They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. This Multi-Coloured Slate floor looks nice in the Kitchen of this property in Hythe, however due to the riven surface of the tile and the deep grout lines my customer had struggled to keep it clean. Additionally, the Slate has lost all of its lustre over the years since it had been installed and it was now due a deep clean and reseal. The combination of durability and price makes Slate a popular choice for floor covering, it is also available in a number of colours, ranging from plain black to a more diverse array of shades. Like any natural stone floor though it need sealing to keep the dirt out of the pores of the stone however sealers wear off with use Hythe by the way is a lovely medieval coastal market town with its own beach on the edge of Romney Marsh and close to Folkestone. Before starting I removed the kickboards underneath the kitchen units and protected the exposed woodwork with a thin film. To deep clean the Slate floor and remove any remaining sealer I applied Tile Doctor Remove and Go and left it to soak in for ten minutes before scrubbing it in with a light carbide brush. As well as removing the old sealer this process releases the dirt from the pores of the stone and brings it to the surface where it can be extracted. I have probably mentioned this before, but I’ve invested in a powerful van mounted pressure extraction system for removing the dirt, old sealer and emulsified soils released from the stone. The system works by applying water at high pressure on the floor via a spinner tool and then simultaneously extracts the waste under suction back to a grey water tank on the van. From the customers point of view, it makes light work of cleaning the floor and more importantly leaves the floor dry and leaves no mess. Having a dry floor at this stage is important as it means I can usually seal the floor on the same day. Its not a good idea to apply a sealer to damp floor as it will affect the way it cures and lead to an undesirable finish. The way to make sure the floor its dry is to use a moisture meter and take readings in several places around the floor. You can use an air mover to improve drying times however older floors can take a very long time to dry and for those I tend to book another day to apply the sealer. With the floor dry I set about applying the first of two coats of Tile Doctor X-Tra Seal which provides both a hardwearing sheen to the slate as well as enhancing its natural colourings. It has strong water repellency characteristics which makes it ideal for use in a kitchen where spillages are quite common. This was quite a small kitchen, so the work was completed in one day. My client was amazed at the transformation and grateful for our advice on continued maintenance which for this floor I recommended the use of Tile Doctor Stone Soap for daily cleaning. Our client is a huge cook and wanted the kitchen to continue in the theme of being designed for guests. Renowned Renovation built the owner’s dream kitchen in a relatively small, yet highly efficient, space. As you can see in the photos, the kitchen is open to the living room, making sure the cook is still in the mix of the company. A large quartzite countertop was designed to also double as a banquet-style serving area for parties. The client choose Renowned Cabinetry and Grant and his team designed the kitchen cabinets, bathroom vanities, wet-bar, and a hutch on the lower-level. This kitchen was custom-designed with all high-end appliances. From the 36” Thermador refrigerator with a touch-to-close door to a Miele built-in coffee maker—functionality and comfort pave the way for the best in luxury kitchen renovation. We also choose a Miele Steam Oven, for a top-of-the-line innovation for a home cooking experience. “The unique external steam generation in the form of Miele MultiSteam technology ensures perfect results,” for all cooking needs. The Kitchen lighting was impressively designed. There are recessed down and recessed directional lighting with independent switches. We installed Lutron Caseta lighting, a high-end Smart controlled system. By having more control over the lighting you will always be sure to be able to set the mood. This system also allows you to control your lights from an app so you’re able to turn on lights in the house when you’re nowhere near it. The kitchen design is beautifully enhanced by the premium Quartzite countertops and backsplash. This is a silver macabus quartzite stone that has a natural shine and durability. One end of the countertop is a waterfall edge. This provides a clean vertical drop down the side of the counter. The effect is a modern look that eliminates the separation from the counter to cabinets. The backsplash is the same quartzite countertops. It’s a separate piece but it appears as one continuous stone that lines up to meet the hand-crafted line of Renowned Cabinetry. Many designers will suggest elaborate and decorative backsplashes as a feature to a