The owners of this property approached LB LounsBury Group to request information on an addition to their corner lot property and re-finishing of their existing home, which would accommodate their growing family. Upon conversations that determined budgets and schedules and the necessary permit approvals, LB LounsBury Group began construction. This involved the tearing down of the small existing rear addition to the original house. Finishes throughout the house were aged and outdated. Electrical and mechanical systems were in need of upgrades, basement apartment had low ceilings and limited light distribution. LB LounsBury Group lowered, underpinned and added radiant heat to the basement floor, created a legal basement apartment with 7ft. + ceilings, built the new 1000 sq. ft. addition around the tree root, protecting the natural element existing in the property. By the use of a helical pile, we cantilevered the addition to allow for the desired size. We installed new electrical and mechanical systems, built new staircases and installed a 14 ft. x10 ft. feature window in the new addition to allow natural light to penetrate the home. A new roof was built and siding was added to the addition for a profession finish look. Upon completion of the project, we assisted our clients with their move back into the home. The property was then estimated to have 2700 sq. ft. not including a basement apartment, and was evaluated to have increased in value by 40%.

Part of a multi-phase remodeling project, Pomona is a new addition that creates a spa-like master bathroom for its fully work-from-home owners, and incorporates a new laundry room, separate toilet room, and direct access to the outdoors. In reconfiguring the original master bedroom, the old bathroom was transformed into a second closet. The clients had a very clear vision and were very involved in the choice of materials, which informed the design of the spaces. The floor and wall tile was chosen in advance of the project. A clean, crisp, light aesthetic guided the design. Solid oak drawer fronts on the custom floating vanity were carved in lieu of applied pulls. Wherever possible, lines where materials meet are flush and seamless. The floating bench in the shower is made of the same stone as the countertop. The shower is separated by a single pane of glass from the vanity area and the floor slopes barrier-free from the freestanding tub to the drain. Clerestory windows wash the sloped ceiling in light and open the view to the sky. The ceiling lines, the tile and the glass all align to contribute to the serene feeling of the space. Special electric features include outlets inside the center drawer, electric floor heat and towel warmers. 2011 NARI CAPITAL COTY FINALIST AWARD WINNER/2012 NATIONAL NARI COTY SOUTHEAST REGIONAL AWARD WINNER This creative design involved converting a plain basement storage space into a wine cellar and tasting room for a couple that is changing their basement over to an adult “play” space. The basement already has a movie theater, exercise room, and a game table. They had been visiting local wineries and collecting for a future wine cellar of their own and now was the time. The design needed to work around the existing ductwork for the main level, tie into the electrical panel and HVAC system, move the hot water heater and furnace with associated ductwork, and hide the sump pump in the corner. It also included an upgraded look to the cabinetry and shelving. The space needed to be insulated and waterproofed to maintain constant temperature. The remodel connected to the existing electrical system, adding a split cooling system to their existing HVAC. The HVAC for the cellar has its own ductwork and compressor system, but ties into the existing system for drainage. Cabinetry was modified to conceal the sump pump in the corner, as well as cut to fit around the overhead duct work that cut across the middle of the ceiling. Miniature LED lights were installed along the shelving to give a glow so the labels could be read. The tasting table has a granite top with a barrel curved edge. Small touches added to the cabinetry and racks make this a custom designed cellar. Textures in the tile pick up on the wood grain of the mahogany racking. The custom insulated door has a frosted design. There are a variety of lights used, all on timer, including the LEDs, recessed and puck lights over the tasting area. The raised tumble limestone and the rest of the design, makes it unique to these homeowners.

The client wanted an open concept layout between the kitchen and the dining/living area. This involved opening up the wall in between the dining and kitchen area, installing a kitchen countertop into the opening and creating a bar seating concept facing the kitchen. This involved extensive new framing, new electrical rough-in, new roughed in plumbing and entirely new kitchen cabinet install. This contemporary living area used the fireplace wall as the focal point to this part of the room. A large-format ceramic tile was applied on to a built-out fireplace facade. This included an inset TV wall mount above the fireplace to give it that clean, modern, contemporary high-end look. Overall, we created a spacious, open concept layout giving the space a much larger feel.
