The layout includes two Control Rooms, multiple isolation booths, and shared common spaces, all tied together with seamless audio integration. No matter where you are in the studio, routing, monitoring, and communication remain effortless and consistent. Behind the aesthetic, the acoustic design is exceptionally robust. Six independent floating-floor systems support the suites, ensuring each room operates with minimal sound transmission. Tailored sound-reducing wall assemblies, full-lite doors, engineered window systems, and intentional treatment plans deliver clarity, isolation, and precision for tracking and mixing. Each space is mechanically decoupled, allowing multiple rooms to run simultaneously without compromise. For monitoring, both Latifah and Lucas chose Genelec “The Ones” series monitors with GLM calibration to ensure accurate translation and consistency across the entire facility. This well-loved 1960’s split-level home was in need of a makeover both in terms of design and function! OPEN CONCEPT Our clients wanted an open-concept layout for their Lower-Level and Main Floor spaces. This was no easy feat, given that the split-level construction of this home isolated the Kitchen and Family Room from the rest of the house. But we rose to the challenge! How did we do it?! To bring more harmony to this 1960’s closed off split-level construction, we enlarged the entryways of the Kitchen and the Dining Room across the Hallway to brighten up the two rooms and allow for better traffic flow between them. The worn out mixed flooring materials were replaced with new porcelain tiles in the Foyer and new beautiful engineered hardwood floors unified all three levels. The 3 sets of staircases were updated for safety by raising the railing to Building Code Standards. Then they were redressed with new black metal pickets, Oak treads, posts and handrails. KITCHEN The tight kitchen with a dysfunctional layout was brought back to life with the creation of new dining and working zones and plenty of counter space and concealed storage. How did we do it?! A peninsula serving as the Breakfast table was installed along shallow-depth cabinetry as you enter the Kitchen. The fridge, stove and sink were relocated to the end of the Kitchen with big windows and more counter space. A row of tall pantries and an appliance garage were installed along one side of the room to offer plenty of storage and hide frequently used small appliances. FAMILY ROOM Our Clients spent a lot of time in their Family Room but felt isolated from the rest of the house when they were in it. The room was dim and the stone-clad wood burning fireplace, which they rarely used, took up a lot of space. Here’s how we gave this Family Room a makeover Removing dated wainscoting and wallpaper and replacing it with freshly painted walls in neutral tones with an accent colour catapulted this Family Room out of the stone ages! The stone-clad fireplace in the middle of the room was removed and replaced with a slim electric fireplace at one end of the room. The removal of the wall was a little challenging because it was a load-bearing wall. We needed to add a full-span beam around to the back of the home and have it installed in one piece. We had to reroute the mechanical systems, a bulkhead and mechanical chase now to hide the beam and the plumbing. The selections and colours – light cabinetry with sage-coloured lower cabinets, white countertops and natural maple hardwood – add to the beautiful open feeling the homeowners wanted. The original kitchen had dated finishes and was tired looking. The peninsula and meal-homework-and-crafts nook make the perfect setting for a young family.

This 2019 project for award-winning engineer and former Blackbird Academy instructor Ernesto Olvera-LaPier was one of NILES’ earliest ventures into designing and building a fully formal Dolby Atmos mixing and mastering environment. The result is a highly accurate, purpose-built suite engineered to meet the strict demands of immersive audio work. The room is completely acoustically isolated from the surrounding structure. Sound-reducing wall systems sit atop floating-floor assemblies, paired with a full soft-ceiling bass trap, a false rear-wall trap, and custom full-lite acoustic doors. Dedicated mechanical systems ensure quiet, uninterrupted operation, allowing Ernesto to work with precision at any hour. Monitoring centers around a JBL M2 system seamlessly integrated into the treatment design, providing an immersive, detailed, and articulate listening experience essential for Dolby Atmos production. Our clients purchased this older home with three separate additions. The first addition was a slab tie-in. The second two additions were achieved with off-grade floor joist systems. To further complicate this floor, our clients replaced their cast iron waste lines with PVC. We recommended a decoupling membrane for a plank porcelain tile throughout the entire home. Here we ground down the trench work, feathered the transitions, and removed the high spots throughout the floor in preparation for the crack isolation membrane application. We then sealed/primed the cutback adhesives before applying the Ditra.

State-of-the-art home theater environment featuring a sound isolated room, a 227” 2.40:1 aspect ratio screen illuminated by a dual laser projection system, and an 11.2.4 immersive audio system delivering an outstanding movie AND music experience. The control system simplifies extremely unique customer requirements such as a dual screen mode to enable watching two A/V sources simultaneously – one heard through the audio system, and the second through headphones. Granular lighting control provides zones to support movie playback, game-room style usage, and an intimate reading and music environment. The room was built from the ground up as “floating” room featuring a custom engineered isolation system, floating concrete floor, and unique speaker placement system. Designed by industry renowned acoustician Russ Berger, the room’s noise floor measured quieter than a typical recording studio and produces a pinpoint accurate reference audio experience. Powered by a 20kW RoseWater HUB20, electrical noise and potential power interruptions are completely eliminated. The audio system is driven by 11.1kW of amplification powering a reference speaker system.