kitchen renovation. In this home, and for a modern and minimalistic look, the goal is to use the same materials. The dryer vent. Who is thinking about cleaning the dryer vent when we clean them every time we do laundry, right? Let me share with you what I discovered this weekend. I spent some time outside this weekend trying to do two things at one time. 1. Enjoy some of the sunshine 2. Spring Clean. Spring Cleaning As Spring cleaning is well underway, it seems like the leaves never went away from the Fall. In every corner of the home, there’s a pile of leaves wet and stuck to the ground. However, on the back side of the home, the leaves made its way from one side to the other. I knew this was going to take a while. As I reached the half way mark, I remembered that a family member was inside washing a load of laundry. I could hear the low sound of the dryer running. But wait…the flap is barely moving. Dryer Vent Cleaning #1 Benefit Let’s first discuss the #1 benefit of a dryer vent sweep. You get done with your laundry faster and your dryer unit lasts longer. For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home. MORE DETAILS Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. HOW WE COLLABORATE Collaboration with our clients to their desired degree is one of our core pillars. In this condo renovation, the clients wanted central air and were initially considering a true central air system. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme. Of course, we ultimately always honor the clients’ choices but it’s just as important to us that we make sure to provide all the necessary information so our clients can make educated decisions that are best for their needs. SPACE PLANNING Another key element of the renovation process is space planning. From this perspective, we consider the placement and positioning of objects with regard to the overall flow of space. The building where this renovation took place is U-shaped at one end, which happens to be where this particular apartment is located. Context Norbert and Robin had dreamed of retiring in a Passive House-certified home overlooking the Lubberland Creek Preserve in Southeastern New Hampshire, and they’d done their homework. They were interested in using four integrated Zehnder America (www.zehnderamerica.com) technologies to make the 1,900 square foot home extremely energy efficient. They didn’t miss any opportunity to innovate or raise the bar on sustainable design. Our goals were focused on guaranteeing their comfort in every season, saving them money on a fixed income, and reducing the home’s overall impact on the environment as much as possible. Response The home faces directly south and captures sunlight all winter under tall and vaulted ceilings and a continuous band of slim-lined, Italian triple-pane windows and doors that provide gorgeous views of the wild preserve. A second-story office nook and clerestory provide even deeper views, with a little more privacy. Zehnder, which previously sold its innovative products only in Europe, took on the project as a test house. We designed around Zehnder’s vent-based systems, including a geothermal heat loop that heats and cools incoming air, a heat pump cooling system, electric towel-warmer radiators in the bathrooms, and a highly efficient energy recovery ventilator, which recycles heat and minimizes the need for air conditioning. The house effectively has no conventional heating system—and doesn’t need it. We also looked for efficiencies and smart solutions everywhere, from the lights to the windows to the insulation. The kitchen exhaust hood eliminates, cleans, and recirculates cooking fumes in the home’s unique kitchen, custom-designed to match the ways Norbert likes to prepare meals. There are several countertop heights so they can prep and clean comfortably, and the eat-in kitchen also has two seating heights so people can sit and socialize while they’re working on dinner. An adjacent screened porch greets guests and opens to the view. A roof-mounted solar system helps to ensure that the home generates more energy than it consumes—helped by features such as a heat pump water heater, superinsulation, LED lights and a polished concrete floor that helps regulate indoor temperatures. These were the problems plaguing the World of Beer Bar in Tampa Bay, FL, when they got in touch with us for an outdoor bar pergola solution. Outdoor Project They wanted to entertain massive crowds of people and watch parties, but the guests could be limited to an outdoor seating space due to the area’s pandemic restrictions. The solution for the restaurant patio cover was the louvered roof system. The World of Beer Bar decided on a modern pergola with an automated louvered roof to create an outside terrace where their customers can enjoy Super Bowl while maintaining the government’s SOPs due to the pandemic. They loved our R-Blade pergola as it offered a covered outdoor space where they could receive and entertain their guests. They wanted the industrial