The cabana was placed at the end of the pool to provide opportunities for a quiet, romantic getaway. The cabana is enclosed by block wall with an ipe wood veneer. Horizontal shudders are also of ipe. They allow for privacy with air movement (notice the angle of the shudder will not allow visibility into the cabana). The double fabric cabana is grey on the exterior with a white interior. A simple ceiling fan and light illuminates the entire space. The fireplace is precast concrete. It is natural gas with an internal ventilation system. The shower, also shown, is located just to the right of the cabana.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. OVERALL. The understated rowhouse is now ready for another century of urban living, offering the owners comfort and convenience as they live life as an expression of their values.

Like most high rises in the city, this kitchen was lacking in square footage. To give the illusion of more space, super white cabinetry from Grabill Cabinet Company and Arabascato quartzite countertops were installed. Perfect for entertaining, dual peninsulas comfortably provide seating for four people. The multi-tiered ceiling provides both general task lighting & ambient cove lighting accentuating the architectural details in this kitchen. The Wolf induction cooktop and single oven, along with the Broan ventilation system, fit perfectly on limited available wall space. Neutral arabesque glass backsplash tile was used on the wall behind the hood to create an eye-catching focal point.

The owners of this property had been away from the Bay Area for many years, and looked forward to returning to an elegant mid-century modern house. The one they bought was anything but that. Faced with a “remuddled” kitchen from one decade, a haphazard bedroom / family room addition from another, and an otherwise disjointed and generally run-down mid-century modern house, the owners asked Klopf Architecture and Envision Landscape Studio to re-imagine this house and property as a unified, flowing, sophisticated, warm, modern indoor / outdoor living space for a family of five. Opening up the spaces internally and from inside to out was the first order of business. The formerly disjointed eat-in kitchen with 7 foot high ceilings were opened up to the living room, re-oriented, and replaced with a spacious cook's kitchen complete with a row of skylights bringing light into the space. Adjacent the living room wall was completely opened up with La Cantina folding door system, connecting the interior living space to a new wood deck that acts as a continuation of the wood floor. People can flow from kitchen to the living / dining room and the deck seamlessly, making the main entertainment space feel at once unified and complete, and at the same time open and limitless. Klopf opened up the bedroom with a large sliding panel, and turned what was once a large walk-in closet into an office area, again with a large sliding panel. The master bathroom has high windows all along one wall to bring in light, and a large wet room area for the shower and tub. The dark, solid roof structure over the patio was replaced with an open trellis that allows plenty of light, brightening the new deck area as well as the interior of the house. All the materials of the house were replaced, apart from the framing and the ceiling boards. This allowed Klopf to unify the materials from space to space, running the same wood flooring throughout, using the same paint colors, and generally creating a consistent look from room to room. Located in Lafayette, CA this remodeled single-family house is 3,363 square foot, 4 bedroom, and 3.5 bathroom. In 2014, we were approached by a couple to achieve a dream space within their existing home. They wanted to expand their existing bar, wine, and cigar storage into a new one-of-a-kind room. Proud of their Italian heritage, they also wanted to bring an “old-world” feel into this project to be reminded of the unique character they experienced in Italian cellars. The dramatic tone of the space revolves around the signature piece of the project; a custom milled stone spiral stair that provides access from the first floor to the entry of the room. This stair tower features stone walls, custom iron handrails and spindles, and dry-laid milled stone treads and riser blocks. Once down the staircase, the entry to the cellar is through a French door assembly. The interior of the room is clad with stone veneer on the walls and a brick barrel vault ceiling. The natural stone and brick color bring in the cellar feel the client was looking for, while the rustic alder beams, flooring, and cabinetry help provide warmth. The entry door sequence is repeated along both walls in the room to provide rhythm in each ceiling barrel vault. These French doors also act as wine and cigar storage. To allow for ample cigar storage, a fully custom walk-in humidor was designed opposite the entry doors. The room is controlled by a fully concealed, state-of-the-art HVAC smoke eater system that allows for cigar enjoyment without any odor.

