This Lawrence Park Renovation included a full gut, addition on three levels and a basement underpin. Designing kitchens is one of my favorite challenges and this gorgeous walnut kitchen provided all the space needed for this busy family of five. An open plan incorporating a family room but maintaining a separate dining room, was key for this renovation. A principle bedroom with ensuite and walk in closer and a hard working mud room were also incorporated.

The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home.
A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard.
The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment.
Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. Woodinville WA Phased Farmhouse Transformation Project
Project Overview
In Woodinville, WA, our team at M3Decks & Outdoor Living executed a multi-phase, three-year transformation of a 1970s woody walk-up home, converting it into a stunning farmhouse-style retreat. This project, tailored to the client’s vision, showcases our expertise in custom deck construction, structural enhancements, and outdoor living solutions, with a focus on quality and timeless design.

Phase 1: Deck and Entry Deck (Year 1)
Scope: Designed and constructed a composite deck using premium TimberTech materials, paired with a welcoming entry deck to enhance curb appeal. The decks were built with Fortress Steel Framing for durability, aligning with the farmhouse aesthetic through clean lines and rustic charm.
Features: Incorporated a multi-level layout to maximize usable space, with decorative railings and a drink rail cap for functionality and style.
Outcome: The new decks provided a seamless indoor-outdoor flow, transforming the home’s exterior into a functional and inviting space.
Phase 2: Roof Extension and DrySpace Installation (Year 2)
Scope: Extended the roof over the second-story deck and entryway to create a covered outdoor living area. Installed TimberTech DrySpace under the deck to create a dry, usable space below, ideal for a future hot tub.
Design Elements: The roof extension featured farmhouse-inspired gabled roofing with exposed beams, complementing the home’s updated aesthetic. The DrySpace system ensured weather protection for the under-deck area.
Outcome: The covered deck became a year-round outdoor oasis, while the DrySpace addition increased the home’s functional space, adding value and versatility.

While the beauty of this clients’ kitchen lies in its individuality, some key features run through various successful kitchen designs. Every essential feature satisfied both functional and ascetically pleasing needs of the client.
Starting from a broken up home with its defined kitchen, dining room, informal living room and home bar, we reinvented the first floor into a flexible living space. This Transitional kitchen has an open-plan, featuring distinct zones for cooking, eating and lounging, an Island unit that penetrates into the dinning and bar zone creating a subtle boundary in the entire room.
The principles of maximizing light and space combined with creating a generous amount of storage space and a balance of transparent, opaque and reflective materials guided the design of the new space. Granite countertops meeting marble tile backsplash wrapping around picture windows helped to bounce lights around the room. The off white cabinets with Burnt Sienna glazing, gave a warm contrast throughout the entire room, the show stopping glass large pendant lights over the island captured modern essence.

Our doors have several superior features:
- Metal-plastic doors – lighter (around 120lbs for a door unit) than iron and steel doors, but no less strong and reliable! Scratch and impact resistance, easy of care and environmentally friendly
- In principle, we use only all-welded reinforcement, 1/10" thick (!) for the entrance doors. Such reinforcement is a necessary condition for real burglary resistance.
- We use an aluminum threshold with a special thermal insert that cuts off the cold from the room. We also complete with an amplifier to securely fix the bottom of the door and cut off the cold.
- 1 1/4" thick HPL sandwich panel, consists of foamed extruded Styrofoam, with rigid PVC overlays high pressure on both sides.

Starting from a broken up home with its defined kitchen, dining room, informal living room and home bar, we reinvented the first floor into a flexible living space. This Transitional kitchen has an open-plan, featuring distinct zones for cooking, eating and lounging, an Island unit that penetrates into the dinning and bar zone creating a subtle boundary in the entire room.
The principles of maximizing light and space combined with creating a generous amount of storage space and a balance of transparent, opaque and reflective materials guided the design of the new space. Granite countertops meeting marble tile backsplash wrapping around picture windows helped to bounce lights around the room. The off white cabinets with Burnt Sienna glazing, gave a warm contrast throughout the entire room, the show stopping glass large pendant lights over the island captured modern essence.
