For this project we knew we were expanding the indoor outdoor flow by removing a wall of the house, creating a pocket door, so the interior living room was going to merge perfectly with the new exterior living room. The first element of the design we worked out was a built-in Banco seating around a central fire pit, with cushions and exterior fabrics, that even has a one piece cover that can snap in place. This will protect the fabrics in place while the couple travels, without having to drag them through the house to the garage for storage. The second critical factor of the design was implementing an outdoor kitchen just off camera, built-in to a patio Column, so that it becomes a serving bar and the appliances are behind the bar not out in the public space. Across the water, the vanishing edge spa was the visual draw, reflecting a fruitless olive tree, all enjoyed from the fire pit seating area. The back edge of the pool features a knife edge tile to granite interface without a coping, to minimize the line between water and landscape. Last but not least, the sweeping arc curvature of the pools leading edge was done so as to ease traffic flow from the entertaining and fire seating area to the spa, and to soften the otherwise rectangular lines of the yard.

This Toronto home was in need of an update in order to cater to this growing family’s needs. Creating storage was the key factor in this redesign, so we focused on implementing stylish storage solutions throughout the living area and entryway. To do so, we added a new fireplace with custom millwork on either side with drawers for kids storage as well as floating shelving for books and decor. In the entryway, we created a stylish mudroom area, complete with hooks for hats, jackets, and backpacks, as well as a shoe rack, drawers, and cabinets — the home now offers plenty of storage space that will keep the interior clean, decluttered, and organized! This charming bench make a nice little conversation piece,especially with the round mini print pillows/ The custom frame artwork over this bench is a nice balance and to scale. Color and balance are key factors when designing any space of your home. There is not too much of any one color where you don't see the others. I love doing custom, this way you can pick and select unique fabrics mixing with different textures and patterns. The blue walls really set the stage for the greens, and pops of corals, with soft whites, and golds. The different mini printed fabrics work perfectly add to the other patterns in this Master Bedroom. What a fun room, yet elegant and comfortable.

The furniture was recently purchased so we really needed to get the job done in bedding, color, patterns, and infusing some key pieces/accessories to work in conjunction with the youthful furniture selection. The inspiration to her design came from a Designers Guild wallpaper that resembled the color of the sky…from there we changed the wall color to a soft gray, added new bedding and pillows, gave the window treatments a neutral texture, changed out overhead lighting and lamps and infused some current accessories. The change was exactly what was needed! But….we weren’t quite finished. We decided at that point that some extra storage was needed as well as an opportunity to bring that outdoor woodsy feeling into her room. We then changed her nightstand to more of a dresser wrapped in the gloss white and drawers in reclaimed wood. What a difference!!! But, collectively we still I felt we needed one more change to give her room that “wow” factor. I then decided to change the drama of her existing headboard to one that was spectacular!! And it worked!!! We are still in the process of changing out her desk, but for the most part we are there!!!

The goal for this Point Loma home was to transform it from the adorable beach bungalow it already was by expanding its footprint and giving it distinctive Craftsman characteristics while achieving a comfortable, modern aesthetic inside that perfectly caters to the active young family who lives here. By extending and reconfiguring the front portion of the home, we were able to not only add significant square footage, but create much needed usable space for a home office and comfortable family living room that flows directly into a large, open plan kitchen and dining area. A custom built-in entertainment center accented with shiplap is the focal point for the living room and the light color of the walls are perfect with the natural light that floods the space, courtesy of strategically placed windows and skylights. The kitchen was redone to feel modern and accommodate the homeowners busy lifestyle and love of entertaining. Beautiful white kitchen cabinetry sets the stage for a large island that packs a pop of color in a gorgeous teal hue. A Sub-Zero classic side by side refrigerator and Jenn-Air cooktop, steam oven, and wall oven provide the power in this kitchen while a white subway tile backsplash in a sophisticated herringbone pattern, gold pulls and stunning pendant lighting add the perfect design details. Another great addition to this project is the use of space to create separate wine and coffee bars on either side of the doorway. A large wine refrigerator is offset by beautiful natural wood floating shelves to store wine glasses and house a healthy Bourbon collection. The coffee bar is the perfect first top in the morning with a coffee maker and floating shelves to store coffee and cups. Luxury Vinyl Plank (LVP) flooring was selected for use throughout the home, offering the warm feel of hardwood, with the benefits of being waterproof and nearly indestructible - two key factors with young kids! For the exterior of the home, it was important to capture classic Craftsman elements including the post and rock detail, wood siding, eves, and trimming around windows and doors. We think the porch is one of the cutest in San Diego and the custom wood door truly ties the look and feel of this beautiful home together.

Set in Montana's tranquil Shields River Valley, the Shilo Ranch Compound is a collection of structures that were specifically built on a relatively smaller scale, to maximize efficiency. The main house has two bedrooms, a living area, dining and kitchen, bath and adjacent greenhouse, while two guest homes within the compound can sleep a total of 12 friends and family. There's also a common gathering hall, for dinners, games, and time together. The overall feel here is of sophisticated simplicity, with plaster walls, concrete and wood floors, and weathered boards for exteriors. The placement of each building was considered closely when envisioning how people would move through the property, based on anticipated needs and interests. Sustainability and consumption was also taken into consideration, as evidenced by the photovoltaic panels on roof of the garage, and the capability to shut down any of the compound's buildings when not in use.

This tiny home is located on a treelined street in the Kitsilano neighborhood of Vancouver. We helped our client create a living and dining space with a beach vibe in this small front room that comfortably accommodates their growing family of four. The starting point for the decor was the client's treasured antique chaise (positioned under the large window) and the scheme grew from there. We employed a few important space saving techniques in this room... One is building seating into a corner that doubles as storage, the other is tucking a footstool, which can double as an extra seat, under the custom wood coffee table. The TV is carefully concealed in the custom millwork above the fireplace. Finally, we personalized this space by designing a family gallery wall that combines family photos and shadow boxes of treasured keepsakes. Location was a key factor for the developer of these 72 luxury beachfront condominiums in New Rochelle, NY, offering prime real estate with spectacular water views, all within a short commute to New York City. An unusual aspect of this project was the developer’s commitment to offer prospective buyers completely customizable interior buildouts. The architect and developer teamed with Bilotta to devise a program offering 17 stains, 17 paint finishes and a variety of door styles, giving homeowners total control of their kitchen and bathroom details and accessories, a significant and successful selling point. In this particular unit, sand, surf, and sunshine are transported indoors with light-reflecting white cabinetry atop natural oak flooring, punctuated by a slate blue island that seats five. Practical blue-gray quartz countertops are a complementary echo of the island’s hue. A generous molding treatment emphasizes the tall ceiling height. There’s plenty of room for two pantry cabinets, as well as a wine refrigerator in the island. “Flying Saucer” island pendants and a cubist dining chandelier add contemporary flair. The stunning highlight of each residence is a 30-foot-long wall of glass facing the water. With 2,400- 2,700 square feet apiece, the proportions of the open plan kitchen, dining and family room live like a gracious freestanding home.