This beautiful Craftsman style Passive House has a carbon footprint 20% that of a typically built home in Oregon. Its 12-in. thick walls with cork insulation, ultra-high efficiency windows and doors, solar panels, heat pump hot water, Energy Star appliances, fresh air intake unit, and natural daylighting keep its utility bills exceptionally low.

For this couple, planning to move back to their rambler home in Arlington after living overseas for few years, they were ready to get rid of clutter, clean up their grown-up kids’ boxes, and transform their home into their dream home for their golden years. The old home included a box-like 8 feet x 10 feet kitchen, no family room, three small bedrooms and two back to back small bathrooms. The laundry room was located in a small dark space of the unfinished basement. This home is located in a cul-de-sac, on an uphill lot, of a very secluded neighborhood with lots of new homes just being built around them. The couple consulted an architectural firm in past but never were satisfied with the final plans. They approached Michael Nash Custom Kitchens hoping for fresh ideas. The backyard and side yard are wooded and the existing structure was too close to building restriction lines. We developed design plans and applied for special permits to achieve our client’s goals. The remodel includes a family room, sunroom, breakfast area, home office, large master bedroom suite, large walk-in closet, main level laundry room, lots of windows, front porch, back deck, and most important than all an elevator from lower to upper level given them and their close relative a necessary easier access. The new plan added extra dimensions to this rambler on all four sides. Starting from the front, we excavated to allow a first level entrance, storage, and elevator room. Building just above it, is a 12 feet x 30 feet covered porch with a leading brick staircase. A contemporary cedar rail with horizontal stainless steel cable rail system on both the front porch and the back deck sets off this project from any others in area. A new foyer with double frosted stainless-steel door was added which contains the elevator. The garage door was widened and a solid cedar door was installed to compliment the cedar siding. The left side of this rambler was excavated to allow a storage off the garage and extension of one of the old bedrooms to be converted to a large master bedroom suite, master bathroom suite and walk-in closet. We installed matching brick for a seam-less exterior look. The entire house was furnished with new Italian imported highly custom stainless-steel windows and doors. We removed several brick and block structure walls to put doors and floor to ceiling windows. A full walk in shower with barn style frameless glass doors, double vanities covered with selective stone, floor to ceiling porcelain tile make the master bathroom highly accessible. The other two bedrooms were reconfigured with new closets, wider doorways, new wood floors and wider windows. Just outside of the bedroom, a new laundry room closet was a major upgrade. A second HVAC system was added in the attic for all new areas. The back side of the master bedroom was covered with floor to ceiling windows and a door to step into a new deck covered in trex and cable railing. This addition provides a view to wooded area of the home. By excavating and leveling the backyard, we constructed a two story 15’x 40’ addition that provided the tall ceiling for the family room just adjacent to new deck, a breakfast area a few steps away from the remodeled kitchen. Upscale stainless-steel appliances, floor to ceiling white custom cabinetry and quartz counter top, and fun lighting improved this back section of the house with its increased lighting and available work space. Just below this addition, there is extra space for exercise and storage room. This room has a pair of sliding doors allowing more light inside. The right elevation has a trapezoid shape addition with floor to ceiling windows and space used as a sunroom/in-home office. Wide plank wood floors were installed throughout the main level for continuity. The hall bathroom was gutted and expanded to allow a new soaking tub and large vanity. The basement half bathroom was converted to a full bathroom, new flooring and lighting in the entire basement changed the purpose of the basement for entertainment and spending time with grandkids. Off white and soft tone were used inside and out as the color schemes to make this rambler spacious and illuminated. Final grade and landscaping, by adding a few trees, trimming the old cherry and walnut trees in backyard, saddling the yard, and a new concrete driveway and walkway made this home a unique and charming gem in the neighborhood.
