I designed this tiny powder room to fit in nicely on the 3rd floor of our Victorian row house, my office by day and our family room by night - complete with deck, sectional, TV, vintage fridge and wet bar. We sloped the ceiling of the powder room to allow for an internal skylight for natural light and to tuck the structure in nicely with the sloped ceiling of the roof. The bright Spanish tile pops agains the white walls and penny tile and works well with the black and white colour scheme. The backlit mirror and spot light provide ample light for this tiny but mighty space.

The Kiguchi family moved into their Austin, Texas home in 1994. Built in the 1980’s as part of a neighborhood development, they happily raised their family here but longed for something more contemporary. Once they became empty nesters, they decided it was time for a major remodel. After spending many years visiting Austin AIA Home Tours that highlight contemporary residential architecture, they had a lot of ideas and in 2013 were ready to interview architects and get their renovation underway. The project turned into a major remodel due to an unstable foundation. Architects Ben Arbib and Ed Hughey, of Arbib Hughey Design were hired to solve the structural issue and look for inspiration in the bones of the house, which sat on top of a hillside and was surrounded by great views. Unfortunately, with the old floor plan, the beautiful views were hidden by small windows that were poorly placed. In order to bring more natural light into the house the window sizes and configurations had to be addressed, all while keeping in mind the homeowners desire for a modern look and feel. To achieve a more contemporary and sophisticated front of house, a new entry was designed that included removing a two-story bay window and porch. The entrance of the home also became more integrated with the landscape creating a template for new foliage to be planted. Older exterior materials were updated to incorporate a more muted palette of colors with a metal roof, dark grey siding in the back and white stucco in the front. Deep eaves were added over many of the new large windows for clean lines and sun protection. “Inside it was about opening up the floor plan, expanding the views throughout the house, and updating the material palette to get a modern look that was also warm and inviting,” said Ben from Arbib Hughey Design. “Prior to the remodel, the house had the typical separation of rooms. We removed the walls between them and changed all of the windows to Milgard Thermally Improved Aluminum to connect the inside with the outside. No matter where you are you get nice views and natural light.” The architects wanted to create some drama, which they accomplished with the window placement and opening up the interior floor plan to an open concept approach. Cabinetry was used to help delineate intimate spaces. To add warmth to an all-white living room, white-washed oak wood floors were installed and pine planks were used around the fireplace. The large windows served as artwork bringing the color of nature into the space. An octagon shaped, elevated dining room, (named “the turret”), had a big impact on the design of the house. They architects rounded the corners and added larger window openings overlooking a new sunken garden. The great room was also softened by rounding out the corners and that circular theme continued throughout the house, being picked up in skylight wells and kitchen cabinetry. A staircase leading to a catwalk was added and the result was a two-story window wall that flooded the home with natural light. When asked why Milgard® Thermally Improved Aluminum windows were selected, the architectural team listed many reasons: 1) Aesthetics: “We liked the slim profiles and narrow sightlines. The window frames never get in the way of the view and that was important to us. They also have a very contemporary look that went well with our design.” 2) Options: “We liked that we could get large sliding doors that matched the windows, giving us a very cohesive look and feel throughout the project.” 3) Cost Effective: “Milgard windows are affordable. You get a good product at a good price.” 4) Custom Sizes: “Milgard windows are customizable, which allowed us to get the right window for each location.” Ready to take on your own traditional to modern home remodeling project? Arbib Hughey Design advises, “Work with a good architect. That means picking a team that is creative, communicative, listens well and is responsive. We think it’s important for an architect to listen to their clients and give them something they want, not something the architect thinks they should have. At the same time you want an architect who is willing and able to think outside the box and offer up design options that you may not have considered. Design is about a lot of back and forth, trying out ideas, getting feedback and trying again.” The home was completely transformed into a unique, contemporary house perfectly integrated with its site. Internally the home has a natural flow for the occupants and externally it is integrated with the surroundings taking advantage of great natural light. As a side note, it was highly praised as part of the Austin AIA homes tour.

