Recently Heidi and I worked on a Victorian tiled hallway floor at a house in Turton, Lancashire, an area which lies on the southern slopes of the West Pennine Moors. Victorian tile floors are commonly found in the reception area and hallways of older houses and public buildings, many of which date back to the reign of Queen Victoria (hence ‘Victorian’ tiles). It was during this time that the tile industry really started to boom. Upon inspection it was evident that the floor in question had suffered from some settlement in the past resulting in a crack in the base under the tiles which had lifted one side and dropped the other; this is quite common in old houses resulting in some of the tiles becoming loose and would need to be fixed back in place before the floor could be given a good clean and re-seal. Removing Lippage from Victorian Tiles The concrete floor under the tile was patched as best as could be without pulling up more of the floor and the tiles were fixed in place, unfortunately however many of the triangular tiles in the adjacent border would not lay flat resulting in a lippage issue between them which naturally the customer was not very happy about. Not wishing to cause the customer the extra expense of pulling up more tiles and relaying the concrete subfloor I left the tiles to fully set and then came back a few days later with a handheld Flex Machine fitted with a small 220 Grit Diamond pad to grind the tiles flat. As the pictures show, this made the difference and the diamond did not scratch the tiles despite the surface being dry. Diamond pads are usually used on stone floors but after some investigation back at the Tile Doctor training centre we also realised they can be used on other types of tile including Victorian. Once this was resolved the entire floor was given a thorough clean using a strong dilution of Tile Doctor Pro-Clean worked in with a scrubbing pad. As well as cleaning the tile and grout it also removed any remaining sealer which is important if you don’t know the history of the floor as the previous coating maybe incompatible with the new sealer. Once done the floor was given a thorough rinse with water which was then extracted from the floor with a wet vacuum. Sealing Victorian Tiles The floor was left to dry and I returned later to seal the tiles with a couple of coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the pores of the tile and intensifies colour whilst also providing durable protection from within. Normally I use Seal and Go on Victorian Tiles however in this case the customer had specified a matt finish. The results were fantastic and the client was very pleased with the now flat Victorian tiled floor which, thanks to the cleaning and sealing, was back to looking its best. Another happy customer for the Lancashire Tile Doctor!

The Owners of this boathouse on Lake Rosseau approached us to modify the existing structure. Classic Muskoka Homes prepared a Fixed-Price proposal for the construction of a new sloped roof structure for the existing boathouse which had an existing flat roof. Work got underway with demolition & framing work on the roof structure. Upon investigation, it was determined that water ingress had caused damage to a wall and dock stringer timber along the boathouse's South wall. Port Sandfield Dockworks Incorporated performed repair work on the dock. We subsequently repaired the rotted wall framing in boathouse South wall. New shingle roofing, board & batten siding, aluminum soffit & fascia were installed to integrate a fresh look for the boathouse. This boathouse building project was completed within approximately one (1) month in 2013.

This project was a ton of fun. I have been working with these clients, now dear friends, for several years on their various properties and we work really well together. For their desert home, my goal was to create a new experience with each space while maintaining flow. This required striking a balance between organic light/airy spaces and glam dark/moody spaces. The finishes specified ranged from blackened steel, walnut, polished brass, rubbed plaster, digital wallcovering and back lit quartz to name a few. When a space draws you in closer to investigate there is a moment of discovery that elicits an emotional response. These spaces do just that. From sublime light fixtures to cozy seating vignettes, this home is a beautiful sanctuary - a place to entertain friends and family both indoors and out. Even though we conducted a thorough investigation during the planning stage, we were faced with plumbing in the Shared Bathroom that was not done correctly and may even have been illegal. Because of this, relocating the rough-ins in the Shared Bathroom were necessary after all, which then meant re-planning the walls in between the 2 Bathrooms. These are exactly the kinds of problems we love to solve. Why? Keith and Amy loved their home in quiet Wake Forest neighborhood on a large corner lot on a cul-de-sac. Over time, Amy had developed allergic reactions to unknown allergens in their home. As her condition worsened, it became impossible for her to spend much time in the home, and they were forced to move out and find temporary housing accommodations. After months of talking with other home improvement providers and indoor air “experts” and trying other solutions to no avail including having their HVAC ducting cleaned, they turned to Paradise Found Construction and our expertise and experience in transforming indoor environments in homes into healthy and clean living spaces. Because many of the improvements we undertook to create a cleaner environment also provided energy savings, we had our work certified under the 2012 National Green Building Standards (NGBS) and were award a Bronze level certification for the home. We conducted a thorough investigation and testing regimen that included bringing in our team industry leading air quality and HVAC experts, we developed a comprehensive plan of action that would solve their “sick home syndrome”. We removed all of the carpeting and pad from the home and thoroughly cleaned all surfaces and filtered the air with advanced HEPA filtration units. There were a few areas of mold in the crawl space which we mitigated as well. We thoroughly air sealed the home, paying particular attention to the ground level and attic floor system. Since the HVAC systems and ducting had become re-contaminated, we cleaned both units and all associated duct work. To eliminate unhealthy air being drawn into the home from the crawl space, we completely sealed and conditioned the crawl. In order to provide a controlled entry point for clean fresh air into the home we installed an energy efficient stand-alone Energy Recovery Ventilator (ERV). We installed wood flooring in all of the living areas that did not have wood flooring, and finished all of the flooring using a NO-VOC water-based floor finish. All of the painted surfaces of the home were sealed and painted with NO-VOC latex paint. To further improve the energy performance of the home in addition to thoroughly air-sealing and sealing and conditioning the crawl space, we installed 100% LED lighting in the home. We improved the water efficiency of the home by installing low-flow EPA WaterSense rated toilets and shower heads, converted all of the bathroom and kitchen faucets to be more water efficient. Upon completion, Amy and her family was able to move back into their cozy and clean “new home”, and are once again able to enjoy and be comfortable in their home.

