This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood.
INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site.
EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot.
THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The kitchen is placed at the south-west corner of the space to allow for a strong connection to the dining, sitting and outdoor living spaces. A fire pit on the deck satisfies the family’s desire for an open flame while a sealed gas fireplace is used indoors - ZED’s preference after omitting gas burning appliances completely from an airtight home. A small study, with a window seat, is conveniently located just off of the living space. A first floor guest bedroom includes an accessible bathroom for aging visitors and can be used as a master suite to accommodate aging in place.
HEALTHY LIVING. The client requested a home that was easy to clean and would provide a respite from seasonal allergies and common contaminants that are found in many indoor spaces. ZED selected easy to clean solid surface flooring throughout, provided ample space for cleaning supplies on each floor, and designed a mechanical system with ventilation that provides a constant supply of fresh outdoor air. ZED selected durable materials, finishes, cabinetry, and casework with low or no volatile organic compounds (VOCs) and no added urea formaldehyde.
YEAR-ROUND COMFORT. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting.
ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements.
RESILIENT. The home will fare well in extreme weather events. During a winter power outage, heat loss will be very slow due to the super-insulated and airtight envelope– taking multiple days to drop to 60 degrees even with no heat source. An engineered drainage system, paired with careful the detailing of the foundation, will help to keep the finished basement dry. A generator will provide full operation of the all-electric house during a power outage.
OVERALL. The home is a reflection of the family goals and an expression of their values, beautifully enabling health, comfort, safety, resilience, and utility, all while respecting the planet.

LEED certification level: Platinum.

Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else."
There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'.
We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today.
The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home.
All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde.
The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future.
All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions.
The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots.
We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before.
We hope to continue making great projects like these to help inspire, educate and create awareness around some of the most important topics and challenges we face today.
Thank you to everyone at the USGBC for helping us make this happen and the great work you do every day!

This gorgeous contemporary custom wine cellar features a slew of modern touches, from the sleek and seamless style the vintageview racking provides, to the floor to ceiling display, to the dual paned insulated glass front. Everything about this custom wine room screams "Here I am!"
The design also allows for intimate wine decanting inside the cellar itself.
This custom wine cellar was constructed in Carlsbad, San Diego, California. It is comprised of vintageview metal wine racks, stone flooring, and some wooden custom wine racking. The entryway wall and custom wine cellar door are of seamless, tempered and insulated dual pane glass. The result is a sleek wine storage space, and a distinctly contemporary wine cellar design by Vintage Cellars.
Glass enclosed cellars are becoming the hottest new trend in proper wine storage. Seen in many high end contemporary homes, this style beautifully showcases the wine's individual labels, with the unique metal horizontal display label forward design.
Small wine rooms encased in glass are unique in their behind the scenes design and installation. After the room has been built properly, ensuring proper cooling can be troublesome without the proper guidance from a wine cellar expert. The wine cellar specialists and wine cellar builders at Vintage Cellars are extremely knowledgable and qualified in calculating the best possible fit for each unique space.
Most often, glass enclosed wine cellars need to be fitted with a larger cooling unit than may seem necessary. Glass - even when dual paned and insulated - is not a great insulator. Understanding the ins and outs of wine cellar construction and wine cellar design from a knowledgeable company like Vintage Cellars is key in ensuring your wine cellar runs smoothly and your wine investment is properly taken care of.
This space also boasts a nice little countertop with glass front cabinet storage above and diamond bins and drawers below. Pull out a bottle or two, set up a nice charcuterie and cheese plate, invite a few friends over - you've got the makings of an incredible night!
Vintage Cellars has built gorgeous custom wine cellars and wine storage rooms across the United States and World for over 25 years. Our client has a gorgeous view, but with windows that big there is some issue with light control. The Odysee Insulating blind is a great choice as there is so much flexibility with light control since the cells in the blind open and close and they are also energy efficient!

Bungalows are lovable homes, but how can they be better? Along with many of our clients, we find that older (early 20th c.) homes have a lot of character and a comfortable scale, but are leaky, damp (especially in the basement), have fair to poor air quality, and use unconscionable amounts of fossil fuels to heat. The owners of this bungalow were ready to change that, and wanted to do so with minimal upfront carbon emissions as well.
The gut renovation included replacing the basement slab and providing capillary breaks and insulation continuously below grade. The brick structure was treated with a fluid-applied air and water barrier from the interior and insulated entirely with cellulose, a carbon-storing insulation. The roof used HFO-blown spray foam to provide sufficient insulation while allowing headroom for bedrooms, bathrooms, and laundry.
One great benefit of a full renovation is the possibility of reconfiguring spaces to suit the family’s lifestyle, and to make the best of indoor-outdoor connections. We opened up the main rooms on the first floor, creating a family gathering spot with a view to the back yard, and a spacious kitchen that supports the family’s commitment to cooking for healthy eating. The stair uses a north-facing skylight to bring light from above into the middle of the home, where it was previously dark.
As a decarbonization retrofit, the inefficient furnace was replaced with two small ducted heat pump systems, water heating and clothes drying are powered by air-source heat pumps, and cooking uses an induction cooktop plus electric ovens. Energy recovery ventilation provides filtered fresh air continuous exhaust from the kitchen, baths, and laundry, and supplies fresh, highly filtered air to bedrooms and living spaces.
The Better Bungalow now makes sense for the 21st century–it now fits the owners’ life-patterns, is super comfortable, has great air quality, and uses a fraction of the energy it did before, greatly lowering the demand on the utility grid. In the near future, when solar PV is installed, it can achieve net zero or near net zero emissions, and with battery backup, can provide great resilience in the event of power outages.

This North Dartmouth, MA homeowner is enjoying her beautiful year round sunroom!
After years of wanting a sunny retreat for her home – this customer finally hired Care Free Homes to make that sunroom dream a reality!
Featuring Low E Argon, insulated, double pane windows and a scenisunroom dartmouth, mac view of her backyard, the homeowner chose sliding windows (one active and one fixed) to invite a gentle breeze in warmer weather. A single, full view, thermal insulated passage door steps out to the backyard. Trapezoid openings are currently enclosed with insulated foam panels that can be upgraded to insulated glass in the future.
Tongue and groove pine panels, installed both vertically and horizontally, were painted white to add a coastal New England flair. Past customers have also added the warmth of wood to their sunroom by opting for beautiful wood plank ceilings.
To accommodate the homeowners request for a large sunroom, engineering required the construction of both a conventionally framed asphalt roof and an aluminum clad 6-inch foam filled structural roof panel. The conventionally framed roof is a GAF Timberline HD Lifetime roofing system which boasts a 50 year, factory registered warranty. (Interested in a GAF Timberline HD Lifetime roof? This room features a non pro-rated, transferable 50 year structural warranty which adds value to the home by giving the next homeowner the same sense of security.
