All work was done remotely except for an initial meeting for site measure and initial consult, and then a second flight for final installation. All 6,000 square feet was decorated head to toe by J Hill Interiors, Inc., as well as new paint and lighting.

Staging this 4-bedroom house, for sale came with some challenges. Walls and ceilings painted the same color were making the house feel dark and were not showcasing the architectural features of the house. I found a new appreciation for Navajo White and Alabaster White on this project. The initial plan was to paint a few key rooms, but as the project unfolded, it was clear the new paint was making the rest of the 18-year-old house show its age. The new wall and ceiling colors helped show off the natural wood trim and frame the beautiful exterior views. Queue the elk and cross-country skiers on the snow-covered bike path. The next challenge was furniture. A mixed variety of furniture styles were a distraction to the eye. This drew focus away from highlighting the house’s large spaces. We edited out all of the distracting and mismatched pieces then decided to stage with empty bedrooms rather than spend money on bedding and accessories. Next, space planning. During the initial build of the home a 900-foot bonus room was created over the 3-car garage. It was a huge multipurpose space that was underutilized for day to day living. The family room furniture was moved out of a cozy first floor guest bedroom and into the bonus space. The new family room now had purpose and allowed the first-floor guest room to be staged as a 4th bedroom. Finally, lighting and art. Dining, kitchen and living area lighting was updated from traditional craftsman fixtures to more current fixtures with a mix of bronze and clear glass. Eddison, filament style bulbs made the fixtures interesting and added warmth. Several track lights were replaced with can lights including the one highlighting new art over the fireplace. Simple things like changing outlets, switches and covers cleaned up the walls. Carpet stretching and cleaning brought a fresh clean look to the carpeted areas while cleaning and buffing the wood and concrete floors brought back their original shine.

During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Our customer wanted to have complete kitchen remodeling. We initially created a 3D model of the kitchen after gathering customer needs and ideas. We carefully took out everything in the kitchen and installed brand new modern white kitchen cabinets and countertops. Customer loved the new look and was amazed how the 3D Design we offered initially looked very similar to the outcome.

This classic 1970's rambler was purchased by our clients as their 'forever' retirement home and as a gathering place for their large, extended family. Situated on a large, verdant lot, the house was burdened with extremely dated finishes and poorly conceived spaces. These flaws were more than offset by the overwhelming advantages of a single level plan and spectacular sunset views. Weighing their options, our clients executed their purchase fully intending to hire us to immediately remodel this structure for them. Our first task was to open up this plan and give the house a fresh, contemporary look that emphasizes views toward Lake Washington and the Olympic Mountains in the distance. Our initial response was to recreate our favorite Great Room plan. This started with the elimination of a large, masonry fireplace awkwardly located in the middle of the plan and to then tear out all the walls. We then flipped the Kitchen and Dining Room and inserted a walk-in pantry between the Garage and new Kitchen location. While our clients' initial intention was to execute a simple Kitchen remodel, the project scope grew during the design phase. We convinced them that the original ill-conceived entry needed a make-over as well as both bathrooms on the main level. Now, instead of an entry sequence that looks like an afterthought, there is a formal court on axis with an entry art wall that arrests views before moving into the heart of the plan. The master suite was updated by sliding the wall between the bedroom and Great Room into the family area and then placing closets along this wall - in essence, using these closets as an acoustical buffer between the Master Suite and the Great Room. Moving these closets then freed up space for a 5-piece master bath, a more efficient hall bath and a stacking washer/dryer in a closet at the top of the stairs.

From the owner: We were referred to Pam McPeak of Southern Places by a family friend who utilized her services on a recent project. We met Pam in person initially to share our ideas and photos of our existing space. As usual, first impressions are essential for building trust and credibility. Pam was not only personable and professional but also willing to listen to our ideas, for which we are truly grateful. Our project, which we initially thought would be a simple refresh, was quite a surprise. It included fresh paint, furniture upgrades, new artwork, and, most unexpectedly, the installation of a large wall mural. Never in a hundred years would we have selected a wall panel mural on our own. It was outside of our design comfort zone. Sensing this, Pam walked us through hanging a wallpaper-based mural, asking us to trust her, which we did. She surrounded it with a matching wooden frame, which looked incredible. Another thing we liked about Pam's style was that she was very willing to work with pieces that had special significance to us and that we did not want to give up. She showed a unique talent for blending the old with the new. Finally, there were a couple of times when we only partially agreed with a piece or display that Pam had suggested. She worked with us to get things to make the tweaks necessary to get it just right. Needless to say, we are very pleased with how it turned out. Once a mere room, our space has been transformed into a place of inspiration and comfort, a testament to Pam's expertise and experience.

