Our client was drawn to the property in Wesley Heights as it was in an established neighborhood of stately homes, on a quiet street with views of park. They wanted a traditional home for their young family with great entertaining spaces that took full advantage of the site. The site was the challenge. The natural grade of the site was far from traditional. The natural grade at the rear of the property was about thirty feet above the street level. Large mature trees provided shade and needed to be preserved. The solution was sectional. The first floor level was elevated from the street by 12 feet, with French doors facing the park. We created a courtyard at the first floor level that provide an outdoor entertaining space, with French doors that open the home to the courtyard.. By elevating the first floor level, we were able to allow on-grade parking and a private direct entrance to the lower level pub "Mulligans". An arched passage affords access to the courtyard from a shared driveway with the neighboring homes, while the stone fountain provides a focus. A sweeping stone stair anchors one of the existing mature trees that was preserved and leads to the elevated rear garden. The second floor master suite opens to a sitting porch at the level of the upper garden, providing the third level of outdoor space that can be used for the children to play. The home's traditional language is in context with its neighbors, while the design allows each of the three primary levels of the home to relate directly to the outside. The expressive building form blends the structure into the language of the cliff. The home provides a serene perch to view not only the big lake, but also to look back into the North Shore. With triple pane windows and careful details, this house surpasses the airtightness criteria set by the international Passive House Association, to keep life cozy on the North Shore all year round. The design of this four bedroom Upper West Side apartment involved the complete renovation of one half of the unit and the remodeling of the other half. The main living space includes a foyer, lounge, library, kitchen and island. The library can be converted into the fourth bedroom by deploying a series of sliding/folding glass doors together with a pivoting wall panel to separate it from the rest of the living area. The kitchen is delineated as a special space within the open floor plan by virtue of a folded wooden volume around the island - inviting casual congregation and dining. All three bathrooms were designed with a common language of modern finishes and fixtures, with functional variations depending on their location within the apartment. New closets serve each bedroom as well as the foyer and lounge spaces. Materials are kept to a limited palette of dark stained wood flooring, American Walnut for bathroom vanities and the kitchen island, white gloss and lacquer finish cabinetry, and translucent glass door panelling with natural anodized aluminum trim. design: Carrie Preston (Studio TOOP) and Jasper Helmantel (Cruydt Hoeck), 2011 location: Appeltern, NL status: built in 2012 by Appeltern Model Garden Complex photos: Jolanthe Lalkens, October 2012 Designed as assignment from both the Dutch gardening magazine Groei & Bloei and the television and radio nature program Vara's Vroege Vogels, this garden serves as a model of how homeowners can incorporate lots of plant life and wildlife into the design but without sacrificing practicality or aesthetics. The garden is deliberately contemporary in its style to emphasize that nature-rich gardens need not look a certain way - insects and birds don't care if the lines are straight or curved. At the same time the garden makes use of affordable, simple, no-nonsense materials. The 40x60 cm paving stones are one of the most common and affordable paving options in the Netherlands, available en masse for free on the Internet. Conceptually we imagined a garden completely paved with the tiles (as to many gardens are) and what would happen if took out some of these stones, used them to build benches and structure and added plants where the tiles had been. In the construction of the benches we include other materials such as bamboo sticks and insulation bricks that create habitat for insects such as solitary bees. The plant palette is based on a selection of native and host plants in combination with the 26 plants plan set up by Groei & Boei -- a list of plants aimed at making the use of more plants in gardens accessible and less intimidating. The choice for the number 26 corresponds with the number of letters in the alphabet in line with the famous Dutch garden designer Mien Ruy's comment that if we only need 26 letters to create a whole language, we should be able to combine and mix 26 plants to express far more than we think.

For a family putting down lasting roots in Park City, this 10,000-square-foot estate within the gated enclave of Quarry Mountain Ranch is conceived as both sanctuary and legacy. Designed to evolve alongside its owners, the home balances permanence with a deep sensitivity to the land it inhabits. Thoughtfully positioned within an alpine meadow shaped by the gentle flow of McLeod Creek, the residence embraces its setting. The waterway threads through the property, sustaining native grasses and drawing elk, deer, and migratory birdlife, grounding daily life in the rhythms of season and landscape. Broad planes of glass and sheltering rooflines frame uninterrupted views of ski slopes and distant ridgelines, while long sightlines pull natural light deep into the interior. Terraces and covered outdoor rooms mediate between house and meadow, creating spaces for gathering, reflection, and year-round connection to the outdoors. A restrained palette of wood and stone echoes the textures of the terrain, lending warmth and durability to the home’s contemporary expression. A separate guest house extends the architectural language, forming a discreet compound that supports family life, hospitality, and the enduring cadence of alpine living. Bathroom in Ironwood Drive | Warm Modern Home in Scottsdale, AZ | Room Type: Whole Home Remodel and Furnishings | Project Name: Ironwood Drive Residence | Key Feature: A Tuscan home transformed into a warm modern interior through a full remodel and furnishings, highlighted by a custom hand-painted terracotta tile backsplash, custom cabinetry, and a new fireplace clad in basalt black stone that anchors the living space with drama and elegance. Challenge: Tuscan homes in Scottsdale are everywhere, and the design language that defined them, heavy wood, ornate details, dark iron, and rustic stone, does not transition gracefully on its own. The goal was to shed that Old World weight and move the home into something warmer and more current without losing the character that makes a remodeled home feel intentional rather than generic. Solution: Living with Lolo led the full remodel and furnishings as a single integrated project, which meant every decision from the custom cabinetry to the final throw pillow was made in service of the same design vision. The hand-painted terracotta tile backsplash brought artisan character into the kitchen in a way that felt fresh rather than Tuscan, and the basalt black stone fireplace gave the living space a bold focal point that reads as distinctly modern. Because Lauren holds both an interior design credential and an active Arizona ROC general contractor license, the construction and design were managed under one roof with no gap between the two. Materials: Custom hand-painted terracotta tile backsplash, custom cabinetry, basalt black stone fireplace, curated warm modern furnishings and textiles sourced through Living with Lolo's trade relationships.
