Key to the successful design were the homeowner priorities of family health, energy performance, and optimizing the walk-to-town construction site. To maintain health and air quality, the home features a fresh air ventilation system with energy recovery, a whole house HEPA filtration system, radiant & radiator heating distribution, and low/no VOC materials. The home’s energy performance focuses on passive heating/cooling techniques, natural daylighting, an improved building envelope, and efficient mechanical systems, collectively achieving overall energy performance of 50% better than code. To address the site opportunities, the home utilizes a footprint that maximizes southern exposure in the rear while still capturing the park view in the front.

ROOST Apartment Hotel is a high-design boutique extended-stay hotel concept, conceptualized by hospitality company Method Co.
A first of its kind, ROOST introduces a fresh approach to hospitality by blending the comfort and practicality of an apartment with the amenities and design of a boutique hotel, creating a temporary living environment ideally suited for a long-term stay.
LUMAS worked together with Morris Adjmi Architects on creating a bespoke art concept.
ROOST locations by offering a diverse selection of amenities, including an expansive ground floor lobby and a 20,000 square foot amenity level featuring landscaped terraces; community vegetable gardens & BBQs; 20 meter heated lap pool; 24-hour fitness centre; library & lounge; demo kitchen and private screening room.
ROOST offers all the best bits about hotels, such as the services and amenities, with that homely feeling that comes with having your own front door. Morris Adjmi Architects went to work on the 1920s Midtown Philadelphia building once occupied by financier Charles Packard, and reorganised the space into 27 furnished and fully-equipped residences. With monthly rentals for a one-bedroomed place coming in at upwards of $4,500, you’ll be expecting something special. And special you get. Apartments are kitted out with Apple TVs, Geneva bluetooth sound systems and Bonavita coffee makers for starters.
On the décor side of things, the designers have opted for ornate vaulted ceilings, parquet flooring with 100-year-old Turkmen rugs, and custom artwork from LUMAS.