The goal was to create a space that felt truly integrated, flowed naturally within itself, and connected seamlessly to the outdoors. Storage was a top priority, with an emphasis on keeping countertops clean and the space feeling calm and open. Flow was equally important. What began as a layout optimized for entertaining evolved into a more intentional approach, where every sightline and transition was thoughtfully considered. The clients also needed the kitchen to work hard for their lifestyle, with a commercial-size refrigerator and freezer, generous prep space, and room to gather. The challenge was to bring purpose and polish to a space that didn’t quite feel like it belonged. The result is a kitchen that’s not only highly functional but finally feels like part of the home. Project challenges: - Maximizing storage was a primary challenge, especially with the inclusion of a commercial-sized fridge and freezer that occupied valuable cabinetry space. - The need for clean, uninterrupted lines throughout the kitchen required thoughtful detailing, especially around cabinetry transitions and appliance integration. - The oversized island design required two stone slabs and waterfall edges on both sides which posed both visual and logistical challenges. - Incorporating electrical outlets into the island in a way that felt intentional and unobtrusive demanded creative problem-solving. - The unique rooflines created strong visual angles that required a considered design approach to ensure the space felt cohesive rather than disjointed. - Balancing symmetry and flow in a kitchen with structural constraints required precise layout planning to maintain a cohesive visual rhythm. - Creating an intentional indoor/outdoor living flow, especially in the transitional space between the sliding doors to the backyard and the kitchen. Project solutions: - To balance the visual weight of the commercial-grade fridge and freezer, we flanked the range and hood with full-height pocket cabinetry, which created symmetry while reclaiming storage space. We also took a look into internal organization and carefully mapped out where every kitchen item would live. This allowed us to make informed decisions about drawer versus door configurations, and when to incorporate features like roll-out shelving to maximize accessibility and function. - Linear light fixtures above the island were chosen for their low visual impact, allowing sightlines to remain clear and emphasizing the thoughtful spatial layout. - The oversized island was carefully executed using two coordinated slabs, with a subtle brass inlay detail between them to turn a logistical challenge into a design feature. - Pop-up electrical outlets were integrated into the island to keep surfaces clutter-free while maintaining easy access, which combined form and function seamlessly. - With multiple focal points and a peaked vaulted ceiling, layout precision was key. The island, hood, and adjacent staircase were all perfectly centered on the vault, creating a sense of alignment across the open space. - In the transitional area between kitchen and backyard, we added a wet bar that visually and functionally connects the indoor space with the outdoors. This addition provides extra storage and creates a dedicated entertainment spot for guests, enhancing the overall flow and usability of the home.

This custom-fabricated industrial beverage center combines rugged durability with specialized entertainment functionality. Constructed with a heavy-duty, dark welded steel skeleton, the piece is finished with warm, solid wood side panels and a substantial wood countertop, creating a sophisticated contrast against the raw structural metal. Designed to serve as a compact, high-end entertainment hub, the console features a centralized, illuminated wine cooler integrated directly into the steel frame. The flanking storage compartments are enclosed by custom-welded steel doors featuring industrial expanded metal mesh, which provide bold visual texture while ensuring proper ventilation for the internal equipment. Every detail, from the robust steel door frames to the premium barrel hinges, reinforces the architectural craftsmanship and durability of this bespoke entertainment piece.

This Mediterranean style villa with a unique radial-style core was specifically designed to take advantage of the outstanding elevated lakefront views. An infinity edge pool was a must to create the water-to-water connection that was desired, and a lautner-slot perimeter overflow system was also incorporated to bring the reflective pool water level flush with the patio and to take that connection all the way to the patio level. The materials selected and installed emphasize the Mediterranean style of the home, and the variety of foliage color and textures provide low-maintenance visual interest from one side of the point location to the other. A fully integrated landscape and night lighting system transforms the entire space from all viewpoints at night, serving to draw visitors out of the home and from the lake to the space to enjoy its intrinsic character by both day and night.

A Lovely 1100 sq. bungalow in the heart of Silverlake stood untouched for almost half a century. This home as built was a 2 bedrooms + 1 bathroom with a good size living room. Client purchased it for the sake of turning it into a rental property. With a few good internal twists and space planning we converted this little bungalow into a full blown 3bed + 2.5 bath with a master suite. All of this without adding even 1 square inch to the building. Kitchen was moved to a more central location; a portion of a closet was converted into a powder room and the old utility room/laundry was turned into the master bathroom.

The Cherry Road project is a humble yet striking example of how small changes can have a big impact. A meaningful project as the final room to be renovated in this house, thus our completion aligned with the family’s move-in. The kitchen posed a number of problems the design worked to remedy. Such as an existing window oriented the room towards a neighboring driveway. The initial design move sought to reorganize the space internally, focusing the view from the sink back through the house to the pool and courtyard beyond. This simple repositioning allowed the range to center on the opposite wall, flanked by two windows that reduce direct views to the driveway while increasing the natural light of the space. Opposite that opening to the dining room, we created a new custom hutch that has the upper doors bypass doors incorporate an antique mirror, then led they magnified the light and view opposite side of the room. The ceilings we were confined to eight foot four, so we wanted to create as much verticality as possible. All the cabinetry was designed to go to the ceiling, incorporating a simple coat mold at the ceiling. The west wall of the kitchen is primarily floor-to-ceiling storage behind paneled doors. So the refrigeration and freezers are fully integrated. The island has a custom steel base with hammered legs, with a natural wax finish on it. The top is soapstone and incorporates an integral drain board in the kitchen sink. We did custom bar stools with steel bases and upholstered seats. At the range, we incorporated stainless steel countertops to integrate with the range itself, to make that more seamless flow. The edge detail is historic from the 1930s. There is a concealed sort of office for the homeowner behind custom, bi-folding panel doors. So it can be closed and totally concealed, or opened up and engaged with the kitchen. In the office area, which was a former pantry, we repurposed a granite marble top that was on the former island. Then the walls have a grass cloth wall covering, which is pinnable, so the homeowner can display photographs, calendars, and schedules.

Words are hard to describe how gorgeous this bathroom is! Unfortunately, the original space was chopped up and did not flow properly, so I started with the original footprint and removed everything internally. The homeowner's requirements for the new area were a large vanity with a separate make-up vanity, steam shower, coffee station, water closet, and a built-in TV with storage. The custom inset cabinetry combines raised and flat panel doors and drawers, and the mosaic water-jet marble tile is the focal point entering the steam shower.
