldehyde cabinet construction), using Greenguard as a standard where possible.

One of the initial challenges about this room was that there was initially no place to put the television and there were no studs behind the wall to hang it. We ended up building a ledge upon the original mantle so that the TV could sit on top of it. There is a lot of hidden storage in this room; there are built in bookshelves, cabinets and the wooden chest also opens up. Sometimes the design solutions we come up for a homeowner extend beyond their kitchen — as was the case at the Burfeind residence. Julia Burfeind was unhappy that her home’s nearly 20-year-old kitchen was not well suited to entertain guests, which is something she’s been doing more of recently. She was also not satisfied with how the adjacent sunroom and mud/laundry rooms were laid out and being used (or in the case of the sunroom, not being used) by the family. Julia was recommended to Morris Black Designs whom she was told would be excellent at resolving all three issues. “Our house was built in ‘98 I believe, so the kitchen was in need of a facelift but more importantly its setup was not particularly helpful for socializing,” explains Julia. “Among other things, there was a small island in the kitchen which was not suitable for accommodating guests. “In addition, our kitchen was attached to a “sunroom” which was essentially a stepdown separate room that was attached to the kitchen but really wasn’t part of the kitchen — and so it felt like a lot of wasted space for us,” she continues. “We had our kids’ art supplies and the dog bed out there. The space was kinda useless. We didn’t like that setup particularly.” “And then thirdly, we had a room attached to the kitchen that served as both a mudroom and a laundry room but didn’t do a good job of being either. I’ve got two active young kids that play a lot of sports. There wasn’t enough room in there for all their stuff. And not enough room to do the laundry. The problems we had with all three spaces convinced us to renovate.” Julia met with one of our designers in her home to discuss and show first-hand the issues that were plaguing the kitchen area of the home. The need to address three distinct areas required a bit more planning and time to go from initial ideas to installation than typical kitchen-only projects, but when it was all finally said and done, Julia had three rooms that now meet her needs much better than they did before. “By itself the kitchen would be fantastic,” she happily expresses. “We have a really large island now where we have four comfortable stools where people can sit and relax while others cook which is exactly what we wanted. You know the kitchen is always the central part of your home and when you entertain, which we do fairly often, people always end up in the kitchen so this big new island works great for us.” “And now the area that was called a sunroom is incorporated with the kitchen — it was brought physically up to the same level as the kitchen which opened the two rooms up to each other as much as they can be so it’s really all one room now. We now have a dining room table out in that area and a wet bar where we have our bar stuff and our coffee makers and all of that. So those areas now work together great.” “We completed a small addition to bump the laundry room out behind the kitchen. We then had Morris Black Designs build four big storage lockers in our mudroom for the kids’ gym bags and sports stuff. They’re not like gym lockers; they’re more like nice cabinets with wooden doors which we keep closed to hide the mess inside each — so it looks very nice in that room despite having all of my kids’ gym bags secretly piled up in there. Our team was approached by a lovely client in early January 2022 to undertake a full home renovation project. Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

From the owner: We were referred to Pam McPeak of Southern Places by a family friend who utilized her services on a recent project. We met Pam in person initially to share our ideas and photos of our existing space. As usual, first impressions are essential for building trust and credibility. Pam was not only personable and professional but also willing to listen to our ideas, for which we are truly grateful. Our project, which we initially thought would be a simple refresh, was quite a surprise. It included fresh paint, furniture upgrades, new artwork, and, most unexpectedly, the installation of a large wall mural. Never in a hundred years would we have selected a wall panel mural on our own. It was outside of our design comfort zone. Sensing this, Pam walked us through hanging a wallpaper-based mural, asking us to trust her, which we did. She surrounded it with a matching wooden frame, which looked incredible. Another thing we liked about Pam's style was that she was very willing to work with pieces that had special significance to us and that we did not want to give up. She showed a unique talent for blending the old with the new. Finally, there were a couple of times when we only partially agreed with a piece or display that Pam had suggested. She worked with us to get things to make the tweaks necessary to get it just right. Needless to say, we are very pleased with how it turned out. Once a mere room, our space has been transformed into a place of inspiration and comfort, a testament to Pam's expertise and experience.
