These homeowners decided to downsize in their retirement years and move closer to family, which turned their eye toward their long-time rental home in central Corvallis. This 1,000 Square Foot home was in good condition but needed many upgrades to make it more energy- and space-efficient. The design, planning, and remodeling of this compact home were completed before and during the sale of the clients’ large historic property elsewhere in Oregon, in preparation for their move. The space originally included a closed-off kitchen, a dated bathroom, and three small bedrooms. The remodel joined two bedrooms into a large Primary Bedroom, leaving the remaining bedroom as a multi-use Office and Guest Room. Our team renovated the unfinished garage, air-sealed the entire home to lower energy costs, and replaced all of the windows and doors with better U-value models. We created a full-access laundry closet, brightened the entryway with new windows, installed new wood ceiling beams, and added a mail center complete with a mail slot. A highlight of the project is the Kitchen remodel, which opened up the Kitchen to the Living Room by removing a portion of wall. The new Rocky Coast Gray cabinetry contrasts against the rich wood tones of the flooring and Alder wood accents throughout the room. Plenty of space was designed for storage, prep, cooking, and serving, including a small coffee nook with its own window near the refrigerator. Two new skylights were added to the Kitchen ceiling, as well as new overhead recessed lighting and under-cabinet dimmable LED lighting for task lighting. The home’s single bathroom was also remodeled to create accessible features, and includes a new sun tunnel in the ceiling to dramatically brighten the room and highlight the stunning new tile installation. Knotty alder, full glass entry with a viewing window from the adjacent room immediately details a stone, cave-like entry into the wine room. Individual bottles, display, bulk storage and presentation shelves adorn this inviting space. Displays are all accented with LED lights on a dimmable transformer. Unique ceiling and wall sconce light fixtures provide just enough light to easily identify all labels. A wine cellar cooling system is hidden in a dead corner of the racking so as not to interfere with the décor or capacity. The used wine barrel offer the perfect surface to set a glass down and enjoy the space.

The ceiling is fir V-Groove with a natural finish. The ceiling is all finished with full length material. The absence of joints creates a clean look. The hip roof tied in with the existing to make it feel as though this could have always been there. 4 Recessed lights are installed in the space as well as 2 overhang. They are switched separately and are dimmable. This was added over an existing patio. The posts required 12" concrete piers. Holes were cored through the slab to allow for the installation. The coring saw enabled a clean round cut. The space is 14' x 14' plush 18" overhangs. The overhangs where sized down from the 24" overhangs on the house to create a more proportion look for the size of the room. The overhangs, fascia and gutters where still able to tie in to at the exact hight by adjusting the hight of the beam.

This expansive outdoor deck and garden is the ultimate in luxury entertaining, lounging, dining and includes amenities for shade, a vegetable garden, outdoor seating, outdoor dining, grilling and a glass enclosure with heaters to get the most enjoyment and extended use year round. Rooftopia incorporated multiple customized Renson pergolas into the central dining and lounge areas. Each of three Renson pergola systems and their unique features are controlled with the touch of a button. The motorized overhead louvers can be enjoyed open or fully closed to provide shade and a waterproof cover. Each pergola has integrated dimmable LED lighting in the roof blades or louvers. The seating and lounge area was designed with gorgeous modern furnishings and a luxurious fire table. The lounge area can be fully enclosed by sliding glass panels around its walls, to capture the heat from the fire table and integrated Renson heaters. A privacy and shade screen can also be retractable at the west to offer another layer of protection from the intensity of the setting sun. The lounges also feature an integrated sound system and mobile TV cabinet so the space can be used year round to stay warm and cozy while watching a movie or a football game. The outdoor kitchen and dining area features appliances by Hestan and highly customized concrete countertops with matching shelves mounted on the wall. The aluminum cabinets are custom made by Urban Bonfire and feature accessories for storing kitchen items like dishes, appliances, beverages, an ice maker and receptacles for recycling and refuse. The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.
