The owners of this property approached LB LounsBury Group to request information on an addition to their corner lot property and re-finishing of their existing home, which would accommodate their growing family. Upon conversations that determined budgets and schedules and the necessary permit approvals, LB LounsBury Group began construction. This involved the tearing down of the small existing rear addition to the original house. Finishes throughout the house were aged and outdated. Electrical and mechanical systems were in need of upgrades, basement apartment had low ceilings and limited light distribution. LB LounsBury Group lowered, underpinned and added radiant heat to the basement floor, created a legal basement apartment with 7ft. + ceilings, built the new 1000 sq. ft. addition around the tree root, protecting the natural element existing in the property. By the use of a helical pile, we cantilevered the addition to allow for the desired size. We installed new electrical and mechanical systems, built new staircases and installed a 14 ft. x10 ft. feature window in the new addition to allow natural light to penetrate the home. A new roof was built and siding was added to the addition for a profession finish look. Upon completion of the project, we assisted our clients with their move back into the home. The property was then estimated to have 2700 sq. ft. not including a basement apartment, and was evaluated to have increased in value by 40%.

2011 NARI CAPITAL COTY FINALIST AWARD WINNER/2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER This creative design involved converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They had been visiting local wineries and collecting for a future wine cellar of their own and now was the time. The design needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. It also included an upgraded look to the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. The remodel connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. Cabinetry was modified to conceal the sump pump in the corner, as well as cut to fit around the overhead duct work that cut across the middle of the ceiling. Miniature LED lights were installed along the shelving to give a glow so the labels could be read. The tasting table has a granite top with a barrel curved edge. Small touches added to the cabinetry and racks make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

Project Summary: Master Bathroom Addition and Remodel We recently completed a big project. We built a master bathroom as an addition to an existing house. We planned this project carefully. We also executed it carefully. We did this to ensure it would look good and work well. Below is a detailed overview of the various elements that were incorporated into this master bathroom build. Bathroom Construction and Design The project involved adding a new master bathroom to the house. It was an expansion of the living space. Shower and Tiles This new bathroom has a custom-built shower bed. It has a comfortable bench and was designed from scratch for a luxurious shower experience. Large Format Tiles: The bathroom walls were adorned with beautiful, large tiles. They extend up to the ceiling, creating a sense of space and modern elegance. Plumbing and Fixtures Modern Black Plumbing Fixtures: To match the modern design, we installed black plumbing fixtures. They add a sleek touch to the bathroom. Faucets for a Double Vanity: We put stylish new faucets on the double vanity. They make it work better but keep the modern look. Lighting and Mirrors Electrical Mirrors with Separate Switches: We installed two modern electrical mirrors. Each has its own switch for ease of use and more functions. The bathroom has recessed lighting. It gives plenty of light in a sleek, unobtrusive design. An exhaust fan with an integrated light ensures ventilation and additional lighting. Final Touches This project’s completion resulted in a master bathroom. It meets modern needs and adds much value and comfort to the home. The large tiles, modern fixtures, and advanced lighting are thoughtfully combined. They make a space that is both beautiful and useful. The owners of this property approached LB LounsBury Group to request information on an addition to their corner lot property and re-finishing of their existing home, which would accommodate their growing family. Upon conversations that determined budgets and schedules and the necessary permit approvals, LB LounsBury Group began construction. This involved the tearing down of the small existing rear addition to the original house. Finishes throughout the house were aged and outdated. Electrical and mechanical systems were in need of upgrades, basement apartment had low ceilings and limited light distribution. LB LounsBury Group lowered, underpinned and added radiant heat to the basement floor, created a legal basement apartment with 7ft. + ceilings, built the new 1000 sq. ft. addition around the tree root, protecting the natural element existing in the property. By the use of a helical pile, we cantilevered the addition to allow for the desired size. We installed new electrical and mechanical systems, built new staircases and installed a 14 ft. x10 ft. feature window in the new addition to allow natural light to penetrate the home. A new roof was built and siding was added to the addition for a profession finish look. Upon completion of the project, we assisted our clients with their move back into the home. The property was then estimated to have 2700 sq. ft. not including a basement apartment, and was evaluated to have increased in value by 40%.

This comprehensive Northbridge project involved a complete site transformation, beginning with land preparations, demolition, and waste removal. The team dismantled unwanted structures, cleared vegetation, and prepared the site with machine earthworks and leveling. Drainage and electrical provisions were installed, including trenching for pipes and conduits. Concrete works laid the foundation for walls, stairs, and driveways, followed by masonry construction for retaining and garden walls, complete with drainage and waterproofing. Masonry work added elegance with rendered finishes, and new tiling revitalized stairs, paths, and the driveway. Landscaping included garden restoration, turf installation, and pathway enhancements. The project concluded with pool area repairs, waste removal, and detailed finishing touches.
