The principal Bathroom is a clean, modern space where everything has its place. The double sinks are a single, integrated top that sits upon a custom designed vanity that floats above the heated tile floor. Tall storage cabinets sit on either side with an open niche and glass shelf for often used items. Wall mounted faucets keep the countertop tidy and a wide mirror with 3 LED light strips make morning prep a little easier. The large scale porcelain floor tile wraps up the vanity wall as well as into the shower.

Unfortnately the paneled refrigerator really kills the budget. Consumer reports lists integrated refrigerators From $5 to 10k. I have generally used kitchen Aid at about $8k. Here the fridge still needs to get pushed back a little and the DW does not yet have its panel. This was a good project with enthusiastic homeowners who bought into the theme of creating a beautiful and unique home in the 1920s farm style.

Now this is a bar made for entertaining, conversation and activity. With seating on both sides of the peninsula you'll feel more like you're in a modern brewery than in a basement. A secret hidden bookcase allows entry into the hidden brew room and taps are available to access from the bar side.
What an energizing project with bright bold pops of color against warm walnut, white enamel and soft neutral walls. Our clients wanted a lower level full of life and excitement that was ready for entertaining.

Beautiful kitchen by K&P Builders! This is our Villager VI kitchen layout with double ovens, a 5-burner cooktop and French door refrigerator in stainless steel! The countertops are granite in the santa Cecilia pattern. The cabinets are by Armstrong and feature solid wood door fronts in a raised panel arch style and 5-pc drawer fronts. The cabinet style is LaCerise, cherry, and the color is mocha. There is a pretty, neutral tile backsplash, too! The floor is oak in a gunstock color. K&P Builders can customize their homes to suit even the pickiest of buyer!

Daylight was maximized in a previously segmented and enclosed space by removing a load-bearing wall to the living room. The kitchen design incorporates a new island for added countertop space and entertaining. 10K worked closely with our clients to ensure the existing mid-century integrity of the home was maintained.

This custom slot sink suspends over 6' on a steel frame for a floating effect. Mitered construction hides joints for a sleek and integral feel. The double slot sink is over 48" long with for a comfortable two person fit.

Tucked neatly into an existing bay of the barn, the open kitchen is a comfortable hub of the home. Rather than create a solid division between the kitchen and the children's TV area, Franklin finished only the lower portion of the post-and-beam supports.
The ladder is one of the original features of the barn that Franklin could not imagine ever removing. Cleverly integrated into the support post, its original function allowed workers to climb above large haystacks and pick and toss hay down a chute to the feeding area below. Franklin's children, 10 and 14, also enjoy this aspect of their home. "The kids and their friends run, slide, climb up the ladder and have a ton of fun," he explains, "It’s a barn! It is a place to share with friends and family."

Our clients and their three teenage kids had outgrown the footprint of their existing home and felt they needed some space to spread out. They came in with a couple of sets of drawings from different architects that were not quite what they were looking for, so we set out to really listen and try to provide a design that would meet their objectives given what the space could offer.
We started by agreeing that a bump out was the best way to go and then decided on the size and the floor plan locations of the mudroom, powder room and butler pantry which were all part of the project. We also planned for an eat-in banquette that is neatly tucked into the corner and surrounded by windows providing a lovely spot for daily meals.
The kitchen itself is L-shaped with the refrigerator and range along one wall, and the new sink along the exterior wall with a large window overlooking the backyard. A large island, with seating for five, houses a prep sink and microwave. A new opening space between the kitchen and dining room includes a butler pantry/bar in one section and a large kitchen pantry in the other. Through the door to the left of the main sink is access to the new mudroom and powder room and existing attached garage.
White inset cabinets, quartzite countertops, subway tile and nickel accents provide a traditional feel. The gray island is a needed contrast to the dark wood flooring. Last but not least, professional appliances provide the tools of the trade needed to make this one hardworking kitchen.

Here’s a look at the walk-in pantry, which is vital because the kitchen doesn’t have much overhead cabinet storage. It also helped get the microwave, toaster, coffeemaker, blender and warming drawer out of the main space.
