The guest bathroom plays an important role on how your guests will perceive the architecture and style of your home. In this house we totally transformed the outdated bathroom. In collaboration with Roberto Lugo a daring designer from New York, the design process was focused on creating a contemporary space that could be elegant and comfortable. The initial renovation on this project started with the demolition of entire bathroom including doors, vanity, floor, plumbing and light fixture, toilet, tub, tile switches and outlet. For the vanity, a furniture-like cabinet style with soft close hardware. The brown stain was paired perfectly with a brown engineered quartz countertop that had specs of copper. We installed new undermount sinks and new chrome faucet. Instead of the typical matching stone 4” backsplash we opted to use the said mosaic used in the shower to tie the 2 areas together. The shower turned out beautifully. We coordinated the quarts from the vanity and used the same material on the shower seat and the top of the armrest. We used a total of 4 tile materials, a glass mosaic in the niche, floor, ceiling and outside of the shower. A linear mosaic from floor to ceiling and a large format tile installed vertically on the walls. The shower fixtures used in this shower were a ceiling-mounted rainfall shower and a handheld shower sprayer.

In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. Both maintain elements, such as tiles, fixtures, and colors, that coordinate with the overall eclectic farmhouse look. HOW WE COLLABORATE Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs. SPACE PLANNING Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Uniquely-shaped spaces naturally require more concentration than those built in the standard rectangular shape. Questions we consider include: Where will people really spend time in this space? And we love it!” They told us during our initial Design Therapy Sesh. We knew immediately what she meant - we have an open-door policy with our families, too! Which was why we consciously created living spaces that were open, inviting and welcoming. Now, the only problem our clients would have would be convincing their guests to leave! The Courtyard Oasis project encompasses what abarnai does best; remodeling a space with an emphasis on functional installation artwork. Our clients wanted a beautiful and tranquil outdoor space as a seamless extension of their indoor living space. They initially described the outdoor area as a drainage ditch, and to transform it into a Courtyard Oasis required detailed design work and creative collaboration. An open central patio, with custom trellises as a living focal point, was the starting point of the design to connect the indoor and outdoor spaces and allow the courtyard area to be divided into different zones -- for relaxing, entertaining and gardening. The abarnai team loved this project because they go to completely revamp the area and utilize a wide variety of design and building skills, including patio construction, custom trellis artwork, composite decking and stairs, a wood retaining wall, feature lighting systems, planting areas, and a sprinkler system.