patio cover installed on their outdoor terrace to offer rain protection to their customers. But they also wanted a part of the terrace to be uncovered so that their customers can enjoy the beautiful day outdoors. Automated screens for wind and rain protection The R-Blade bioclimatic louvered roof installed at the outdoor terrace comes with outdoor screens, a rain sensor that prompts the pergola to close automatically when it detects rain. Moreover, the outdoor bar pergola has a wind sensor for automatic opening whenever it detects a strong wind force. While offering the perfect ambiance to this convivial sports bar, it shelters the customers from winds during watch parties and gatherings. Moreover, our modern louvered roof system is complemented by Azenco’s well-engineered invisible gutter system to drain the rainwater immediately, ensuring that the space under the pergola remains dry. Grey bronze structure to match the bar’s overall look We installed grey bronze structures that go very well with the sports bar’s overall look and ambiance. They also asked for white louvers to perfectly contrast with the grey bronze structures giving the outdoor bar pergola a more sophisticated yet friendly vibe. The pergolas were designed to perfectly blend with the bar’s exterior, offering the perfect place for beer and sports enthusiasts to connect over their favorite teams in the Super Bowl. Outdoor bar pergola features and Azenco’s solutions As a result, we created an amazing restaurant patio design for the World of Beer Bar to entertain their guests outside even during the pandemic restrictions. The louvered system was designed to blend with the sports bar’s look, so the structures were attached to the outdoor wall and crafted in grey bronze while the louvers were white. Before the renovation, it was just an uncovered terrace on the second story of the patio. But now it’s the perfect outdoor sitting area for customers who come to enjoy the outdoors and watch Super Bowl. The elegant-looking louvers protect the customers from rain or the sun, while the uncovered part gives guests the perfect outdoor experience. Not to mention that Azenco successfully installed the louvered roof before the Super Bowl 2021 started as the client needed to arrange an outdoor terrace to receive the guests. This contemporary new residence near the ocean in Ft. Lauderdale, FL is partially clad with a unique wall panel system fabricated from RHEINZINK’s PROTECT LINE of architectural zinc. The PROTECT LINE has a clear coating that provides durable surface protection in aggressive climates. The transparent coating slows down the aging process and preserves the initial appearance of the zinc. Approximately 1,000 sq. ft. of PROTECT LINE blue-grey RHEINZINK was fabricated by Architectural Innovative Metals, Inc. (AIM), Dallas, into AIM’s Ingot Design Series wall panel system. The Ingot Design Series is a pressure-equalized system that offers superior design flexibility and durability in both dry joint and rain screen applications. The RHEINZINK panels were prominently installed as column covers, elevator shaft façade and accent panels. According to AIM project manager Chance Johnson, “This is a high-end residence and the use of the RHEINZINK was perfect for the contemporary design and the applications. For this Brooklyn condo renovation, Gallery Kitchen and Bath updated the entire kitchen and both bathrooms, as well as painted and laid out new flooring throughout the entire apartment. The owners wanted to unite the seeming medley of the existing space into a cohesive design more representative of their own style. With its ultra-high ceilings and exposed joints and beams, the space already lent itself to the farmhouse look. The end result is a modernized, eclectic farmhouse style that we keenly carried throughout the home. MORE DETAILS Compelling textures and color combos reign supreme. The kitchen features semi-custom Shaker-style stone gray cabinets, a white subway tile backsplash running all the way up the wall, and white quartz countertops. We built the island in part to create a pleasing yet efficient flow from the kitchen into the living and dining areas as the space was opened up. We also painted the plumbing stack white to not make it stand out. We also redesigned the bathrooms, giving each a unique treatment. In the master bath, we took a Victorian-goes-modern approach with coral walls, champagne fixtures, and a clawfoot tub. In the guest bathroom, we stuck to a transitional style that approaches modern without becoming contemporary, pairing herringbone marble floor tiles with a mix of subway and penny tiles on the walls and in the shower. We advised against it, as not only would it take away from the unique beauty of unusually tall ceilings by adding unsightly ductwork, but it would also significantly detract from the farmhouse look. Instead, we suggested a mini-split system. Our recommended units were both cost-effective and much more complementary to the comprehensive theme.