Located in the heart of Downtown St. Petersburg, the Vinoy Renaissance Resort & Golf Club is one of the city's most iconic hotels. This downtown gem can easily be distinguished by its salmon color and Mediterranean Revival style architecture. Situated right on the bay, this luxury resort is just a short walk from all of the area’s major attractions such as the Dali Museum, Beach Drive, and the Mahaffey Theater. The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. As far as the project requirements, the Vinoy needed something that will hold up through the harsh sun and storms of Central Florida. Typically, cushions in a commercial setting will last a few years depending on the human traffic. For a luxury hotel, such as the Vinoy, these cushions should have been replaced within 3 years. To ensure that they would have high performing seating for their guests, they chose cushions fabricated with Sunbrella Rain performance fabric. This fabric is 100% waterproof and specifically made for outdoor spaces that endure heavy rainfall or any kind of moisture. Sunbrella Rain eliminates drying time after wet weather. Resort staff can simply wipe the cushions down and their guests are ready to continue lounging and relaxing. The Vinoy’s original cushions used a polyurethane foam that had since lost its strength and was no longer providing a comfortable seat. (When we initially surveyed the Vinoy, we witnessed many customers doubling up on cushions to place behind their backs!) Numerous cushions had ripped at the seams and the zippers were non-functional. Dry-fast foam, the preferred option for cushions fabricated with Sunbrella Rain, was the perfect choice with the 4 in. thick seats & 5 in. thick backs because it will provide a firm seat and support for years to come.

Why Mattress Thickness Is One of the Most Misunderstood Specs When most people shop for a memory foam mattress, they focus on firmness, materials, and brand. Letter From A Client ! We hired Gappsi this summer to do a complete backyard project. We chose a free form in-ground vinyl pool, travertine patio, composite desk and full landscaping. Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot. Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union. Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

Our customer wanted to have complete kitchen remodeling. We initially created a 3D model of the kitchen after gathering customer needs and ideas. We carefully took out everything in the kitchen and installed brand new modern white kitchen cabinets and countertops. Customer loved the new look and was amazed how the 3D Design we offered initially looked very similar to the outcome.

Our clients wanted to create a backyard area to hang out and entertain with some privacy and protection from the elements. The initial vision was to simply build a large roof over one side of the existing deck while providing a little privacy. It was important to them to carefully integrate the new covered deck roofline into the existing home so that it looked it was there from day one. We had our partners at Draw Design help us with the initial drawings. As work progressed, the scope of the project morphed into something more significant. Check out the outdoor built-in barbecue and seating area complete with custom cabinets, granite countertops, and beautiful outdoor gas fireplace. Stone pillars and black metal capping completed the look giving the structure a mountain resort feel. Extensive use of red cedar finished off the high ceilings and privacy screen. Landscaping and a new hot tub were added afterwards. The end result is truly jaw-dropping!

This paving and planting scheme features new hard landscaping elements and a new planting scheme. Artscape was initially briefed to extend and enhance the patio in the garden of a lovely home in the village of Cookham Dean in Berkshire. Our clients wanted to increase the size of the paved area so they could use it more frequently for relaxing and dining in the sun during the day. As well as increasing its size and practicality, they wanted the terrace to look and feel more inviting. The existing site was a mixture of brick paving, which was slippery underfoot, and tired concrete crazy paving. The patio also had stone retaining walls surrounded by sloped lawns and a few poorly maintained and mismatched shrubs. Redesigned and repaved area We first created a new, larger layout with a series of wider steps closer to the house, making a more inviting and welcoming area. Our landscapers paved the area with coursed sandstone, renowned for its incredible strength and durability. The earthy tones and unique texture of the sandstone gives it a natural timeless look which blends sympathetically with the garden setting. The worn finish of the paving also makes the surface safer to walk on. The edge of the paving curves in line from the end of the house to visually link the areas. Bullnosed edges enhance looks and safety Bullnosing provides the garden step edges with a smooth, luxury appearance, which also enhance safety. Safety is an important factor to consider when renovating or building new steps and paved areas. Smooth, rounded bullnosed steps or edges means there won’t be any harshly cut, sharp edges to injure someone should they trip or fall. Our Artscape paving experts can advise on the best bespoke, professionally profiled bullnose edges to suit the needs of your garden project. Replacing sloped lawns with plants Our initial brief was to create a new planted border just around the paved area. However, after various discussions and designs, our clients decided to follow our recommendation to expand the planting, so it included the whole sloping bank. The planting design also included the addition of small trees to create vertical interest. New nature-friendly planting The planting features an easy-to-maintain mix of perennials, grasses, and shrubs. This adds softness to the seating area and brings an everchanging display of flowers, foliage, textures and colours to the garden. The plants will attract more birds and butterflies to the garden, and will be beneficial for insects too. The lawn was doing very little to support a diversity of insects and birds. Replacing even a small section of lawn with perennial flowers, shrubs, grasses, wildflowers, or groundcovers will benefit nature and wildlife. As well as supporting greater biodiversity, plants are more environmentally friendly than maintaining a lawn. Lawns are drought tolerant and will recover even if the grass has turned brown and patchy in a heatwave. But to keep the lawn looking lush, green, and beautiful in a hot, dry spell will require constant and wasteful watering. The planting is informal and includes grasses, taking inspiration from the fields opposite. Ornamental grasses soften the scheme and bring movement to the garden as they shimmer in the slightest of breezes. Grasses are easy to grow and require little ongoing care. The main maintenance task is to cut the planting back in spring ready for the new growth to come through. To keep the whole project within our client’s budget, we retained the existing walls, simply carrying out some small repairs and modifications where necessary. We were also able to add stunning new atmospheric lighting to the older existing lighting circuit to illuminate the area at night.