The family purchased the 1950s ranch on Mullet Lake because their daughter dreamed of being married on its shores. The home would be used for the wedding venue and then as a wedding gift to the young couple. We were originally hired in August 2014 to help with a simple renovation of the home that was to be completed well in advance of the August 2015 wedding date. However, thorough investigation revealed significant issues with the original foundation, floor framing and other critical elements of the home’s structure that made that impossible. Based on this information, the family decided to tear down and build again. So now we were tasked with designing a new home that would embody their daughter’s vision of a storybook home – a vision inspired by another one of our projects that she had toured. To capture this aesthetic, traditional cottage materials such as stone and cedar shakes are accentuated by more materials such as reclaimed barn wood siding and corrugated CORTEN steel accent roofs. Inside, interior finishes include hand-hewn timber accents that frame openings and highlight features like the entrance reading nook. Natural materials shine against white walls and simply furnished rooms. While the house has nods to vintage style throughout, the open-plan kitchen and living area allows for both contemporary living and entertaining. The structure can grow horizontally and vertically by adding new cores in different directions per each site condition. It creates public plazas shaded and shielded by the building as it grows. Fully self-sufficient structure houses flexible 3D printed dwellings and workspaces surrounded by semi-open garden spaces and atrium. Thirty feet deep floor plates receive daylight from the exterior and atrium and can conveniently be used as open-plan office space. Electrical, plumbing, and HVAC systems are distributed through modular floor plates, on which 3D printed modules are flexibly plugged in. 3D printed inflatable shells with indoor air cleaning plants house a plug-in kitchen, bedroom, workspace, and bathroom modules. Eliminating corridors in dwelling units with an efficient design and replacing them with the garden space surrounding units achieve this endeavor. Amoeba Fusion New York is located at a General Commercial Zoning district in NYC with residential and commercial uses. The site currently accommodates six towers. This project explores a more resilient design solution for an innovative, diverse community for the post-pandemic world. Located in the Lincoln Square neighborhood in Manhattan, bordering Hell’s Kitchen with countless restaurants, the site is close to various public transportation, universities, cultural spaces, and businesses, making it ideal for an innovative, creative crowd. Mixed-use commercial and residential buildings are allowed with a floor area bonus of 20% with a public plaza. With tower regulation, there is no minimum lot coverage requirement, and no rule regarding the distribution of floor area allows the tallest buildings in the city. There are plenty of luxury residential buildings in New York City, but they don’t serve innovative young people and entrepreneurs. Co-living buildings do not provide proper workspaces within the facility. For these reasons, onE.GLobe aims to investigate ways to design long-term live-work-play environments for innovative young people and ease the effects of the future pandemics with its efficient, flexible dwelling units and workspaces surrounded by semi-open garden spaces, atrium, rooftops, public plazas, and wet ponds.

Collaborating with our amazing client to deconstruct an existing house to bare studs, lifting the house to add support for an additional floor and extension to the house, and also adding a laneway house to the back. Challenge: Required to further investigate the existing structure to the new design and floor. Coordination of trades on a limited spacing surrounding the perimeter.

We worked with a corporation and their out-of-town architect on this residential condominium construction in Washington D.C. The company uses the apartment for executive housing and meetings. Its goal was to create a flexible space to be used for both purposes. We renovated the kitchen, two bathrooms, and one bedroom. The central focus is the sleek new open kitchen, though we worked on the entire 1200 square foot apartment. The client provided the architectural design for the kitchen and the rest of the apartment. The biggest layout changes were: *Removing the walls of the existing kitchen to create a dramatic open kitchen that runs all the way to the window on one side and an island with a waterfall countertop on the other side. *A layout that provided space for a large conference table *Closing off one door of the bedroom and creating a larger opening from the living room side and installing pocket doors These changes required extensive systems work throughout the apartment, including redoing all the ductwork, modifying the sprinkler system and relocating sprinkler heads to meet fire code. We didn’t run into any surprises with the systems because our team had investigated the structure in the pre-construction stage and cut holes in the drywall to locate the plumbing pipes, columns, and wiring. We had to turn and move the existing HVAC system so we could hide it in one of the kitchen cabinets. We built the structure that anchors one end of the kitchen. It hides a refrigerator (with flush panel doors), electrical panel, and writing for the flat screen television. A soffit above the kitchen hides all the ductwork, and is fitted with recessed lights and LED cove lighting above. The client supplied the kitchen cabinetry. The countertops are quartz by Caesarstone in Haze. We installed the flooring material on the base of one side of the island. Backsplash. The dramatic backsplash is made of thin sheets of porcelain. The 5 mm thick material by Fiandre comes in 5-foot by 10-foot sheets that comes in a continuous pattern or can be book-matched. A fabricator measured the layout and cuts for the wall outlets, cut the material and installed it. Our team delivered three sheets of the material up the stairwell of the building. Though they created a template of the material out of wood to make sure it would fit, the actual material was more rigid and it took them a while to maneuver it. The new wide opening at the end of the living room has pocket doors. We closed off the original hallway door to the bedroom. Michael K. Wilkinson
