The Independence Pass Residence is sited at the edge of a nature preserve in Aspen, Colorado with views of an alpine meadow, forests of evergreen and aspen trees, the Roaring Fork River and the Rocky Mountains.
The owners requested something very different from large, ostentatious heavy-timber homes that appear throughout the Aspen slopes: a home that would reach out to nature, not to gird against it; one that would feel light and modern, yet not on display. Approached from the north, a driveway leads from the main road to a private parking court, sheltered from wind and weather. The house stretches between two existing hills on the
site; forming a threshold to the views of the meandering river and nature preserve beyond. The lower level is expressed as a series of stone-clad walls that extend the building into the landscape. The upper level is a sleek box with a metal roof that floats on slender columns.
Pre-weathered wood siding is used to clad the upper level of the buildings and will continue to weather to a silver grey. All exterior cladding materials are intended to weather naturally with little maintenance to a palette of soft grays. A wall of black-stained cedar boards marks the main entry and extends through the house into a double-height space with a floating stair. Cantilevered wood stair treads lead to the upper level and main living pavilion where full-height walls of glass reveal panoramic views of the nature preserve and New York peak. The living room, dining room and kitchen occupy the center of the linear floor plan, with a master bedroom suite to the west and a family room and outdoor courtyard to the east. A fireplace clad in Vals quartzite forms the western
edge of the living room with a large skylight above. A reading alcove with a bench of wood slats is lined with Douglas fir panels and stainless steel shelves for display of the owner’s photography collection. Sliding panels of glass open to an outdoor deck, further blurring the
boundary between interior and exterior. A second stair connecting all levels of the house is crafted of a one-inch thick steel plate that is both structure and guardrail, slicing through the vertical space. Ground level spaces
include three bedrooms with individual baths, a guest suite, mudroom and exercise room.

This horse barn conversion was Joyce Cole’s dream. It represented her vision to create a cozy home and office as close as possible to her beloved horses.
Old Saratoga Restorations completed the conversion in the middle of winter, repouring the concrete floor, repairing the roof and rotted beam foundation, replacing windows and using reclaimed oak and hemlock beams from the barn to create a staircase. Resawn beams were used for stair treads, shelves, railings and cabinets.
The barn’s innovative touches include plate glass viewing windows into the horse stalls from the kitchen and the mudroom.
OSR also created a custom mahogany door, utility room, new high-end kitchen, 2 bathrooms, a stable room and a mudroom with a Dutch door.

The homeowners were very specific from the beginning of the look they wanted. Falling in love with modern design when living in New York City, they wanted to replicate some of the modern details from their time there. First priority, no visible hardware. A number of options were discussed from an integrated aluminum channel and touch latch to the final decision; back beveling the fronts. Priority number two; high gloss white perimeter, matte black island. We explored a number of materials and landed on acrylic for the high gloss white and painted MDF to achieve the matte black finish. The last priority, make it functional and innovative. Electric lift door systems and a hidden bar behind full height, laterally opening doors, complete a high functioning kitchen with cutting edge details.

When the Gimbels department store chain closed in 1986, many of its selling floors were converted into luxury apartments, including those of this branch at 86th Street and Lexington Avenue. The retailer’s soaring ceilings allowed Axis Mundi to create bedroom mezzanine spaces overlooking the living and dining rooms. Defining them with translucent glass welcomed natural light while retaining privacy. Downstairs, spaces bleed one into another, their basic monochromatic black-and-white palette acting as a unifying leitmotif. Yet each space feels distinct, with its own programmatic purpose, a feat largely achieved by varying floor and wall treatments—a graphic tile pattern in the entry, a red wall in the hall leading to the master suite, a colorful area rug in the living room. In the retailer’s heyday, the then-common saying, “Would Macy’s tell Gimbels?” implied the strategies the competitors kept from each other to gain the upper hand. Here, a structure iconic in its day also conceals something: a handsome, wholly contemporary repurposing that represents just the sort of innovation that made Gimbels the celebrated name that it was.

The imaginative design of the Verner Panton Chair is the result of the designer’s ambition to create a comfortable, all-purpose plastic chair. The ergonomic form provides superb seating comfort and the chairs can be stacked to save space.

The cabinets feature Holiday Kitchens' Davenport door style in Alder with a Granite finish. An undermount Swanstone sink in Espresso was a beautiful addition to the Granite countertops from Innovative Surfaces in Belvedere. The countertops also feature a chiseled edge. This look is finished up with oil rubbed bronze nobs.
The flooring and backsplash are a gorgeous tile from Paramount's New York line in Broadway. A decorative accent from Insulation & Supply of glass & stone was also used.
