Malibu Glass Box House by Klopf Architecture Following the devastating Woolsey Fire of 2018, the site in Malibu offered a unique opportunity to rebuild not just a home, but a new architectural composition that highlighted the property’s potential while navigating strict fire-rebuild codes in the area. Designed by Klopf Architecture, this project embraced a set of limitations and translated them into an architectural asset. The city’s fire-rebuild process required the new structure to remain close to the original footprint, size and bulk, a constraint that ultimately clarified the architectural direction. Perched near the front of a long, narrow lot, the new home frames and overlooks a private, park-like rear expanse, an uncommon luxury especially in this part of Malibu . Without a fixed program, the design process allowed for a different kind of creative focus allowing Klopf Architecture the opportunity to explore how a modernist home could best respond to this site. The team approached the project not with a list of requirements, but with a question: How might a modernist live here? What spatial qualities would inspire calm, connection, and a sense of wonder in this setting? The process became less about problem-solving and more about architectural storytelling—letting the site, the light, and the principles of modern design guide the form and flow of the home. The response emerged in the form of a glass-box pavilion, an open, Mid-Century Modern inspired living, dining, and kitchen space that floats at the edge of the property’s natural descent. Connected to the more enclosed, private areas of the home by a glass-walled hallway, the living pavilion becomes a distinct centerpiece of the design. It opens on all four sides to the landscape with decks and patios on the flanks, an internal garden and water feature to the north, and a dramatic unguarded view of the expansive backyard and ocean horizon to the south. Because of the mandated footprint, careful planning was required to ensure every space could still engage with light, landscape, or both. Strategic voids in the form of atriums and courtyards allow daylight to filter deep into the home’s core, while offering moments of surprise and retreat. These design gestures allow natural light to filter deep into the interior, creating a sense of brightness and openness throughout the day. At the same time, they expand the perceptual boundaries between inside and out, making the home feel more expansive while anchoring its connection to the surrounding landscape. The siting of the house is what gives it its unique character. Rather than receding into the backyard like the neighboring homes, the house holds a slight prominence. From the central living pavilion, stepping down into the landscape feels more like entering a secluded park where a separate existing accessory structure, trail, and recreational areas await. The home’s modest street presence gives way to this unfolding drama of space, view, and nature. Fire-resilient materials and assemblies are integrated seamlessly throughout including triple-pane glazing, under-slab and roof insulation, and locally sourced fire-rated cladding ensure the house not only meets Calfornia’s rigorous wildland-urban interface (WUI) standards, but feels effortlessly aligned with them. While technical decisions like fire-hardening and mechanical systems presented some construction challenges, particularly around the cantilevered glass box, the team found a functional compromise that preserved the integrity of the design. Inside, a restrained palette and exposed post and beam design celebrate the ethos of mid-century modernism. A central circulation spine extends from the entry to the rear glass wall, offering a continuous visual link from street to ocean. Spaces such as the library and office, though more intimate in scale, are never cut off from nature as each opens to its own unique courtyard or garden view. Though born out of a strict regulatory framework and developed without a specific client, the rebuild design unfolded with remarkable clarity. Grounded in site logic, refined by limitations and an emphasis on timeless spatial relationships – light, proportion, and a strong connection to nature, the resulting design feels both effortless and uplifting. The home lives lightly on the land, opens generously to its surroundings, and strikes a careful balance between privacy, openness, and calm. In 2004, Urban Edge Developers in Dallas purchased the tract to construct a sustainable community, engaging landscape architect Kevin Sloan Studio and architects including Tod Williams and Billie Tsien. The refined aesthetics and careful grooming are equaled by environmentally sensitive details: the main street is a continuous biofilter; storm water is conveyed into rain gardens, separated by parking; cypress and reed plants filter water to sedimentation ponds for low-velocity drip irrigation. Concrete fragments and steel beams left over from its previous use as a landfill have been repurposed as “bricolage” for pavements and terraces. As part of the Dialogue, attendees will visit the landscapes of several private residences.

We recently completed a development project in the Pemberton Heights area of North Vancouver. These 2 houses were built to benefit the long-term durability through the selection of efficient materials and process which will give a longer lifespan with lower maintenance and energy costs. This project was a perfect fit for us to assist in the design and execute the construction while working with some outstanding clients and consultants. A win for all of us! 
The original home was recycled hitting our target goals of 90%, leading way to a couple of stealth looking homes with performance levels right there with the best of them. Our mechanical engineer designed the mechanical systems to achieve maximum efficiency and hit our internal target goals that we have set for ourselves in accordance with our Vision here at Naikoon. These homes came in at EnerGuide score of 85% which can also be referenced in GJ with a score of 54GJ. To give you an idea of how this rating relates to an average home of this size, these 2 beauties on Mackay are about 80% more efficient. The main components in the design and equipment selection that leads to this are:
1) Space heating and Cooling
2) Water Heating
3) Lights and Appliances
4) Wall assemblies and insulation

Like all of our projects, we take pride in looking at the small details of the house. Things like, insulated water lines, domestic hot water heat recovery units, electric car plug-ins, solar power ready, extensive use of environmentally friendly materials, hot water heat pumps and stringent testing and inspection point along the way, led to a successful completion of 2 certified high-performance homes with Built Green Platinum and EnergyStar certifications. What is an ADU: Accessory Dwelling Units: An accessory dwelling unit, usually just called an ADU, is a secondary housing unit on a single-family residential lot. The term “accessory dwelling unit” is a institutional-sounding name, but it’s the most commonly-used term across the country to describe this type of housing. While the full name is a mouthful, the shorthand “ADU” is better. ADUs vary in their physical form quite a bit, as there are detached ADU, attached ADU, second story ADU (above garage or work shop), addition ADU, internal ADU. IMPORTANT: There’s simply too few permitted ADUs to make a real difference in the housing stock. But, even if they aren’t going to solve all a city’s problems, they may help homeowners solve some of their problems. The most common motivation for ADU development is rental income potential, followed by the prospect of flexible living space for multigenerational households. Rural Studio’s Newbern Town Hall was voted the 2014 Building of the Year in the category of Public Architecture by ArchDaily readers. ArchDaily is the most visited news site for the international architecture community. The Auburn student design team of Brett Bowers, David Frazier, Mallory Garrett and Zane Morgan worked with the Town of Newbern and its civic leaders to develop a formal gathering place for community functions. The Newbern Town Hall was completed in 2013 and, along with the Newbern Volunteer Fire Department (a 2005 Rural Studio Project), creates a civic space in Newbern, Alabama. What a treat it was to work on this 190-year-old colonial home! Since the home is on the Historical Register, we worked with the owners on its preservation by adding historically accurate features and details. The stucco is accented with “Colonial Blue” paint on the trim and doors. The copper roofs on the portico and side entrance and the copper flashing around each chimney add a pop of shine. We also rebuilt the house’s deck, laid the slate patio, and installed the white picket fence. Design: Jens Juul Eilersen Quick ship : FABRIC: PLINDY 0016 Compare Tub to a cloud of down or a foamy mug of beer. Jens Juul Eilersen has created a gigantic "sofa bathtub", which is an orgy of soft foam, down and pillows. Tub is the coolest and softest sofa yet in the Eilersen universe of floaters. And the contrast between the slim, tight outer shell and the interior heaven of foam and down creates dynamism in the language of form. Like sitting on a soft bed. "My goal was to create a well-being sofa where you can sit as if on a soft bed. And I succeeded! I actually fell asleep the first time I leaned back into the prototype, which was the deepest version," tells Jens Juul Eilersen. "When I woke up, I could certainly see that I had to develop a variation of the model in which people could stay awake". This resulted in a further 2 different depths where you sit more upright but still comfortably. Compared to Eilersen's other floater, Tub differentiates itself by the frame. Tub does not have a heavy frame, which is part of the comfort. But on the other hand a thin shell, which keeps the large, soft pillows in place. Externally, the lines are straight and tight and internally, the upholstery and pillows result in organic lines. "The entire sitting comfort in Tub lies in the foam, which seems softer due to the large depth. This provides a feeling of elevation and larger submersion than in any of our other sofas. It is actually just like sitting in a large mug of foaming beer or on a cloud of down" says Jens Juul Eilersen who promises that even though Tub is soft, inviting and provoking, it cannot become flat.
